Detailed Reviews
A family trip was on my mind (after planning for days with yes no and holiday issues at work). Finally family decided to come along on a rare occasion with us kids. So we searched online for few hours including Trip advisor, Google (Many places we tried calling & emailing..few got back on email and well few others weren't accessible even on calls or emails). DM farms & Pooja farms were two places we shortlisted in Kolad based on our budget. Both being neighbours and close up River Rafting (big attraction of Kolad in an ertswhile sleepy town with nothing to see there except natural beauty of hills & river during monsoons till winters). So after a while of deliberation we decided to go for DM farms after seeing the pics of the camping & ancillary activities which were shared to us.
The route we took was from Pali temple to DM farms (it was one of the worst roads similar to the Kolad road on the other side from Mumbai). Work was going on hence we had to go almost at 10-15 KM's/hr making it painful for a 50 km trip. DM farms is close to Sutarvadi village in Kolad. But mind you public transport goes only till Sutarvadi and then you will need to take rickshaw for around 3 kms till DM farms (in case you are travelling via public transport here).
We were famished by the time we were reaching the village of Sutarvadi (the resorts are located around the small village). There were a few chai tapris and a restaurant in the village but it wasn't appealing to be honest to eat there (Mind you there are very few choices here except the resorts). Sutarvadi is a village with lot of farm houses being taken and developed by individuals and entrepreneurs for personal / commercial use as I have been here in the village few years back too. Luckily for us we informed the resort of this dilemma and they were more than happy to serve us some snacks and food at such short notice.
We reached the place at around 4 pm the check in time was 5 pm (although if needed check in can be done in morning too depending upon availability of rooms). We were given a nice area for us with a covered common area with tents in it and a room for those who are not that keen to experience the tent experience. There were two washrooms for the room. (Which with a family of 7 is much needed with inbuilt toilets and hot water). The room could host 12 PPL at max. The flooring to the common area had a layer of cow dung applied giving it a village experience with four sides covered by red polyester cloth to keep majority of the critters and provide a little privacy. Yes there were mosquitoes here (But the farm sprayed the area with fumigation to reduce them!). I read a few reviews here on tripadvisor of PPL cribbing about mosquitoes (One advice to such people..stay in your freaking homes with good night on.. don't venture out..even if you did don't go for a place which is lush green chances are mosquitoes will be in bulk there..Nature me koi mosquito nets nahi milte).
The DM farms has 6 rooms with each having tents option in them and there is a common playing area where you can play football volleyball, basketball and cricket too. Since we were here in August I didn't expect a lot of games. The place is really well made with gravel on the way (which doesn't let mud stick to your shoes and floaters) and lot of green plants in and around the place. They have really nice well maintained lighting which gives the place a really nice look at night. For the less adventurous like our folks there is a common eating area (perfect during rains) and for those who like barbeque and bon fire they do provide the same. I couldn't experience the bon fire as it was raining (they only are able to provide this during non rainy season but they do provide barbeque which we were too tired to experience it after our ride till here). Ps. We did go to the Bhira dam before reaching DM farms (Rely on Google map for a secluded route to the dam with a splendid view with no human in sight) as the main road to the dam is blocked and you won't be allowed to go due to the dam and waterfall during rains (for safety reasons) and we did go to the Sutarvadi Dam very close to DM farms both having superb views and it's worth visiting both the places if you have time.
DM farms staff provided us with warm Upma and bhurji (in humungous portion) and really best masal tea I have had in Kolad (have visited Kolad multiple times in past).
So we had time to rest and chill at the farms by 6 pm we were settled and we took a look at the farm which wasn't too big but hey we were here only for a day and the service was good so far. The place has tie up with River rafting guys (all the farms have an understanding with the river rafting people at Kundalika river rafting place). So we had our stay + river rafting covered in the per person rate charged to us. Only additional charge was the rickshaw (Tum-Tum charge of 800/- to take us from the farms to the river rafting start point some 18 odd kms away and return to farms from 3 kms away to farm) and video and photography charges (per boat an average of 1500/- is taken for videos and photos..You can't risk mobiles and cameras in the water..if you have go pro camera you can save this).
Food was delicious veg and non veg served at evening 9.30 pm and a break fast served in common dining area at 7.30 am. The river rafting starts in morning at around 8.30-9.30 am once a day when the dam opens it's one or two doors for irrigation purposes (Two doors the better for that wild experience). We had super fun at the river rafting for 2.30 hrs (Tiring as on average many haven't done the same). Hence a suggestion plan river rafting and other water sports such as Jet skiing, zip lining, river crossing as those can zap you and you need an entire day for all this before you return back. We couldn't do the water sports as we were tired and also since in monsoon jet skiing won't be much fun and rest will be done next time.
We had their lunch and we set off for Mumbai back. The service here was commendable and value for money as our folks who weren't too keen on adventure stuff could hangout in the vicinity whereas we could head out for adventure. Next time maybe a two day stay with little adventure sports and local sightseeing would cover the place completely..

