So when I write a review I always keep in mind the value. For the price point, this place was a slam dunk. Is this a high end property? No, but then again at this price point I don’t think that is what anyone would expect. We did the all inclusive plan. The food options are endless, the drink options are as well. The resort is large so it takes a couple days to figure out but once you do it’s a breeze. The location is amazing. If you want to be close to downtown Cabo and have access to one of the nicest useable beaches in Cabo this is it. The waitstaff was so friendly and great at what they do. We went at a busy time of the year and we still could get food and drinks relatively quickly. I want to give a big shout out to Espinoza our waiter at the pool. He was professional, upbeat and a joy to see each day. Every time we needed anything he was just a couple steps away. We will be back!

My wife and I booked this resort for a one week Timeshare Trade with Interval International based on the solid reviews. The laudatory reviews are accurate about the resort and particularly about the staff who went out of their way to make our stay perfect in every way. As an example upon checking in to the resort we were not initially given the type of room we had requested because of check in volume that day. I mentioned this to our concierge (Francisco) who immediately called over the Chief Concierge (Griselda Gomez). Griselda worked with management and by the next day we had a perfect room overlooking the pool (see photos). The initial booking issue was later addressed by Gaby Galindo (member experience creater) when a bottle of champagne and a fruit and cheese platter were delivered to our room with personal note expressing regrets over the check in process. Caring and personalized service seems to be the standard for this resort and their efforts made our stay exceptional!
The accommodations were spacious, well appointed and spotless; and the activities and services offered by the resort were excellent whether it be poolside, beach front or dining at one of the many quality restaurants offered at the complex. The resort also offers a variety of dinner shows that were high quality, especially the Michael Jackson show which was jaw dropping entertaining!
All in all it was the best week we've had in Cabo in many years thanks to the quality staff, good food, and loads of activities.
PS the on-site Covid Antigen Testing procedure was flawless and the resort provided credits to our account to cover the $25 per person covid testing process. A true unexpected bonus!

Every 2 minutes, people would come up to our beach chair and ask if we wanted to buy something, when all I wanted to do was enjoy the sound of ocean waves. It was all the same stuff too! 50 vendors selling 5 different things. That was enough to make me choose another location next time I go to Mexico. This is something the resorts and the city of Cabo need to address.
The excessive use of single-use plastic water bottles is bothersome too. Plastic is polluting our ecosystem, and even though the resort signs claim to want to “save the planet” and conserve the environment, they don’t do anything about the excessive plastic bottle use. A different water dispensing system needs to be implemented. However, I drank the resort’s tap water the whole time, and stayed healthy. The concierge told me the water is purified, and it seems to be so.
Overall though, Villa de Palmar is a nice place. Thank you for the wonderful experience!

I was invited to go with my daughter. We were required to attend the high-pressure timeshare presentation at 7:00 am after we arrived at 10 pm the night before. The drinks seemed watered down, the food was mediocre, three times we were sat at dirty tables for dinner, we had to request housekeeping at 2 pm three times because they never cleaned our room, the spring break kids were obnoxious. One young man even washed out his socks and shoes in the cold water pool next to the hot tub by the bar in the adults only area. I had to call in out on it and come to find out he was carrying a glass beer bottle in the pool area as well. Three times I had to ask to have the soap dispensers in the ladies room refilled during the COVID-19 pandemic. We were on the all-inclusive plan, but when we went out to dinner if we wanted steak, shrimp, or lobster, we found out that it was "premium" and we had to pay extra for it. The breakfast buffet, salads, BLTs, and the pizza we enjoyed from the outdoor bar were the highlights of the trip. I would NOT recommend this resort. There are plenty of other resorts in Cabo with better service and amenities.

