Stumbled upon this as most other places that I usually book were full or exorbitantly priced. Booked via aggregator and got this at ₹6000 per night. The hotel was kind enough to upgrade us to a cottage and even more kind enough to allow us parking within the property. They have one car park only. It’s nestled right in the heart of Assagaon. Peace, serenity are the two words to describe it best. It’s 10-15 mins drive to all the popular restaurants and bars. The closest beach is Anjuna, about 20 mins away. Room : cottage room with a small sit out to have you’re morning coffee or evening tea. There’s a big garden right in front where one can sit and chill. It’s nice, calm and cool. The ceiling is huge, room is spacious, with a round table and a chair. There is a small wardrobe as well. Bed : at quite a height, is average. Not the most comfortable like the Oberoi or ITC one. Bathroom : clean, small and compact. The shower is good, fancy and their toiletries are average. Food : they have a blue Tokai counter, so the coffees are good. Breakfast : our package included breakfast and one can order from a fixed set menu. The food is good, simple and presented well. Property : The property is built on an existing villa, so it’s pretty big. They have 10-15 rooms and a nice garden area (which overlooks our room) There is a pool area, one can have some beer if you don’t feel like moving out. Mobile network & Wifi : mobile network (Vodafone) is a challenge here, almost nil network. Wifi is provided by the hotel, it’s good but at sometimes it does not work. May be we had a bad day. Safety : we could not find any security person or anyone at the reception when our Ac stopped working at 4am. Though it started working on its own back again, I was surprised as there was locked doors to the reception area. There are birds chirping every morning at 6am or 7am to wake you up. We being early risers enjoyed it. There are a few monkeys as well that come on the roof but we did not witness any danger nor any threat. But that’s the trade off if one wants peace and calm. All in all, if you want peace, calm and still want to be close to the popular restaurants & bars, this place is for you. Perfect for a couple. Staff is absolutely polite, helpful and extremely assistive.

Beautiful setting.. old world charm. Low human traffic. Perhaps not the freshest poultry, fish or vegetables (read: refrigerated) but very well prepared and presented. If they sourced their produce, poultry etc. every day, I wouldn’t look listener!

I usually do not write negative reviews, and believe in giving benefit of doubt to the property owner / hotel staff! However, this horrendous experience has forced me to write my first one! The property is absolutely horrible. The walls are very badly damped. There is a sickening amount of moisture in the room (don’t think they air the room ever). The AC was broken (they did shift us to another room after we requested multiple times). The new room had rat poop, dead centipedes, snails and what not, all over the floor! Amongst the alive creatures include snails on the wall, live centipedes chilling everywhere, spiders in the sink and a ton of mosquitoes (some pictures attached for reference) When I asked for the room to be cleaned, they handed me the broom to clean it myself, since they did not have any cleaning staff in the evening (around 7 PM). There are no phones in the room, in fact there is no staff at all (post 6 PM)! The vibe is extremely weird and unwelcoming. In fact, I felt like I was intruding in someone else’s house- an unwelcome guest. I would never stay here even if the room is offered for free! The only positive about this horrendous hotel is their food! The food was good, but (there is always a but here), they heckled us to pay for the ‘complimentary breakfast’ I had already paid for! Please feel free to stay here for a 5 start experience of a lifetime- the kind of experience that will stay with you ;)

I recently stayed at this property with my family and our overall experience was fabulous. I am very use to staying in boutique property but The project cafe was entirely amazing. Every corners of this property is maintained very tastefully or i would say artistically to be very precise. Their live retailing and art gallery is must visit in fact you can buy what your eyes can see at the villa. We booked for 5 nights via their Ahmedabad office and they offered me reasonable quote better then online portal. I will suggest you contact them directly to crack beast deal. We stayed in #4 & #5 their king rooms with nice exclusive garden. We enjoyed their meal offerings & Bar too and it was not bad. Staff was helpful and can arrange many activities based at Assagoa. We overall enjoyed our stay. I highly recomandate this property to experience while you are in Assagao Goa.

