I highly recommend the balcony house tour if you go to mesa verde. Be aware of the limitations of the tour but it isn't as bad as they make it sound.

We absolutely loved the tour. Be prepared for climbing three ladders (1 is 30 feet high), and crawling through a tight spot on hands and knees. Oh, and the switchback on the exit path is hair-raising!

It depends what time you arrive. If you arrive when the Visitor Center opens you should be ok. Ideally, if your schedule permits, arrive the day before and purchase for the following morning.
