Sleep Quality
Under new management as from the beginning of 2018. Bed & Breakfast. We have a variety of rooms in a large Victorian house; single bed, double & king size. Configuration of rooms are double, twin, family with a king size and a sofa bed or a double bed with single bed. We are working towards a Yoga room / retreat programme in our lovely set up garden, with water fall etc., We offer free Wi-Fi everywhere in rooms, common areas and garden.

I wish I'd read the reviews!! I usually do but for some reason I left this too long. It's a depressing place. Small dingy unmanned reception area. A disembodied voice on a phone. About as much charm as a kick in the face. When you are in the business of accommodation for people you should provide some degree of welcome. There was none in this place. I want, as a client, someone to greet me and ask if there is anything they can do. This place was maximum profit for minimum effort and expenditure.

The only breakfast on offer was 10 minutes away in another location. Charged for parking onsite. A guy appeared in reception. He had little English and everything was done through the phone.

The bedroom "Deluxe Twin Room" was tiny. Two small single beds crammed together with about 10 inches between them. One was against the wall. On the other side of the 2nd bed there was about 14 inches of space and then into a small en-suite. We tested the shower and that was poor as well. In front of the beds was about 6 foot of space. There were 2 very crusty towels between the 2 of us. Obviously old and washed with no softeners.

Up to that point we had been having a great holiday. This was depressing. We lasted 1 hour or as long as it took to find somewhere nicer. A nine minute drive took us to a place that was cheaper, with a large airy room with loads of towels, a large en-suite and breakfast included.

4 or 5 star reviews are only given if in my opinion you've never stayed in any other accommodation and have no experience of traveling. Or in a squat.
If this was £60 to £70 I could understand but this was £135!!!

Beware, you can do better, for cheaper.

This place has the feel of a council run homeless hostel. You contacted the reception by intercom to be given a combination lock number for your room. The front door is left open all night, so they don't have to appear in person and give out keys. The room was tiny, unheated and the shower had black mould along the door bottom. The rug was dirty, the pillows old, one had a stain and the place felt unsafe. We didn't see anyone else there at all it was just a horrible experience!

Reviews were good and I think we were unlucky.
Having asked for a room with a king sized bed to find we had what I would describe as a single room with a small double bed was disappointing.
It was very clean, but cramped. Registration was via an intercom, which didn't encourage you to complain. But what was more gutting was to be told, as we left that they did have a larger room available.

Booked this really last minute to have a base to visit family. We struggled to find somewhere that would take our dog, but the Anand Lodge was a bargain. £5 a night charge for her. We had already turned another hotel down who wanted to charge £15 a night. We had to bring all our own dog stuff - but I do that anyway so that was not a problem.
We had booked a twin room and said we'd push the beds together, but when we arrived the beds were already together with a mattress topper so barely noticed it wasn't a double. Bed was really comfy, sheets definitely freshly washed, they smelled great.
We had a shower room just down the corridor, but was for our private use and again was really clean.
Being in the middle of Penbury, you are a short walk from a few (dog friendly) pubs and different takeaways. For us it was just close enough to walk to Tunbridge Wells (but that's more because we have a border collie and like to tire her out - it's about an hour's walk). There are taxis and the odd bus.
We felt very welcomed and the owners gave off the air that nothing was too much trouble.

We booked the Anand Lodge for a one night stay just as we set off on a journey home, to break it up. It was our first stay here, and had a very enjoyable stay. You can see that there has already been a considerable amount of refurbishment carried out, but with some areas, in our case the bathrooms, still to be tackled. Nevertheless the accommodation was very clean and the beds comfortable. We paid for cooked breakfasts in the morning, which were prepared freshly for us, and were appetizing. A special mention is deserved for the management team, who made us feel very wecome.

Staff / Management were great, anxious we had everything we needed and with lovely smiles! Checking-in was all via intercom, although happy to do face to face if wanted. Breakfasts freshly cooked both mornings were substantial and appetising. Guests kitchen allowed us access at any times to tea, coffee, milk, filtered water etc f.o.c. (and snacks from dispenser if wanted for £1 each). Garden area was spacious with patio furniture to sit & relax. Our twin bedded room (ground floor 10) was light & spacious with 2 bed couch, although wet room folding doors weren’t great as noisy & difficult to close. Bus routes from Tunbridge Wells railway station 6/6a and Tonbridge railway station 208 were all close by as were local eateries. Downside was the thoughtlessness of some other guests, banging doors that could be closed quietly with little effort and middle of the night arguments! Both outside of the accommodations control I would have thought.

They literally thought of everything you need, and anticipated things I didn't even think I needed. Arrived to be offered snacks, there was filtered water, ear plugs if needed, hot chocolate, very comfortable bed and lovely long bath. The room and en-suite bathroom were very clean. The kitchen area had a lot of things available to use, so it was like a bit of self catering too. It was a nice peaceful, comfortable, home from home.

The room (9) was way below normal 3 star ratings and possibly barely one star

Room not ready on arrival
Curtains detaching from pole at left side and pole itself away from wall and dangerous at other end.
Hanging space and 3 hangers was ludicrous
Bed was 2 singles of slightly different heights pushed together resulting in mattress sloping to one side.
No headboard to bed
Nowhere to sit in room, case stool far too low for anyone with stated disability
Bed cover in room 9 seems unlikely to be washed after each booking
Single bedside light not working
Had to get tool from car to fix loose vanity mirror
No towel or hand soap in toilet which badly needs an update
My booking referred to needing walk in shower due a disability but oddly no grab handles in shower or toilet?
Storage space in room woefully inadequate
Wifi constantly dropped connection
No reference on booking documentation or what seemed to be a welcome pack in a grubby menu cover of check out time
No reference on booking documentation of food not included and being 10minute walk away and only from 10am which would hardly give time for check out at 11am. Breakfast picture on website is more than misleading
Why refer to food orders up to 11pm if none provided?
Room Service? Of what? No mention on arrival, Tea & Coffee but why no biscuits?
Website refers to Bar - never mentioned nor any signs when arrived
Booking was for room with Hill View but room 9 only sees hedge & road. Were also woken by 4x4 truck leaving car park outside window early Sunday morning
Current Saturday rate shows as £76. Booking was £89.10 but was charged £92.10 with no prior notice. For what we experienced even £76 would be excessive and I intend to take this up with Booking.com and possibly Credit Card bank

It is with a heavy heart that I find myself having to write this negative review I have never felt the need to do this before. We were given room 8 in the loft it was very small and the shower was in what looked like a wardrobe there was no wardrobe just a pole sticking out of the wall. The so called double bed was only 4ft wide. It was very hot in the room and the old air conditioning unit was not working. There was no daylight in the room as the velux window had a fixed blind covering it.i have tried contacting the management but they do not answer any e emails. Avoid this guest house dreadful value for money.

Only stayed for one night. Room was small, clean, quite noisy at one point but thankfully noise didn't last. I'd say this was more of a hostel than a B&B. Had experience of both. Also quite pricey for what you got. On the plus side, bed was comfy if a bit small. It was a single. Had a decent sleep for once. Didn't see any staff or see the breakfast room so can't comment on them.