Our booking was for two people, which we did on MMT ( Make My Trip), our booking was from 24th Jan 2020 to 26th Jan 2020. I have attached a copy of it for your reference. We paid 18664/- for a King Room for two nights. So now I am sharing my experience at the property. 1. There are no assigned staff for services, it's a "Ram bharose hotel" in a layman language.. 2. Everybody does everything but can't do justice to one perfect role. 3. We checked in at the property at around 5.30-6pm. the gentleman who attended us at the entrance showed us around and than showed us our room which was right at the entrance in a passage area a small baby room with a single bed, booking was for two people for a King size room and we also paid for it, but what was delivered to us was unacceptable. And when asked to the same gentleman he mentioned it's "first come first serve basis". I had never hear this phrase in hotel industry where prebooking is done and fully paid. 2. The gentleman who attended us left in the evening, and than we were attended by Mr Allen who happens to be a restaurant manager, that's what he introduced himself to us. They had no solution for this situation and there was nobody on the property to sort out situation or find a solution. Till night we were only having a discussion how to sleep in that small room, so than they offered us a extra bed and made it sound like they were trying to help us.. we didn't need any help, we just wanted to receive the service that we paid for. We wanted an extra pillow but we didn't even get that. We were also told we will only charge you for single occupancy really after all the trauma we went through all you can offer a generosity of charging us on single occupancy for that night. 3. We asked for the concerned persons number who runs the property that's Drasty Shah but they mentioned they didn't have her number, which was next to unbelievable. So finally at 1.30 Allen said pls go and sleep as there is nothing they could do in this situation. Finally my husband booked Taj Holiday Village midnight. Neither MMT nor The Project Cafe was able to help us. infact the two last attendees for us that's Allen and one of his team member also left once we went back to our room. And we were left with one security inside the property. I literally felt I am sleeping on the road .. so finally with security's permission I took a cushion from their store some. 4. It's most unsafe feeling that a woman can have, god forbid anything would happen on this property there is nobody to attend. There is no assigned Manager on the property. It could be any situation... Very scary feeling, I would never send my daughter to this property or I would never advise anybody this property to anybody, Infact given a chance I would only advice not to visit this property. Also somebody from TPC team called us at around 2 am at night and offered us a car to check out and go to a different hotel. As my husband had already booked Taj we agreed. But again that's not the solution. 5. After a uncomfortable and distressed night and back ache, Next morning i.e. 25th Jan we insisted to speak to somebody on this situation, so finally at 11.30 am Allen went to call Mr Stalin who happens to be from head office that's from Ahmedabad. Now my question is when Mr Stalin was in goa why didn't he attend our situation on 24th night and why was he called or he reached after we insisted to speak to somebody. And at the same time Shreyas from MMT team came to the property on the complaint updated by my husband Mr Gupta on 24th night. I personally took him around and showed the room on which he also told Me Stalin this is wrongly charged and wrongly assigned room against our book. Finally after all the discussion Mr Stalin offered me his card and infront of the MMT staff promised us we will get our complete reimbursement. 6. We had gone through mental torture and trauma, which was not fair. Our two days weekend was completely ruined and we also ended up paying for the new stay booking. In few words it's complete Con and unacceptable service. A property with no trained team or assigned profile and Manager on the property. A very unsafe place to stay. 7. Finally we left the property in the car offered by TPC, and went to a heavenly and professional property. Now the funniest part begins from here, nobody called us for the payment from the property, and the card which Mr Stalin gave me in that the numbers updated were 1. Of Ahmedabad Office and 2 . His personal number which is switched off. So how did he wanted to connect with the payment 8. Finally I called the head office, the first time I called nobody replied properly, so I called the next day, where they shared Ms Parul Gandhi's number, whom I called and updated on the distress service we received at TPC. Now Ms Gandhi as per your request I am writing and sharing my complete experience to you. Pls look into it. Highly unprofessional, Unsafe, Distressed property... My rating 0 star And we are still waiting for our refund.. We have sent a mail to them but no acknowledgement still.

Conceptual, contemporary embracing the heritage of beautiful old Portugese building. Great Manager and staff who really couldnt do enough to welcome. Fabulous rooms, great restaurant, personal and special. A pop up art exhibition took place whilst I was staying and it was a wonderful to engage with local residents. From the moment I arrived, the service was perfect. 100% I will return.

A great place in a charming villa in Assagaon, offering a nice selection of food and drinks. The Blue Tokai coffee room is brilliant, with books and organic chocolates. There is also a small shop with clothes and bric a brac. The bar also offers a range of fresh detox drinks.

What a glorious find this little place is. We had a delicious breakfast here on the way to Mapusa market, and I wished we’d found it sooner so we could have stayed for a few days. The shop is full of wonderful trinkets and art works. And take note of the architecture including the shell shutters; absolutely stunning. We will be back.