We (family of 3 couples and 3 kids) stayed here for 2 night in mid July weekend. As my title clearly goes, it was overall an awesome experience. lemme details for you
Drive from Mumbai is aoprox 140 Km with 3 - 3.5 hr drive. Road is mixed of very good and good.
Locating the resort wasn't difficult at all given we were following google maps.
we booked the place on phone with the owner after having quick glance online and we thought it be a small place. To our surprise, it had a large gate opening to welcome our vehicle and the property is decently sized with tent rooms distantly separeted from each other. we stayed in a room with 5 bed and open space outside as veranda. All of us were tempted to stay in tent and hence the caretakers (Mahendar Yadav, Dharmendra Yadav and a Maharashtrian kaka) immediately set up for us. we interestingly used the room for only merely keeping our luggage.
Resort has a small pool and was fun activity for all of us especially kids
Food is just awesome and more than that the hospitality of 3 gents mentioned above.
we partied all day on day 1 and as evening snacks, they helped us with hot kaanda bhajis and potato bhajias.
All meals were deliciously prepared by 4 cooking staff from kitchen and humbly served by 3 caretaking gents. we were all touched by the personal attention and care given here.
Few drawback if I can mention is
Property gets quite slippery when wet as its all mud ...
There are bugs and flies which is common for such places
our tent room had an outside bath area which was bit inconvenient for families.
We did rafting which was around 15-16 kms from DM farms and we had to hire an auto for Rs 800 separately for back and forth.
Special thanks goes to Mahendra Yadav who is so called incharge of this place and does a great job of keeping up to the expectation.
I would surely return and recommend this place to others.

I had awesome experience at DM farms. The place was pleasant and tranquil. The staff treated us like deities. Arrangements and food was really matchless. The lunch was appetizing and I felt like a home while having lunch. Specially the sports kits and grounds are good but little small. The play ground evoked memories of my childhood.

Really disappointing and unsatisfactory service for which we paid around Rs. 17000 for 7 of us. Firstly, the stay was pathetic with no bed covers, no proper equipments in the washroom, spider webs around the entire room, pillows and matresses were smelling. Secondly, the food is inedible! The chefs and the waiters were filthy. We ordered Paneer pakoda and Bhajiyas for midnight munches but those too were burnt and we could not eat even a single piece but still had to pay Rs. 300 for throwing it away. Highly unrecommended - this place.

I feel a little emotional when I think about the experience and the good time we spent over there. We have taken a package with rafting, night stay, breakfast, lunch and evening snacks. Ee good this package for a very nominal cost of 1700 each. The rafting is organized by some other team for all the different farms in Kolad. The rafting cost is 1200 on weekend and 600 in weekdays. As we have visited DM farms on weekend we have paid 1200 for rafting and just 500 for food and accomodation with a great service at DM farms.
The staff and hospitality is too good. Rooms are clean and the ambience, sport kits etc are good. This is the best spot to sray in Kolad at very less cost. We felt really sad leaving the farms on our last day.

+1
I was apprehensive how the place would be since this was our first time here. In short the place is nice, especially the tent facility. Let me list down why we liked it here and one big point for improvement.
1. The place is unpretentious. It is a farm house and it does not pretend to be a 5 star hotel. The surrounding is nice.
2. All basic amenities have been taken care of very nicely. We were pleasantly surprised to see the cleanliness in the tents, common areas and especially the toilets. All basic amenities work! This is a real winner as this is not true of even some 5 star properties!
3. The staff: is excellent. Mahendra, Shantaram and the manager Patil were all eager to serve and responsive.
4. Two labradors and one mixed breed dogs. They guard you all the time.
5. The price is just right.
NOW THE POINT OF IMPROVEMENT: Our first evening and night was completely murdered by a group of 9 horrible creatures who had carried a BEEEEG speaker and did not pay any heed to our very polite request to keep it down. Their drunken revelry continued till 3 am and I refrained from going over and fighting with them only because I promised my wife not to do so. The staff was supportive but could do little as those creatures were also paying customers!
Mr. Dhamania, the owner who came across as a very sensible person must enforce a timeline for all tourists to observe in these matters.

We were given the pleasure of staying at the DM Farm which is as good as an independent house with good room and an additional space. We had a patio to sit an enjoy nature. The staff were kind and courteous, ready to help out and the food was tasty, homely with enough variety .
We enjoyed River Rafting and other water sports we will definitely want to come back.
