Nice waterfront room within walking distance to the downtown of Cruz Bay. You are on the water but the beach is all rocks, however it is easily swimmable using watershoes. There is a small stove and oven for preparing in-home meals which is key to keeping the cost of the vacation reasonable. There is a small table on the balcony for dining which is nice as there is always a nice breeze and there were no bugs. The sound of the waves at nice was very peaceful and with the breeze there was no need for air conditioning (although there was a nice unit available should we have needed it). The bed was a comfortable king bed. The siting area was limited mainly to the balcony with it's four chairs around a glass table but it was adequate for our needs on this 10 day stay. The bathroom had been recently renovated and was very modern and clean. There is a nice pool and hot tub on the property as well as a grill for BBQs. Julie and Dave were the on-site property managers and simply could not have been nicer. We did rent fins from them for the week. Parking on site is available although it was an easy walk to the downtown restaurant area or to the local grocery store. It was quiet at night and we always felt safe in this location. Pricing is reasonable for the area.

Our stay in the Poinsettia Waterfront studio was every bit of perfection! The lullaby of the ocean tides put us to sleep and woke us up each day. Our favorite features included the king bed and pillows that were extremely comfortable, sitting out on the open air porch, and the the beautifully tiled shower with rainfall shower head. There is a huge binder of local tour services, restaurants, etc. that was extremely helpful as well!
We loved the location of walking to town quickly and used the pond path a couple times, as well as the streets. We learned that parking is non-existent in the village area, so it was much easier to walk.
We packed nonperishable items like coffee, crackers, nuts, instant grits and oatmeal, so that we had snacks without needing to hurry out to a grocery store, but there are services through coconut coast, as well as local grocery stores to have food ordered and delivered. We were in the park early every morning and snorkled and/or hiked everyday so we always had an early dinner (5:30ish), and were always able to get a table.
It was awesome to be able to use their chairs, cooler, and snorkle gear ($6 from the condo, $10 in the park). We also found the honor bar very useful and reasonable for cold drinks and other light snacks. We would absolutely stay here again, I hope we can sooner rather than later!

We were delighted with our stay at Coconut Coast villas! Our first getaway since Covid, I was impressed by the cleanliness of our studio and the mask wearing staff.
Our room was a corner unit so we had great views of the ocean and slept to the sound of the waves. I was impressed by the amenities provided especially the addition of makeup remover cloths in the bathroom, honor bar and snacks, beach chairs, and laundry.
We enjoyed the pool and were the only guests there, great for social distancing.
The walk to town was relatively easy during the day following a trail around a pond but a taxi is necessary after dark.
Julie, the owner, was friendly and helpful and mentioned that return guests receive a discount. We will certainly be taking advantage of that!

Moderately priced accommodations with a beautiful view! The management staff are friendly and helpful. Loved the available washer/dryer and beach chairs, floats, ice chest! We stayed in the Hibiscus Suite - a two bedroom unit on the second floor with a kitchenette - full size refrigerator and toaster oven. Has filtered water and ice trays so bring refillable bottles for water and save the island from the extra plastics. Both bedrooms had queen sized beds that were very comfortable and we slept like babies! The only drawback was the air conditioning is only in the bedrooms, but there are ceiling fans in all the rooms and during the day you can usually get a breeze blowing through the living area. Wonderful covered balcony for beautiful views of the bay and watching the boats. Perfect place to start each morning with coffee! Recently renovated bathrooms with walk in showers, just need completion of the towel racks and would suggest some handicapped bars for getting and out ;-). Kitchen had all the supplies we needed to make breakfast (breakfast tacos) and sandwiches to take on our day trips to the amazing beaches. Plenty of parking in front of villas. It is within walking distance of Cruz Bay, but note VERY LARGE incline/decline hills to get there and most anywhere else. My spouse is handicapped (requires braces on legs and cane with walking) so a rental car was a must and well worth it for exploring the island! Will definitely be back for a stay at Coconut Coast Villas!!

Coconut Coast Villas was a dream spot for my recent trip to St. John. Waterfront properties on the island are rare and the opportunity to stay right in the heart of Cruz Bay on the water was incredibly memorable, especially hearing the sound of the waves crashing at night. It’s everything you need and more with onsite laundry, beach chairs, an honor bar, clean towels for the beach daily, a pool, and a hot tub. The best part was, by far, the owners David and Julie. They were knowledgeable, attentive, and a perfect example of the type of kind and caring people that St. John (Love City) is know for. David gave me a ride into town when I had to catch the ferry and Julie answered my numerous questions over text throughout my stay. They immediately felt like friends. I could not be happier with my experience and i am already booking a future date at Coconut Coast Villas because it felt so much like home.

