Dawkins Manor provides visitors a "Home away from Home." Each suite has a fully operational kitchen, there is barbeque on pool deck as well as portable ones in store should several guest need to cook out at the same time. We pride ourselves in keeping our guest "SAFE" with modern Security devices, plenty of lights around the property, an electronic gate and a watch dog. Our state-of-the-art generator powers the entire property during power outages so our guests are never without electricity. Chauffeuring our guest on a rainy day or getting them to their appointments on time when taxis are not available or late or taking them to the airport is one of the owner's greatest pleasures; anything to keep her guest happy. Quiet, serene, peaceful, safe, hospitable and homely is Dawkins Manor.

This was our first time to Bermuda and we stayed a week at Dawkin's Manor. Ms. Celia and Merna keep this place clean clean clean. The perks: comfortable beds, good cable tv, warm pool, quiet neighborhood, small kitchen with everything you need and friendly staff. The grocery store a short walk away was well stocked with fresh fish and great meat selection. The Wifi was spotty but we found that to be true of other islands we've visited. We were able to get strong Wifi on the lovely shady front porch. We definitely plan on returning to Dawkins Manor.

Stayed there for the 3rd time at the end of June 2022. Booked a room with 2 queen beds but there was a problem with the AC so we wound up in Room 101 with the king bed. Watch out if you book a room with either 1 or 2 queen beds. The pics show the rooms as being all open. They no longer are open. They divided the rooms in two with slat doors that only go up 6 feet then the top is plexiglass. The bed area is separated from the kitchen/love seat area. You can only see the TV in the bedroom area. Very claustrophobic. I didn't like it at all but I can see where it might be OK if you have a child with you. The broken AC was actually a blessing in disguise for us. Room 101 is very spacious and bright. They need to update their room pictures online. Great location: bus stop, grocery/liquor store and beach close by. They also have a very nice pool.

I would recomend Dawkins Manor to anyone visiting Bermuda, best value on the island . Very clean and tidy and very comfortable . Celia the owner was very kind and helpful , nothing was too much trouble . It was just like staying with family . Will definately go back next time i visit the Island .

As mentioned in some of the other reviews, the owner is anything but a friendly innkeeper. I actually went to the tourist board downtown and personally filed a complaint about this woman. The gentleman there was understanding, and I figured that I was not the first to complain to them. How she manages to have various framed awards and such on her office walls is beyond me. Certainly weren't earned. I had booked 4 days with her, ended up leaving a day early, did get a refund. When I got back home I received a letter from her stating that I indeed owed her the last night and she had charged my card. Card company would not reverse the charges, I did consider suing her, but the distance and time, not to mention cost made it just not worth the effort.
Bottom line, avoid this place, the owner should have never been in the tourist profession, her place is rundown, and the rules make you feel like you are a kid in reform school. Spend the money and stay at a nice place, you will appreciate it.

This was a horrendous shock. I never expected that such an establishment could be licensed to rent to tourists. When we first arrived, the owner was unprepared for us. She could not find the key and said that it was on the front counter in the morning. She eventually found it - but this did not instill us with a sense of security. We were one adult woman and two teenage girls. The photograph on the website is the owner's residence. She may have rooms or units in that building - but we were lead across the street to what appeared to be a small, vacant, dingy and worn, low income apartment. When were were shown the kitchen, the owner handed me a can of bug spray - prelude of things to come. Many things did not work upon inspection: the telephone, television and lights. The toilet did not easily flush. The furniture and bedspreads were tattered and faded. We feared that there may have been bedbugs, as well. There was a dead bird in the pool. The rental fee for this unit was not cheap. In fact, it was more than the new place we eventually found. We decided to pack our bags, call a cab, express our disappointment to the owner and hightail it out of there! We had to pay for the first night , which had been charged to our credit card and were credited with the second night. This first night cost us over $1,000.00 because of our need to find another place for that one night before we were able to find a vacancy at another small hotel, as it was the Newport to Bermuda Race and the island was 98% booked. We had to pay for one night at Dawkin's Manor, three cab rides + luggage, 1 night at another expensive hotel and taxes. Do not, under any circumstances, stay there!

I would have to rate the overall experience at Dawkin's Manor as terrible.
We booked a one bedroom unit for our fourth visit to Bermuda, we choose Dawkin's Manor for its proximity to bus line, grocery store and Elbow beach.
The location was the only thing that was good about Dawkin's Manor.
The first room we were shown to upon arrival was accross the street in a new building acquired by the Manor. The unit had no air conditioning, non working shower, musty odor, etc...
We requested to be moved and were placed in the main building - the unit was located by the pool and was in need of renovation.
The problems that we encountered were that air conditioning was weak for the size rooms and could not be left on when you left your room - room service would turn it off daily, so you would arrive back to a hot room.
The unit smelled musty through out, the shower did not drain properly and bathroom smelled like old cheese.
As a bonus - there were notes posted sporadically throughout the unit by the property owner - none of which said enjoy your stay - they were only rules to be followed and extra charges to be levied if one didn't follow the rules - so much for hospitality.
The lesson this trip taught me was not to go cheap on your lodging, especially when visiting a location as beautiful as Bermuda. While,it may cost two to three times as much to stay at a resort on the beach, it is worth the extra money for a clean, comfortable, relaxing vacation.
Thanks to trip advisor, my next stay in Bermuda will likely be at Coco Reef or Elbow Beach Hotel - I can't wait! :o)

