So we read the reviews about the hotel on here before visiting so we were apprehensive. But actually there are loads of positives Look, you are paying to stay in a hotel right opposite the pier. It’s location is quite frankly perfect. It’s a cozy hotel, yes the rooms are small but they are clean and the staff were really lovely. Especially the reception guy on our arrival. If you are staying in Brighton you are going to get noise in any hotel, it’s a party location full of hen and stag do’s. The hotel provide ear plugs. Just shove them in and get on with it. Yes it’s noisy outside. You can hear music until the early hours but if you shut the windows and stick your free ear plugs in you are fine. The rooms have comfy beds, hair dryer, extra pillows, iron and ironing board, tea and coffee facilities with lovely hot chocolate and a tv. It has a lift to floor 3 . My elderly mum came and struggled with the stairs up to her room from floor 3 but we managed.

Hotel's Favourite
This was a booked hotel for me as I was staying for a conference. The staff were polite and professional and the room was well proportioned (Double room). Clean and comfortable, no air conditioning but the windows opened well. Bathroom was well proportioned with a walk in shower (I’m a big guy and could use comfortably). Breakfast was standard cooked. Thank you for a nice place to stay in your lovely town. Photo is view from the room.

I paid £150 for what was essentially, a night in a broom cupboard.. terrible value for money. Paid an extra £8 (I think) for them to give me a resident parking permit, which ended up 0.5 miles from the hotel/ hostel. I truly was expecting a lot more for the price.

If you don’t want any sleep then this is the place for you. On top of a club very noisy no chance of sleep until at least 4-5 am. Should come with a noise warning. If you on a night out then you be ok as long as you out till 3-5 am. Great location that’s why I came here but no chance of any sleep so may as well if not bothered really.

Went for lunch here today with a friend for a catch up, delicious food at a really good price, but…. The music was far to loud ! Having to shout at each other across the table wasn’t exactly what we would expect at lunchtime when we, as many would expect, wanted a catch up chat over a lovely lunch. Doubt I’d go back unless they turn it down a bit. Exceptional food experience spoiled guys!

(Middle aged couple) 1st time we've ever been to Brighton so the 1st time we've stayed at this hotel. It is fab! The location is amazing, the hotel room is comfortable and well equipped with a large wet room. This hotel and the bar below represent Brighton very well. It's friendly welcoming and laid back just what you need for a break. We stayed on the 3rd floor but there was a lift right next to our room so we was very happy about that lol. We expected to be very noisy at night as earplugs were provided in the room but we really didn't need them, by midnight it's was quiet just low traffic noise we actually slept with the window open. Very hot day today and warm evening so was very grateful for the fan that was provided. When we come again we will 100 per cent come back to this hotel. Its made the holiday for us :) Don't hesitate to stay 2 mins walk to the town 5 mins to the pier 2 mins from the beach on street parking on neighbouring streets once a permit has been bought.

Spent 2 uncomfortable nights at this dated and odd place. Their own website states in the 'Rooms & Tariffs' that a continental breakfast is included and it also says the same in the hotel information booklet in the rooms. You actually get nothing even when you're paying £170 a night for a standard double room (£26 per night more than their website states). We witnessed other guests complaining about this just as we were checking in which wasn't a great start. Our room was very old fashioned in appearance, odd furnishings throughout which didn't match and the bed was very uncomfortable. The fixed to the wall hair dryer in the bathroom didn't work and the skid marks in the toilet were a particularly nice touch. The spot lamps on the bed were next to useless and the WiFi was very temperamental. Travel website descriptions say that the hotel has been recently renovated but we saw no sign of this anywhere, if it was it must've been over ten years ago!? When we went for breakfast the first morning we were told by the receptionist that there was none available and maybe if we emailed the hotel we might get some money back. When we checked out we raised the issue of no breakfast with the manager even though the website and room booklet state their would be and we were told that the people who design the hotel website haven't updated things yet!? I said that it was misleading and that paying £340 for 2 nights wasn't right for the stay we recieved to which we got no hint of any money back and just a "sorry". The seafront location of this hotel is the only positive and the only reason I give it 1 star.

I write this review at 22.30 am, due to the fact I cannot sleep. I'm situated in room LG2 in basement with an incessantly loud noise from upstairs live music To add insult to injury, the room is adjacent to 2 windows that’s windows True coming lowered music. Can’t stay in room at all. And, if that's not bad enough, I'm went reception to complain he sed “ I can’t do nothing. I am not a manager tomorrow complaint manager” Unfortunately, could not relocate me as the hotel is full and could only offer an apology. Well, I'm sorry but the room is NOT fit for purpose and should never be offered out to paying customers in the first place. Also, whilst I was waiting in reception, several guests were Suffice is to say, I will never be staying here again. Only problem is, I have another two nights of this HELL

Photos are very misleading in need of a update very tied . It was clean and had everything you could need. Very noisy and if you are expecting and nice hotel you can sit outside forget it. The front is a very noisy pub that had loud music going on to the early hours. We was there on a weekend away would not return we definitely choose more wisely.