I can not say enough nice things about Coconut Coast Villas. I recently stayed there for 3 nights at the end of a trip visiting my daughter and her boyfriend when I didn't want to wear out my welcome staying with them too long but wanted a longer trip. So I booked 3 nights at CC and am so happy I did! For the price point I don't think there's a nicer, better located place to stay in Cruz Bay. I hesitate to post such a rave review because I would love to keep Coconut Coast as my little secret. I stayed in The Poinsettia suite which is a second story Studio. The unit was immaculately clean and spacious for a studio apartment, with a King size comfy bed and what appeared to be a brand new bathroom with rain shower and quartz vanity and tile floors and lots of bath towels and beach towels. The unit is air conditioned but I hardly needed it. The sliding glass door with screen allowed a wonderful breeze into the apartment and I could hear the little ocean waves hitting the stony beach all night like a natural sound machine. The apartment has a full size fridge which is unusual for studio rentals in my experience. The complex also has a pool and hot tub and outdoor grills.I jumped in pool every day after the beach. Management is friendly and super easy to work with. I did not need the off street parking this trip but so nice to know it's there for when I return with my husband and a rental jeep next summer. I felt completely safe staying at Coconut Coast by myself. The apartment has a very easy to use safe for cash and valuables if needed. All units have large porches overlooking the bay. and racks and hooks on the porch for drying wet bathing suits etc. as well as table and chairs and loungers for morning coffee. The complex is right on the water! Can not recommend Coconut Coast more highly. I will definitely be staying at CC again! Great value. Fabulous in every way.

This is a small hotel that makes you feel at home. It’s in a residential area and minutes drive to Cruz Bay. About a 15 minute walk although we didn’t walk it. Stayed in Ginger Suite right at water level and 6 stairs from parking lot. Has small kitchenette which is perfect for making breakfast on patio. The owners provide beach chairs and coolers which you don’t get at pricey hotels. To avoid crowds during Covid, we ordered take out on our way back from beach, (plus many restaurants were booked as they can only operate at 50% capacity)and ate it on the patio while watching car ferries and other boats pass by. There is a pool and snorkeling access to water. There is also a board that Julie attempts to keep updated as to what restaurants are presently open. Also, washer/dryer and mini fridge with drinks paid for by honor system. Felt very safe with patio breeze and waves crashing while sleeping or use the

We just spent 6 nights here in a 2 bedroom unit - Bird of Paradise. We loved being ocean front and close enough to walk into Cruz Bay to shop and eat. Condo was clean and comfortable. Julie and Dave were excellent hosts. We loved being able to cool off in the pool after a day on the beach and wash all the sand off at the fresh water shower. The laundry room and honor bar were also great to have. We also snorkeled in the bay and it was as good as any spot we drove to. Loved having the use of a cooler and beach chairs at no additional cost!
Definitely a great value and we hope to return to this paradise again very soon. Thank you!

We spent 4 nights at Coconut Villas in January 2021. The space was perfect for two people, great balcony. The tiny pool and main patio provided an amazing view of the sunset. The space was clean and tidy, and the amenities were appreciated: beach cooler, beach chairs, clean beach towels, shared washer/dryer, can rent flippers and snorkle gear, and an honor system small bar. We used the kitchenette to make breakfast in the morning, equipped with fridge, pots and pans, flatware. The walk to all the fun restaurants in Cruz Bay is 12 mins. The proprietor, Julie, was super helpful and available when we needed her. No room service or room cleaning during your stay. We will stay here again for sure. FYI, not a place for you if you are looking to party in your room, it's a place for relaxing and quiet. Anne & Blair from Washington, DC

Took my 1st solo trip and decided to stay here based on price, quality, and location. It was exactly what I needed and thoroughly enjoyed my stay there. I was in the Poinsettia suite (on 2nd floor) and it felt cozy but large enough for 2 people. I do not believe there is an elevator so reminder if you want 2nd floor you will need to walk 2 small flights of stairs. The small cooler and beach chairs available were a great touch. I really enjoyed having a refrigerator and well stocked kitchen. I did a lot of takeout food from downtown and loved sitting on the lanai hearing the waves while eating and drinking wine. Julie, manager, was very helpful and accessible when needed. Local grocery store is only a 5 min drive away and with the path around the pond only a 10 min walk into town. I'll stress what others have said the other way into town is a very strenuous hill so if you don't routinely workout I would not attempt. I would highly recommend for solo travelers or couples if you are looking a quiet, slightly off the beaten path place right on the ocean but close enough to walk into town. I would definitely stay here again.

yes, you can walk around salt pond and into town, about 15 minutes
You can definitely taxi back from town and walk there in about 10-15 minutes. The only beaches to walk to from here are Frank Bay and perhaps hike to Honeymoon Beach and Solomon (45 minutes).
Never used the pull out beds, 5 minute walk to Cruz Bay which has beach front near thee restaurants, all of the great beaches in st john you need to take public transportation. We have always enjoyed our stay at Coconut villas,
It's approximately 15×8. and about 5 ft deep. it's a great pool for just cooling off after a day at the beach.