I reserved a junior suite all inclusive via Groupon. My son and I arrived late around 8 pm starving but had to wait 30 minutes at the sports bar then ended up waiting for the night performance to end and for everyone to clear out before we could access the buffet and get a table. Buffet had nothing left. We ended up getting the WORST room possible and front desk last at checkin said there’s no other rooms. We were given room 2105, just around the corner from the checkin desk in open corridor, between an elevator and the door to the gym where there’s lots of traffic. Needless to say, we hardly slept with suitcase rolling frequently and people going in and out. Front desk reservation lady told me to stop by at 11 AM to see if I can get another room as they had nothing left.
Next morning before 9 AM, I went to see the concierge Aida:Nicte to get hotel map, reserve dinners, and COVID test. She was able to get me a “special price” upgrading to a room 2810 with awesome ocean view at $100 per night. I paid because I felt I had no options. The room was indeed great but really overpriced. She also kept putting me off three times after she got me to upgrade, so I never get my dinner reserved or COVID test scheduled. I learned later that I could do all this by myself calling 518 directly to reserve dinner at restaurants and stopped by to sign up for testing. Lousy concierge service!
Dining has been terrible experience so far! First night with leftover buffet because that was the fastest option to get food. You need reservations to restaurant except the performance buffet and sports bar which had line of people waiting already. The server at the buffet skipped my son and went to another man who shouted to get attention so basically cut line because he spoke Spanish. Morning breakfast buffet was mediocre, having to wait 30 minutes in line around 9:30 in the hot sun to get a table. Lunch experience at the Italian restaurant was just awful. My son received his pizza cold and was able to finish before my fish dish was brought out, 45 minutes after order was placed. Every guests had same issue, long wait for their dish while one member of their party received and finished their dish. It was a disaster. I was able to get a table reserved at Carbon after begging since they were fully booked this week at all restaurants and we were leaving in 3 days. I got a table at 9 pm for our last night. Not worth the inclusive if it doesn’t include everything and having to reserve in advance to dine at restaurants at night and wait forever to get a table and get food.
The only positive thing I can say is the hotel room and facility is very clean!
Hotel is packed. I’ve been at few all inclusives at Cancun and never had to wait for dining and been put in such bad room with claims to not having another option. I honestly would definitely come back to Cabos but NOT at this hotel.

My wife and I spent our Christmas here and it was great. They had special events planned and executed them nicely. It is a timeshare property and they would like you to hear the presentation, but it isn’t required. We did not hear the presentation and felt no additional pressure to do so after we declined.
Property
The property is well maintained and in a great location. It is on a very nice beach with swimmable water on most days. The rooms are nothing fancy, but are clean and up to date. The pools are large and there is a separate adults only pool. There are plenty of places to sun, both by the pool and the beach. There are beach vendors, but they are respectful after being told No gracias. Security is present, but you really don’t feel as it is too needed.
Activities
There are places for several beach and water activities, both on property and off. They have a nice gym with sauna and whirlpool in each locker room. Tennis courts and a few shops as well as an on site office to set up excursions.
Staff
Every staff member we encountered was very friendly and accommodating. From the servers to the check in staff to the housecleaning staff - all were better than expected. I want to call out a particular staff member for going above and beyond in her customer service skills. Elizabeth in the towel hut is outstanding. She takes what could be a mundane job and turns it into a positive customer experience. In my opinion, she is the best they have and they have a bunch of great service staff.
Food
This is an all inclusive, but is also open to the public and people staying on property that don’t utilize all inclusive. We had the all inclusive plan. We don’t drink, so I can’t speak to the alcoholic drinks, but the other drinks were tasty. The menu pricing is high if you don’t utilize all inclusive. However, the food is plentiful and it is of a high standard. Our personal favorite was the Italian restaurant. Great setting, plenty of options on the menu and they are still accommodating to special menu requests.
I would definitely suggest a trip to this resort.

