Entertainment at the pool with Miguel and Eddy were also thoroughly enjoyed! They both make a great entertaining pair and kept the guests entertained throughout the day and evenings. One of us would get up around 8:30am to save our spot at the pool, and there was still plenty of chairs left between then and 10am. I recommend getting there earlier if you care about where you park for the day.
The beach was one of our favorite places to be. The sand was soft and plush, the beach water barely had seaweed and the water was as teal and clear as one would imagine when thinking about the ocean. There was a red flag warning for the week we were there as the waves were pretty high but nonetheless a very relaxing and pleasant experience.
The buffet had satisfactory selections but the a la carte restaurants were pretty good. Rating from the greatest to the least greatest were Italian (Rosato), Steakhouse (San Talmo) and the others we didn’t get a chance to try because we loved the Italian the most! A perk when purchasing your travel package with Costco is getting resort credits (we found out on our third day here that we were able to put the resort credit toward a meal on the menu and so we ordered their lobster, shrimp and steak meal off the menu at the Italian restaurant and it was delicious!) the Fiesta Rewards VIP buffet by the pool was also pretty decent. The omelette station was a hit. The pool and food bar also had good choices. We loved the healthy food spot (veggie and chicken fajitas were good), as well as their hamburgers and cheese quesadillas were well enjoyed by my kids.
A food place that needs its separate place is the churros and ice cream place! Paola was there to serve us everyday and she did not disappoint with her friendly and kind service. The crepe, churros and donuts with Nutella was a staple in our daily routine after we head back to our room from a day in the pool. Thank you Paola for keeping us coming back everyday!
Our experience at Fiesta was very pleasant and we have already recommended this resort to our family and friends. Thanks to our membership with Costco Canada, we landed this package with Fiesta Americana Condesa and we couldn’t be happier!
Roberto at the Thai restaurant was very kind to us and had a smile the whole night he was serving us!
Mario kept our room clean throughout our stay and always made sure it was the most clean and tidy for us to come back to! Paola at the crepe station!! Made the most incredible crepes and always greeted us with a smile! Fernando and his team at aqua world was very knowledgable and helpful! We booked a couple of trips through these guys and they went above and beyond to try and help us and give us the most information about the trips that were available! 100% recommend the scuba diving through this company :) aqua world is a short walk from the hotel and the scuba team are also very kind and lovely and very knowledgeable and passionate about diving! And finally but certainly not the least, our waiter at the infinity pool, Elmar. Always serving with.l a smile on his face! And remembered what our favourite drinks were throughout the holiday! At times we didn’t even have to ask for another drink to be brought one :)
The service at this hotel is amazing and every member of staff are a credit to the hotel :)
Food was exceptional! Our favourite was the Thai restaurant!
Check in for us was poor. Although it was very fast, we were provided with no information on where we could find the restaurants or bars, only told to visit our room. We wasn’t informed on the QR code you use to find the map and restaurants and how to book tables. We have visited other resorts in Mexico where you are greeted with a welcome drink and given a small tour around the hotel. This for us starts your holiday off in the best way and makes the experience more personal rather than just feeling like another guest.
The evening entertainment mostly took place in the lobby bar which is quite small and not big enough to seat everybody in the hotel who wants to enjoy a drink. We watched the fire and fusion show which were both very good. If you are wanting a night filled with exciting entertainment or a vibe to pre drink for example, this is not to hotel to do it. The evenings seem quite chilled at times.
Overall, a very good hotel with amazing quality service. :)



