We visited this place for 2 days and it was a really blissful place with amazing ambience, delicious food and courteous staff. The resort is right on the bank of Kabini river. The location is very scenic. Rooms are spacious, comfortable and with amenities like AC, fridge and coffee maker.

Amazing location on banks of Kabini river, amazing staff, amazing customer service. Mind blowing place, so many wildlife just on the banks of the river can be seen. Very reasonable rates, including meals. Huge spacious rooms. Loved it, already went twice and will go again and agin. Heaven on earth!

Very good property- friendly staff and most amazing food.
Go there to relax - property is just in the bank of Kabini. Around 1.5 km off-road drive from main road.
2 nights stay is optimal for relaxing.

We stayed 6+1 from 26th to 28th March.2021.
Approach road from Kabini is horrible.
In room AC problem-room changed.
There is no RO water available. Water bottles charged
even though we paid all package in advance.
Only food is best and staff are to the mark.
Boating is only attraction here.

We stayed here on the 3rd April weekend after seeing some positive reviews.

Firstly, let me start with the good things - The staff was helpful, food was good and was decent in variety. Basket of toiletries offered in both bathrooms. The boat ride was for a long time and they also offered a safari to the elephant camp (we were not interested though!). As the resort is on the river banks, you can take a long evening walk which is very peaceful. Mr. Vachan (resort partner) constructively took feedback over the call.

Coming to the things that put me off totally – The first cottage shown to us had some leakage and ants all over the wall! So they showed us another cottage which seemed in a better condition but again I felt like being in an oven with only wall-oscillating fans (whose oscillation couldn’t be stopped)! There is no AC, very uncomfortable mattress, flimsy bed sheets, non-absorbent towels, dusty furniture, no Intercom, no reception, no In-Out Register, No feedback register, lousy welcome drink on arrival and the list goes on. Although all cottages look the same from outside, they all have a different layout. Some of them have 2.5 bedrooms others have a backyard sit-out and the cottages on the left have no river view (thankfully our room had!). At the swimming pool we saw people getting in without proper swim suits and thus contaminating the water - The staff didn’t bother to tell them not to!

There is honestly nothing much to do here considering what they charge. They charge a rack rate of 10k plus taxes (on a yatra deal you might get it for 7-8k) which includes all meals for two and a boat ride which definitely doesn’t justify driving for ages on wretched never ending roads and not even having a safari to do!

Suggestions to the Management – Improve your furnishing (mattresses, sheets etc.) and get the electricity board to supply you ample lines so that you can install ACs in all rooms. Guests don’t need an empty fridge or a microwave- instead they want ACs to beat the humid climate. Summers will otherwise kill the guests to death! Get a full time manager to ensure no guest leaves unhappy. If you charge 10k per night we want it to be justified – Please don’t think the location does 75% of the resort’s job!

‘The Peepal Tree’ is an amazing boutique style home retreat, just a few hour’s drive from Bangalore. A bird watchers paradise, haven for book lovers, or a perfect spot to unwind from your hectic work week.   Hold on to your cameras for that spontaneous shot of a serpent eagle or  cosy up by the infinity pool with a book or best – come without an agenda, laze all day gazing at the slow, quiet drift of the Kabini backwaters.
You can also enjoy a boat ride, or drive up to the Kabini dam and stroll alongside the waters. You are always welcome here by the ever smiling, friendly staff who are trained to take care of you, while you enjoy a glass of ‘Chilled’ (strictly BYOB) and some delicious homestyle cooked food, by the poolside. The Peepal tree is the best kind of balm to soothe your itcy feet.