Spent nearly a week here in August.
The good points -
Great location, a minutes walk from a supermarket and bus stop for the bus to Hamilton (10 mins) and Horseshoe Bay (10-15 minutes). Walking distance to Elbow Bay. Decent size rooms. As far as I could see, there were a number (6-8) of rooms/suites on the ground floor, all with kitchenette and private bathrooms. On the upper floor, was a small apartment (1 bed and one small living area) and at the top, a 2 bed apartment (not self contained as different rooms were accessed through different doors from the landing). Small but decent pool at the rear.
The bad points -
The property is quite small, the pictures are deceptive. It is basically a detached house on a residential street. Not much on the way of ground - a small grassy area to one side, and a small pool at the rear. The rooms have cheap fittings, cheap plastic bathroom suites, beds not so comfortable, worn carpets and furnishings, broken window catches. Cleaning is erratic and the ant infestations never properly dealt with. And, as noted previously, a VERY instrusive owner/manager. I am sure she means well, but it feels like you are staying in someone's home (well, you are) and that you are being watched all the time. Expect comments about not leaving doors open, not leaving the air conditioning on too long, any marks/scrapes. It is really over the top. You can (and will) be charged for any marks/damage, even if the fittings in question are not really up to the job. Be warned.
In conclusion, for such an expensive island, this place is (relatively speaking) not bad value for money. But as long as you don't expect luxury, or secluded spacious grounds, or to be left alone by the owner/manager, you will be fine. And the location is great.

We just returned from a wonderful 6 days in Bermuda, but if we had stayed at Dawkins Manor where we had booked, I am sure I would not feel the same.
When we arrived, we were made to wait outside the door for about 10 minutes after the owner said she was on her way.
After very slowly checking our reservation she led us upstairs to our 2 bedroom suite. The beds were not made up, the beds were not in the configuration we had in print on our reservation, there were no towels in the bathrooms, the air conditioning unit in the living room was not working, the fridge was not plugged in so I don't know if it worked, there were ants running all over the kitchen counter and the room smelled terribly musty.
My husband asked if he could borrow a phone book and disappeared outside for about half an hour. In the meantime, my 3 sons and myself sat in dejected silence, our visions of a beautiful Bermuda vacation fading away.
When my husband returned, he had good news. He had found us 2 nights at Cambridge Beaches (lovely) and the other 4 nights at the Elbow Beach Hotel (also lovely).
We left on a surprisingly pleasant note with the owner - but come to think of it, she had our non refundable deposit with no work!
The most astonishing thing was that our junior suite at the Elbow Beach Hotel with beds ( and duvets!) for each of us and beautiful amenities and service, was less expensive than the rate at Dawkins Manor.
Please save yourself the heartache and do not book here.

My husband and I recently took a 6 day cruise to Bermuda. Since our cruise liner stopped overnite in Bermuda, we decided to stretch our sea-legs and fully experence Bermuda by obtaining hotel accomodations. Unfortunately, all of the popular hotels in Hamilton (Bermuda) were fully booked, but we were referred to Dawkins Manor Guest House by a local hotel clerk. The hotel clerk kindly contacted the owner of Dawkins Manor and determined that accomodations were available at the rate of $205/nite, which included a kitchen. We asked that the room be held for us.
Upon arriving at Dawkins Manor, we were met in an inhospitable fashion by the owner. As we commonly do during our travels, we asked the owner if we could take a look at the room before we made our final decision to book. The owner became EXTREMELY rude and indignant, refusing to show us the room, and stating that she was having second thoughts about renting the room to us. Not only were her words very cutting, her tone and posture became very aggressive and confrontational. We were caught off guard by this because we considered our request quite innocent.
Despite this encounter, and despite my better judgement, my husband decided that it was in our best interest to book the room...site unseen. Unfortunately, the room was less then desired. The bathtub was dingy and stained, the shower curtain was torn, the kitchen counters were dingy, the carpeting was very worn in several places, the ceiling light fixtures were missing, some light bulbs were not working, and the windows took quite a lot of time to secure/lock. We tend to be very security conscious, so we were very concerned when we were unable to lock the deadbolt lock when we left the room.
When we checked out of the room the next morning, the owner barely greeted us. It took her nearly 40 minutes to provide us with a reciept and refund us our key deposit. There was no one else in line and she was not using the phone. This was just another example of her extreme rudeness.
Bottom line: DO NOT consider booking at this guest house.

This is a nice value guest house with a great location.
Our room was a bit musty and had a resident beetle that was an inch and a half long. But the a/c and a rolled up newspaper took care of both problems.
Location was wonderful for going to the beach as well as exploring the island in both directions.
Everything is a little worn, far from luxurious. But still a good value on the expensive island.
The owner is a bit picky about extra charges, but we never had any. We think they might be there to curb spring break behaviour.
We would go back based on location alone. (Until we have more $$$ for the resorts)
