My husband and I did a lot of research for the 2nd half of our 1st trip to beautiful NZ. We had just spent 10 days doing a South island motorcycle trip. For the North island, we had a car and were initially going to rent a house on a beach. We decided to stay locally near airport and do day trips.
We flew in from Christchurch on 12/31 and arrived around late morning and were please that Janice let us check into our 2nd floor room #521. There is no elevator but we have good mobility and were able to manage the stairs. Our room was clean and ovelooked the pool, it had a clear corner view to be able to see (and hear the surf) which is a simple 5 minute walk down the street.
We found many shops, restaurants and the Metro grocery store (take a cloth bag or they will sell you one for .99 cents) nearby. The kitchen had a stovetop, microwave and small fridge with dishes, utensils, pans, mugs/wine glasses, bottle opener, coffee maker with coffee and tea and single use dish soap, We brought breakfast foods and something to cook on the premises propane grill. You need to supply your own napkins, papertowels and kleenex. The bathroom had single use shampoo, soap and makeup remover pads. There was a couch and table with 4 chairs along with table and 2 chairs on balcony. There is no air conditioner but there was a fan in closet (which we didn't use) and we slept with windows open at night, except for when there was no breeze and the mosquitos came in. There was also no safe, (which I think would be nice to have). The bedroom had a vanity area with plug/light which I found handy, 2 night stands and a comfortable bed. I appreciated all of the closet hangers and shelf above to put stuff on. There was also a blow dryer, iron/board.
The bathroom was a decent size with a towel bar system but no hooks/shelving otherwise. A few mornings we ran out of hot water, but never water pressure. Housekeeping came around the same time generally at 10 in the morning. We're not high maintenance needing new towels everyday and washed our own dishes, etc.
It was a decent property and well located for doing day trips and getting around.
We found the property busy at times but once evening came, then fairly quiet. I did use the pool several times and enjoyed that. The grounds are decent with many pretty flowers and there seemed to be enough parking, though tight even for our Corolla.

Beautiful location a few minutes from the beach but disappointed by the in room facilities. The room itself was clean and well presented however we had the following issues.
No kitchen sink so we had to wash up in the bathroom sink (round baisin so very awkward).
No shower screen so the bathroom got soaked when we had a shower. Two small towels were all we had and we had to use these to wipe down the bathroom after our showers.
No towel rail of any description to hand said soggy towels on - a beautiful sign asked us to consider reusing our towels but I’m not sure how we were supposed to dry them with no rail.
All in all disappointing considering the price we paid for the room.

We appreciate the points you have made in your review. The Spa room you reserved does not have kitchen facilities, however you are able to make tea and coffee. The spa suite has been of this design for many years and I am surprised you found it difficult to manage. Location is great. Our room however for the high price of $250 was very strange. We didn't know if we were in the bathroom, kitchen or bedroom. The spa bath was in the bedroom. There was no separate bathroom. You had to literally climb into the bath to close the blind. The bathroom sink was in the kitchen next to the kettle which was part of the bedroom and the toilet was effectively in a cupboard. Toiletries also very poor. One of us also had to sleep on an electric blanket ply which was very uncomfortable and we couldn't move it. A shame as it could be a nice place but our room definitely needed re working.

Lovely quiet surroundings, comfy beds and clean spacious 2 bedroom but lacking in the little details. This place could be so much more inviting had there been better complementaries especially for the high price charged. Tea and coffee was a very limited basic selection thrown into a bowl and bathroom amenities the same.

Excellent location for beach access, nearby dining, bus to Devon for Auckland ferry. Groceries could be purchased within a 15 minute walk. The management were able accommodate an early check in after our 14 hour Pacific air crossing. Well done staff.

My husband and I had a night away together at this beautiful spot.
Our studio room had a lovely spa bath in the corner of the room with a view of the tv. We loved the high A frame roof with exposed beams, creating a large sense of space. The large bed was SUPER comfortable with amazing pillows to match!
This hidden gem is set in a beautiful tree laden setting making it feel very special and a literal 2 minute walk to the beach.
Couldn’t recommend enough 🙂

Old roach motel with a lick of paint. The rooms are dank and the beds are terrible quality. Front desk staff are snooty and unhelpful. I’ve stayed in motels in third world countries with much better internet. I had to hotspot off of my phone to get work done nearly the entire time as the internet was terribly slow and dropped out often. However the cleaning staff are very good and diligent. The location is also great, so if that is important maybe consider it, but for the money I’d stay elsewhere. Not a lot to show for the room rates other than location.

We paid $350 per night so were expecting a little luxury. Unfortunately, it was pretty basic. No air conditioning, the toiletries were sparse, the coffee making facilities were at a bare minimum, the decor was dated. A big smelly dog poo on the lawn stayed there for a couple of days, with the smell wafting in the warm sun. However, it was in a fantastic location right next to the gorgeous beach and walking distance to a vibrant town full of wonderful restaurants (tokyo restaurant was superb). The pool was cool and refreshing, if a little small.

Beautiful surroundings in city location. Parking is tight. We had upstairs room , beautifully presented and spotless. Down side was the shower over bath was slippery , needs non slip mat. Also beds are small and not very comfortable. Management were very pleasant and welcoming. Close to restaurants and the beach, good location.

Selected approximate arrival 2pm got a call at 2:45pm asking where I was (I was at the bed side of a dying relative..) telling me they are closing their office at 3pm even though they advertise check in from 2-9pm this was so rude just because you wanted to close early to get your hair done or what ever. Then no apology, work on your customer service some times guests are there not on holiday I won't be back. Hardly any towels in the bathroom, place is looking a bit sad needs a make over. Rooms clean and good location terrible parking.

No air conditioning. That is typical for NZ. The rooms have fans.
No. They have free standing fans but no ac.

Our check-in time is from 12pm, however if you book from the night before, you will be able to go straight to your room on arrival.
If this isn't an option for you, you are more than welcome to leave any luggage you will have with you in reception until the room is ready for you to check-in.

I have to say that in all the times I have traveled back to New Zealand it has never taken me more than an hour to clear customs and leave the airport. The trip to Takapuna would depend on which day of the week you were travelling. If it was a working day then peak hour traffic could be a problem and the usual 1/2 hr trip could turn into 11/2 hrs. Great choice for accommodation but you may have difficulty in checking in that early if it is fully booked which it often is. Good Luck.