First stay here in a timeshare. Overall we had a great stay. Purchased the all inclusive for the week. I agree with other reviews, food and drinks are not cheap and it is a little annoying you have to sign for every drink you order.
We went to the beach at Villa Arco for 6 of 7 days because the service we received from Eduardo on the beach was far superior to the first day when we couldn’t get a drink on the beach at Villa Palmar.
At check in the guy at the desk tried to sell us the all inclusive deal and didn’t even realize we had already paid for it in advance. A little puzzling he wasn’t aware of our purchase. We then went to chat with our concierge to go over everything at the resort and were asked for $20 which would be returned to us the next morning at our owners meeting.
We were supposed to have our owner’s meeting on the second day at 8:00 am. The phone in our room started ringing at 6:45 am, after the fifth call we unplugged both phones. Needless to say we skipped the meeting because we were aggravated with the calls so early. I did go and ask for the $20 to be returned since we didn’t make the meeting because of the early phone calls. The woman was accommodating and was surprised about the calls.
We had dinner at the Carbon Grill twice. Food and service was excellent. The gentleman who runs the restaurant always has a smile on his face and goes out of his way to accommodate your needs. Apologies for not remembering his name.
The Italian restaurant was pretty good, but I attribute the selection of our food to just being pretty good. Service was great!
Sushi bar was excellent, fresh and very delicious and once again excellent service
Have to give a big shout out to Elizabeth at the towel shack. Every day started with her smile and she is excellent with tutoring Spanish.
Dinner at Tomatillos was very good and again had good service.
Overall we enjoyed the resort and would go back. Food was good, we ate at Arco as well. Take the advice of others and request building one as it is remodeled.

While the weather was unusually chilly for March, we enjoyed our stay. This property was just gearing back after the Covid slowdown so they appeared understaffed for the number of guests. Saying that, the property was well kept and landscaped beautifully. The quality of food in all the restaurants was excellent although it took a long time for orders to be taken and food to be served. Only one restaurant serves breakfast so get there early or you can wait 60-90 minutes for a table (ridiculous).
Shout out to 2 servers: 1) Iracema in the Bella California Kitchen is top notch! She was attentive and friendly; always making sure we were comfortable and happy. She checked our table frequently with a smile on her face and made us feel appreciated. We requested to be seated at one of her tables our last few days as our experience with other servers was not to her high quality. They disappeared frequently and service was slow, slow, slow :-(
2) Hector in the Adult Pool area. He was attentive to all his pool guests ensuring food and beverages were delivered as requested. He also removed garbage and empty plates/glasses as needed.
Both Iracema and Hector are a credit to the Villa Group Staff and stood out above all the other servers we experienced during our stay.

I have never been more disappointed in the customer service and hospitality at a resort or hotel. Front desk staff seems unhappy, not helpful or friendly.
The concierge told us to grab some food at the taco bar while we waited for our room. We decided to sit to enjoy the beautiful view. Once we finished lunch my boyfriend decided to take his left over tacos back to the room. Before we could step outside of the outdoor restaurant he manager Ricardo stopped us to let us know that we can’t take any food back to our room due to the color of our band (Purple). Even though Arcadia, the concierge made it clear that we could take food back to the room and relax this evening.
After we suffered from the embarrassment in front of other patrons, we decided to go back to concierge to explain what just happened with the taco bar staff. Arcadia sent us to our room and followed up with a phone call apologizing for the experience, she said that Ricardo apologized but, no one ever told is exactly why this happened. Was it really the color of our bands?
We had to pay $90 for the week for WiFi which is unusual.
The outside of the resort is nice and has a premium view of the granite rock however, the inside of the resort is very very dated (1980s) our room was very damp and smelled of mildew. If you decide to stay here, do not put your clothes in the drawers, you will regret it later. I had to wash everything in my suitcase due to the mildew smell.
Last, we thought the food was very good but not good enough for us to stay in a smelly pricey motel like resort with bad service.

We spent 5 glorious days at Villa de Palmar Cabo. We have nothing but positive things to say about the location, accommodations, cleanliness, food and especially the service. We stayed in a 1 bedroom suite with pool/partial ocean view that had 2 full bathrooms that was a plus! It also had a stove, full size refrigerator and microwave. We had the all inclusive package that was totally worth it! We highly recommend eating at the breakfast buffet daily that offers a good spread. The Italian restaurant was our favorite and Gilda provided excellent service and was so sweet about taking pics of us😊
This Hotel is right on the beach facing the popular Arch of Cabo so we took some amazing pics. The resort was not crowded so finding a lounge chair by the pool was never an issue. Andres kept our drinks flowing by the pool. Everyone was so sweet and accommodating. ALL the employees wear their masks at all time and they are serious about sanitizing and keeping their guests and staff safe. Thank you to our concierge, Ricardo. Thank you to Thor Spinelli who gave us a great tour of the property and made us feel like family.