One would go to Kabini purely for wildlife spotting - this place KILLS it totally
1. This is located on the other side of the Kabini river, along with Orange County. However while Orange County ferries guests by boat (a 5 min ride) to Jungle Lodges and Resorts which is right at the gate of the reserve, Peepal Tree takes you on a bumpy 40 Km drive (easily an hr) through bad roads.
2. After the one hr ride, you would atleast expect a decently organised safari. Peepal Tree makes sure you end up fuming - no guaranteed safari, and not done by proper trained guides. It's more of a bus drive with no guide/naturalist.
3. Resort has no activity inside its premises though the website says treks with guides etc.

In short, there is nothing to be done in this resort. Its makes the very purpose of visiting Kabini a joke. Beware - the resort management before booking would say last room available etc. however it is 60% empty (even during peak Christmas season).

4. No morning safari possible, even if you are willing to do the bumpy 40+ km drive early morning.
5. Approach road to the resort would destroy your car. There is no road at all - one has to drive through mud and rocks.

Suggestion - Pls pay extra and book in any of the resorts on the other side of Kabini river i.e. the same side as Jungle Lodges and Resorts(JLR), the government run lodge.

My personal experience - Pathetic. Experienced all the above during a much awaited Christmas trip.

We would like to emphasize as mentioned in the website , we are a boutique home stay situated on the riverbank of Kabini and not specifically a wildlife jungle resort. Do regret we were unable to provide you a safari experience you had expected, though as mentioned during the booking phase and on the website Government safari is available at Anthersanthe village. For now we are in the process of organizing and streamlining guided tours for our guests like you. In Kabini, there are no private safari operators, However the choice is been given to guest to opt for government run safari organized by forest department. The entry to safaris and the choice of vehicle (bus/jeep) is completely managed by the forest departments and hence the home stay cannot be held responsible for the same. Being a two month old property and in our endeavor to serve the best to the guests we have and are working towards satisfying them within the current available resources and ensuring comfort, delicious homely food and friendly service staff. Some of our positive reviews are the testimony for our services and location of the property. Stayed in Peepal tree for two nights.The booking process was smooth and re-confirmation was efficient.The access to the resort was a bit confusing,roads were bad.They need to keep more signage boards.
The location was just beside the kabini reservoir.Rooms were well maintained and new,as this is a new property.No reception area,but they had a restaurant and swimming pool.Food was good and we enjoyed the hospitality of the staff.They were helpful.
We took a walk along the lake and found more than 10 varieties of birds along the shore,a beautiful and quite serene place for bird watchers.
They need to have grill for the room windows,as the security of our things is a point of concern.
The boat ride in the morning and evening was awesome.The could not organise a jungle safari for me ,as it was a weekend but they suggested me to take a trip to Nagarhole national park and took a ride there,which was truly awesome experience.
Overall it was an awesome memorable trip with the family.

As an extensive traveller...i have been to a lot holiday destinations....by all means i would love to say that "Peepal Tree" has been one of the best and most memorable holiday i have had in the recent with family and friends....this palce has been blessed with a beautiful scenic beauty of the river and nature.....staying in this resort feels like your one among the nature away from all the hustle of the city....spacious homes mouth watering delicacies....traditional folk dances....river view pool...friendly staff...and once we experience all this, you want to come back here again and again.....

We had recently gone on a cousin's only trip in the last week of July 2018 and had chosen The Peepal Tree for our stay in Kabini. And guys, I must say it was an awsome stay..!!!!
We had a 2 night stay in the last week of July 2018.
We reached in the afternoon & were immediately directed to the dining section for a wholesome meal. Later we enjoyed the boat ride and had a relaxed evening ahead. The staff had arranged for the Safari trip for the next day.
The safari was a disappoinment... hardly any sightings.. except for the deers, peacocks, some wild buffalows.. that's it!!
The breakfast that followed in the hotel was divine!!
Had a laid back day... the staff had organized for a village tour... but we opted for rest instead. At night there was a bonfire followed by the tribal dance, which was nice. The dinner was awsome... what a spread!!!
The next day we checked out with fond memories of our trip.
Thank you for the entire staff of The Peepal Tree for giving us such fond memories.
