We stayed in this Guest House for one night. It has excellent facilities, very clean, warm, comfortable, quiet and fantastically located for easy access to Penrith Town. We visit this area once / twice a year and have stayed in several B&B and hotels in the area,genuinely this is the best that we have stayed in and would highly recommend...

We were staying in Penrith for just one night after my niece's wedding. We were very pleased with our room and the facilities. In addition to the usual beverage tray there was a coffee maker, fresh fruit, sweets; also bathrobes and a lovely range of toiletries in the bathroom. It was immaculately clean, warm and with a very comfy bed....

Leon greeted me like an honoured guest even though it was my first visit and I was only staying one night. I had the single room and although not large, it was adequate with lots of extras and a superb mattress on the bed. Lovely homely feel B&B with wood panelling, antiques and pictures. Visited the Brooklands Guest House in July 2016 for my husbands 60th on our way to the Open and the only word I can say is 'amazing'!!! The rooms, the owner ,the breakfast and the whole experience was beyond fabulous, we have stayed in 5 star hotels before including New York and Croatia but this room was the most luxurious...

It exceeded our expectations. The owner was really friendly, the Superior Suite room was luxurious and well equipped and breakfast was great! I couldn't improve the room, service, food or anything about our stay.

If you're looking for a really warm welcome and a very comfortable stay in the North Lakes then this is as good as it gets. Well appointed bedrooms and little touches like fruit and sweeties in the room make you feel quite spoilt and I have never seen such range of 'breakfasty comestibles' ever! We did the coast to coast cycle challenge and stayed two nights at Brooklands. They were so welcoming and nothing was too much trouble, even helping us secure the bikes overnight.
