we spent 2 nights
room - clean, good mosquito net, comfortable bed, clean sheets
bathroom - spacious and clean
welcoming drink - lemoniade
location - in front of path to the beach through fisherman's village, to get there by tuk tuk 300-500 Rs from bus stop or Kalpitiya.
food - we tried seafood, it was OK but average
stuff - nice and friendly (new manager I think)
shop - about 150 meters (basic goods, drinks, food)
2 restaurants in neighbourhood - 15 min. walk
very very long beach just for ourself, quite far from kite spot
good value for money.
we checked 5 other guesthouses around and this one was the best, clean and nice.
nice decorations made of shells.
Wild donkeys walking around, very nice animals :)
room - clean, good mosquito net, comfortable bed, clean sheets

We stayed there for 2 nights and we enjoyed our stay at this bungalow resort. The room was comfortable and clean but the ceiling fan was useless. We didn't feel any air from it. The staff was friendly. The first night was very quiet and we loved it as we were the only customers. The second night was pretty noisy. You can hear everything from the next door bungalow.

The new manager + cook made changed the place in a very comfortable, pleasant kiteresort. It is right on the beach so a perfect spot to unroll your kite and go surfing :) I stayed one night but I wish I could stay longer.

This is a marvellous resort, you support the local population by staying here. Great chef who makes it a dining experience. Extremely helpful and friendly people. Clean rooms, just do it! We stayed for 1 week and would do it again.

Stayed here and I thought it was a great place. Clean and comfortable rooms, ac & fan. Very close to Kite lagoon. Food was excellent, any dish with prawns I can recommend. Owner lakka and his brother aniska were more then helpfull. Helped us plan our camping trip to wella 2. Always ready to assist or translate if necessary. We will be back for sure.
Prices are a lot better than most kitecamps, and rooms are nicer too.
They are expanding so there is some construction noise during the day at the moment . This didn't bother us at all.

If you are looking for the best price/quality rooms in Kalpitya go stay at Hosanna resort. Compared to the other resorts and kitecamps you get a really nice room for a cheaper price. After reading most of the previous comments on tripadvisor i realized that they opened their place a bit too soon before everything was ready. At this point everything is good organised and there is no more disturbance of any construction. The food is delicious and compared to other places the cost of the kitetrips to other spots are lower. The best thing i found was that Laka and his team are very eager to help you with anything. Its like a small family and they care a lot about their guests. Definitely worth visiting this place!!

Austere rooms and breakfast, but you can always negotiate and teach them how to cook - by the middle of my stay i was happy with boiled eggs and some fruit for breakfast. This hotel is not much better than major part of accommodation options in the area, they are all almost same and expensive as tourists came here not very long ago. It looks that they are doing their best to improve but have no idea what to do. Seafood rice for dinner is ok, seafood and fish grill is good also. At least 25 min walk to any kite spot.
PS: don't book it via airbnb - they use a third agent so that no-one is responsible if you want to change your booking (which is normally ok in the system) but they behave not really smart here. Air-conditioning didn't work, no hot water, hungry mosquitoes.

Unfriendly people only looking after your money. The quality of the service is rubbish and the food is also not very good. If you want something cheap there are also other and nicer options. Good luck with that.

We booked 2 rooms for 9 adults and 4 kids. Space was good enough.. reasonable price, clean, delicious meals and good service in any time. Very freindly staff.. best place to watch dolphins. Beach was very clean. 100% recommend.

Got here by chance. The property stands at the end of the road ehich takes to one beach where boats of fishermen and the ones for visitors to see the dolohins are.
Rooms a newly made with toilet and shower. Bed eith moquito net, ceiling fan and airconditioning. Everything works fine till the whole area gets no electric power......could last 5/10 minutes and longer. In that case they have generator.
They serve breakfast, lunch and dinner with a menu for all tastes(fish, meat, veggie).
Very attentive staff will help you with luggages.
Machy can take you out and see the dolphins but a bit costy if you arr alone: they basically rent the boat for 80/100 euros and then it's up to you to find someone to share the cost with. Anyway definetly worthy 'cause it take a good 30' to reach the spot where you will remain at least an hour and the get back by 10:30.
