Booked a superior room with four-poster bed at very short notice and was delighted. The location is very convenient for the seafront and all of central Brighton. Last minute booking for a couple of days away. Lovely little BnB, clean with a generous breakfast within VERY easy walking distance of the pier without having the hustle of the beach front. Friendly welcome when we arrived. Our double was small, but this was mentioned when booking, just about enough room to swing a hamster. Bedroom was clean and well decorated with teas and coffees a plenty. Booked to stay in a single but was upgraded to a larger double on ground floor at no extra cost due to not being able to climb stairs. Room was clean and bed very comfortable with towels & toiletries provided. Breakfast was lovely with plenty of choice of cooked items as well as cereals, fruit and croissants. Cosy yet modern...

Problems when first turning and looking for a suitable parking area ,we had a ground floor bedroom with ample space including a wet room for the bathroom and found water splashing every where,, beds comfortable and changed by the day The greeting was via a lady with a laptop at the entrance and would not class this as a reception...

Stayed for one night over the bank holiday. I found that £120 a night for double room to be way to high for this type of b & b. We had friends staying in a big hotel overlooking the sea and theirs was only £145. Room was clean but tiny. Very very basic with a wet room that soaked everything....

We stayed here for two nights on the Bank Holiday w/e in a second floor superior room - be warned no lift! The room (Pavillion) was spacious and clean with lots of towels, a good hospitality tray and the wine and chocolates as promised on the web site - but only on arrival! It was nice to have a can...

We stayed x3 nights, 2 rooms facing front on 1st & 2nd floors. Nice touch with welcome wine, water bottle, tea/coffee making & bar fridge. We all had good sleep, nice bed, a bit of noise from street but overall no problems. The room on first floor ceiling has mouldy marks on corner ceiling. It is a bigger size room,...

The location of this place cannot be faulted, you can see the pier from the front door which is just superb. Very central, we walked everywhere. For the money i was surprised at the style, a lot of clashing colours ect. Which did disappoint on arrival for the money. However i would say this wasn't the case of all the...

Lovely place to stay, right in the centre of everything. Pier and beach were just a short walk away as were the pavilion and the lanes. Rooms were lovely and spacious and breakfast each morning was amazing. Staff were really friendly and welcoming.