Pros: great options to snack in between without moving an inch. Everything is right there where the party is. There are food stalls throughout the resort and you can enjoy nachos, burgers, pizzas, wraps, crepe, exotic desserts, cocktails, mocktails etc etc. I cannot count how many crepes we ate, Paola was perfect in making the best mouth melting crepes.
The breakfast, lunch and dinner buffet is huge with so many food options.
The rooms are basic, I wish the bathrooms had a door. But we didn’t mind as we used to be in the pool and beachside for entire day and only return to sleep in the night. The rooms were cleaned each day and a champagne bottle was given daily with fruits. The restaurants are beautiful too, and a great combination of all cuisines.
The staff was courteous and helpful. We were able to find taxi service easily at the resort itself and there’s bus service too.
Cannot wait to come back here again and spend memorable time with family.
Upon arrival, check in took us over an hour, and guests we were travelling with took over 2 hours. They had checked in with children and they had split the families rooms on different sides of the hotels. Any requests we made prior to arrival (which were done in writing numerous times) were disregarded.
Let's start with the basics: the air conditioners in our room didn't work. Another floor lost power. Despite repeated complaints to the indifferent staff, we were simply told to "deal with it" or "find another hotel." Speaking of staff, their attitude was consistently dismissive and unhelpful. It was abundantly clear that they had no interest in addressing our concerns or ensuring a pleasant stay. They say the air conditioners were not working as a result of the hurricane. However, the sorry state of the building—dripping water from ceilings, pervasive mold—told a different story. It was evident that maintenance was a foreign concept here long before any storm hit. Prior to our departure their website said that their facilities were in perfect working order after the hurricane. It had also been 3 weeks and it didn't seem like anyone was working tirelessly on it.
Information? Forget about it. Guests were left in the dark about basic things like how to make restaurant reservations, where to find essential resources, or even what time food was available.
Housekeeping was a joke. The cleaning service was wildly inconsistent: some days we got towels, other days we got nothing. The mini bar was similarly unpredictable, sometimes replenished, often not. On one memorable occasion, no cleaning service showed up at all.
Overall, Fiesta Americana Condesa in Cancun is a disgrace to the concept of hospitality. Guests are treated with contempt, basic amenities are a luxury, and cleanliness is hit or miss. Save yourself the headache and choose literally any other accommodation in Cancun. This hotel doesn't deserve your time, money, or patience.



Check-in was easy. We arrived Wednesday evening and was greeted by Kinverley(sp?) Pleasant woman. Though I must say we started off with a hitch. Her telling us our room was in the Sun Tower, when it was actually in the Sea Tower. Oddly enough, another crew member (Joshua) led us to the incorrect tower. When I showed him the paper, he directed us to the Sun Tower, but the particular room was in the Sea. Nevertheless, we made it to our room. Settled a bit, showered to get reprieve from the humidity and exhaustion from travel.
We hit the buffet. Kalmia is like any other, offering a selection for everyone. What I liked about this particular buffet is their attention to detail and their regard to their patrons. My daughter is allergic to seafood and would react if the food were cooked on the same grill as any seafood, so the servers, maitre d and the chef came to speak to us to get what she had wanted to eat and for it to be prepared elsewhere.
The room we stayed at had a balcony. Beautiful view overlooking the turquoise blue waters of Cancun. Nice little balcony to sit on for the sunrise and just take a step back from the business of the day. One thing I must say about our room is the moisture. The AC was no match to the humidity of Cancun. We slept on what felt like a wet room and our sheets and pillows felt damp. But we trudged on.
The pool was fun. The crowds were bigger when the bar was open, but there is space for everyone. Entertainment was nice too. Especially enjoyed Esteban and Melissa.
Check out time was easy too. 12 noon check out, but our pick up isn’t until 4PM, however FA will allow you to continue to use their amenities until you are picked up.

Room & Cleanliness: The room was average, but we were immediately greeted by a musty smell, likely due to mold. The pillows and sheets had an unpleasant odor, seemingly from previous residents. We had to request fresh linens upon checking in, which was promptly handled by the staff.
Food & Drinks: The food quality was also average. The juices were not freshly made but from concentrate, and the piña colada was particularly disappointing. We faced challenges with the specialty restaurants, as they were fully booked during our stay, leaving us with only two dining experiences out of the four nights. The international restaurant was hit or miss, especially for picky eaters like us. However, the poolside food options were more satisfying, with a variety of snacks like chips, tacos, wraps, etc., though the pizza was underwhelming due to its pre-made crust.
Ambiance & Surroundings: The hotel's decoration, especially around the pool, was one of the highlights. The lush coconut trees and beachside setting provided a pleasant atmosphere.
Overall: Having stayed at another 4-star hotel last year, which offered a better experience, we were somewhat disappointed with this stay, particularly given the reviews that influenced our choice. It seems opinions can vary widely, and while we found certain aspects lacking, it was still an experience with both good and bad moments.

