We stayed for a couple of nights in the suite and this is a really special place. It's a beautiful house located a moments walk from the centre of town, but still quiet and very restful. A wonderful discovery in the centre of Cirencester. Extremely comfortable beds, great shower and bath , amazing breakfast spread and incredibly thoughtful and kind host. Just what we needed for a relaxing weekend . Highly recommended. Thank you Sarah

Great location, easy to get to situated on a quiet street. Lovely big room with a huge bed, absolutely silent, perfect for a relaxing nights sleep. Tea and coffee were offered when coming in from the cold, a wide selection of breakfast in the morning cooked to order. Secure off site parking as well.

Beautifully furnished room and very spacious bathroom. Wake up cup of tea on tray left at the bedroom door by Sarah is very welcome, in lovely large china cups. Third time's a charm or so the saying goes! Can't disagree with that after yet another delightful stay at what surely has to be the finest Boutique B&B in the Cotswolds. Our host, Sarah, has made our three visits to No12 memorable every time, she is so helpful and accommodating that nothing is too much trouble.

Amazing town house with a lovely walled garden Tea and cake awaited us on our arrival.The biggest bed ever and so comfy. Sarah the owner is the perfect host and a great cook too! So handy for the centre of Cirencester and all the amenities, restaurants and historical places of interest.

Sarah's fine attention to detail, helpful nature, healthy fruit driven breakfasts, and easy laughter, gave us a perfect week. We toured all the spots in the 'Cots' and rushed back to the relaxed comfort in this outstanding BnB. It's a 10 from us.

My husband and I just spent two nights at No. 12 and it could not have been better. We received a very warm welcome and the accommodation was stylish and extremely comfortable. The breaksfast was first class. Highly recommended!
