In addition to the good welcome, helpful and kind staff.
The only flaw was the restaurant: buffet breakfast with little choice and no one who spoke English there.
Cheaper stay (I think) as compared to Shinagawa Prince hotel. Perhaps a little inconvenience as you need to make a transfer by bus/train at Shinagawa station. But still a good stay in Tokyo. But you will need to pay extra for the gym/pool (pay per use)

Location
3mins walk from Osaki station. Osaki station is 1 stop away from Shinagawa Station. Narita express (NEX) runs from the airport to Shinagawa with good frequency (Either catch the 1815hrs/1848hrs) train from Narita T1 to Shinagawa with SQ flight arriving at Narita 1730hrs. Train journey is 1hour compared to the bus (same route to Shinagawa at 1.5hours). More info about NEX at http://www.jreast.co.jp/e/nex/
Oh...don't worry about taking the subway in Tokyo. English signboards are available. You will find the way. If all else fails, ask Mr Google on your smartphone.
Room
A few more pillows would be nice. Clean, standard(small) room & toilet. Wifi is free and LAN is also available without complicated connection procedures to set up.
Food
Shall not book the room with breakfast on the next trip. Not that breakfast sucks (it is served in an Italian restaurant), but its the same selection every day as in most hotel. So it gets a little boring after 2-3days. There are some other choices at "Think Park", the building next door before Osaki station for this.
Dinner can be easily solved at one of the few restaurants located at Think Park. Or, just take a train to Hammatsucho(Tokyo Tower & Tokyo Bay) / Harajuku (Huge park with a shrine + famous ramen shop nearby) / Shinbuya (should have lots of selections) / Shinagawa (Jojo en - Korean BBQ) along the Yamanote line.
It’s about 5 mins walk to Osaki JR station on Yamanote line which easily connects you to other major parts of Tokyo.
The downside is the breakfast. After trying the breakfast twice, I decided to have my breakfasts in other cafes nearby. There are lots of options for breakfast within 3-5 mins walk away.
A no frills hotel that had all we needed with helpful front desk staff.
The hotel is just a few minutes walk from the JR Osaki station, which is one stop from Shinagawa station (where you can transfer to Narita Express or take the Keiku line to Haneda easily). Make sure you head off the South Exit of the station, take a right at the station exit then go straight thru Thinkpark office tower, past Mos Burger and a walkway will lead you to the hotel 2nd floor. No stairs to climb even if you are carrying large luggage.
Quick check-in, friendly staff that speaks good basic english greet you at the front desk. Room are well laid out, even smallest room has a decent size bed that comfortably fits two. Washroom is well equipped with standard amenities. Similar to all other Daiwa Roynets, room has mobile charger with multiple connectors available. Free Wifi and LAN are both fast and stable. There is also coin laundry available.
I didn't use their restaurants, as you can find decently priced breakfast at the Dennys (one floor down from lobby) and Mos Burger (same level as walkway to hotel) in nearby Thinkpark tower. There are also many other restaurant choies in Thinkpark, as well nearby Osaki Gate City complex at the other side of the station. McDonalds, Burger King, Starbucks, etc. all nearby. Thinkpark also has a big Famima convenient store.
Don't let the Osaki location scares you. In addition to being just one station from Shinagawa, you can easily take JR Yamanote line to Tokyo, Ueno, etc. and there are also other JR lines that can take you quickly to Shibuya, Shinjuku and Ikebukuro as well within 5-10 min. It is a nice quiet area away from the crowds. Also, there is a big bookstore Tatsuya next to Thinkpark tower, which opens past midnight with Starbucks inside.
Overall, a very good quality hotel to stay with reasonable price, with lots of places to eat and relax with a cup of coffee nearby.
The rooms so nice and clean with friendly maid and staffs!
I will choose to stay here again! Thw hotel have a laundry machine as well :)