The resort itself is beautiful, very clean and modern, and lots of great restaurants. Our favorite was the Thai restaurant, we ate there almost every day. The buffets were also great, my husband's Hispanic family said they had the best taco's there. The ceviche spot was another favorite of ours. All in all the food was delicious every place we tried. Our room for the wedding week was an ocean front suite. It was well stocked (mini bar, plenty of waters and towels), it was cleaned thoroughly every day and we even received a welcome decoration on the bed with hearts and two kissing people, made out of colored rice. It was really special.
Our wedding was held at the Gazebo deck, right off the ocean with the absolutely stunning turquoise blue water in the background. Our wedding photos look like they're from a magazine! The entire day felt unreal with how beautifully the ceremony and reception were set up.
The resort had fun activities every day, which was perfect for all my guests that stayed there for the wedding weekend. Being an all-inclusive resort, the drinks and food were endless, and very very good. We even used the room service a few times which they set up very nicely each time, with a vase of flowers. The spa is also great, we received massages on the beachside and the treatment included sauna, steam room, cold plunge and hot tub. We felt extremely taken care of the entire weekend and following the wedding.
All and all, it was the perfect weekend, and we are so glad we decided on a destination wedding at the Fiesta Americana Condesa. Thanks again to Cecilia especially, and all the staff at the resort for making this the most memorable and fun week of our lives.



Room - We booked a premium club room and upon checking in we requested a balcony. They did try to upsell us ocean views etc but we are happy with the lagoon view (it’s pretty spectacular as it is) and we were given a room on the 8th floor. Technically this did have a balcony however it’s about 6 inches deep so not big enough to stand or sit on, however you can open the doors. Apparently the room we were originally allocated would have just had windows with no doors at all. Some nights we’ve had a turn down service, but most nights we have not. I’m not sure on why this is?
We were also promised a fruit bowl on arrival and chose strawberries as our in room treat. We received neither of these.
Food - We haven’t been able to find any fault with the quality of food here. It’s all been incredible and the waiters in the restaurants are all attentive and polite.
I will point out that some restaurants are closed on certain nights and there should be something to tell you what this is. The online portal guide states some are open when they aren’t (for instance Kambu says it serves breakfast but it does not).
It would also be good to know what the buffet cuisine will be each evening in advance to help you plan what you’d like to eat.
Some mornings there’s been a long queue for breakfast and we’ve had to wait 20 minutes to get seated. Perhaps Kambu being closed has caused these long lines?
We were told at check in that we have a private breakfast included with our room type once during our stay but when we went to arrange this no one can guide us on how to sort this. Not sure what’s happened here but it was disappointing that you are promised one thing and it’s not delivered.
Entertainment - Theres always something happening throughout the day and all of the team are great, however a big shout out to Isaac & Alexander on the entertainment team who both go above and beyond in their duties. Both always make a point of saying hello every morning and are great at getting everyone involved in all the activities.
Pool - The pool area is great with a massive heated pool on the lower level and a smaller one on the upper level. There is a waiter service that comes to your sunbeds. I’d like to say thanks to Niceforro and JJ for the great service here!
Staff seem to always be cleaning and doing touch ups to keep the place in top condition which is great to see.
Miguel on the excursions desk was full of great advice and super helpful! Also Paloma who sells tickets for CocoBongos was great in sorting us tickets for an unforgettable night out!
Overall a fantastic resort hotel with great staff, great food and superb facilities. Despite the few issues mentioned above, this resort is still spectacular. We will most certainly be returning at some point in the future!
These are the amenities that should be included for this room type according to their official website.
They then asked me to wait for four hours until 7:30 PM on Dec 18th to assign me to another room that is a bit more clean but they took away all the benefits that comes with the Fiesta Club room type including the daily desserts and the daily fruit bowls. The room type we booked which is a Fiesta Club room should include those.
The front office manager threatened to kick us out of the property for complaining about the cleaning issues. That was the rudest thing I had to deal with. Their hotel operator line was always on hold which is why even Costco travel assistance can’t really help me with anything during my stay, their call was forever being put on hold by the hotel.
