The location of this hotel means that if you want to go anywhere, you need to take a taxi. The exterior of the hotel is shabby and depressing! The lobby is the only nice part of the hotel and the only area that should be classed as 4*. Room service is advertised but not available. Pay-per-view movies are advertised but not available and there are only a couple of English speaking channels. Although the room itself was clean, everything in it was extremely dated. The door to the room continiously banged, the bathroom drains stank! The service and standard of the hotel is nearer to a 2*

“Clean but not the best location”

This place was allright-- the decor was kind of weird but otherwise it was clean and adequate. The location is about 10 minutes walk from the train into Lisbon. It's not a great place to stay if you're mostly interested in exploring Lisbon and not Estoril or the surrounding area.

My wife and I stayed here over an important visit to the Lisbon area. We found the hotel acceptable only -- perhaps at a 2 Star level. It is NOT a four-star hotel, as some guidebooks have it listed. The property is rough around the edges. Most importantly, the hotel has terrible service. Their front desk staff stands there all day with nothing to do, and yet when you ask them for help (a restaurant, a trip into town, a suggestion of travel info, etc) they literallly don't do anything. Here's an example . . . we arrived with clothing that needed pressing, and there was no iron in the room so we called down to request one. By the time we eventually got our clothing pressed, it was four or five days later. It took them that long to get the ONE IRON the hotel has for its guests back from the other person they lent it to. The hotel has a good location for beach views, but only for some of the rooms. Many rooms simply overlook the llittle run-down and rather dirty town square of Carcavelos. Also, the hotel staff told us by phone when we made the reservation that the train to Lisbon is just "directly behind us." This is more than a stretch -- the walk to the train station is about 3/4 of a mile, something you get VERY tired of doing all the time. The breakfast room is very nice, at the top of the hotel with a nice view of the pretty Carcavelos beach, but the coffee is terrible at breakfast. They serve stale bread in the basket for toast, but the other pastries are good. In general, this hotel is NOT A VALUE and warrants serious consideration before staying here. Our local friends told us not to go in the water at the beach because it is "urban" and there is a "problem with fungus" (whatever that means - sorry I can't be more specific). The Riviera Hotel looks very nice, about a half block from the Hotel Praia-Mar.

Don't stay here if you expect to sleep, either. The beds are terrible, not updated with good mattresses in years, and the doors must be slammed in order to get them to close. Which means that all night long and in the morning, you hear a constant noise of doors slamming.

“Good Beach Location”

We stayed here for 2 nights over easter and we were specifically wanting a beach location. And we got that!. The beach is only 100 meters or closer to the hotel. The area is not touristy at all, no english breakfasts or english pubs so that really appealed to us. A Very local area.
The best part of this hotel is the resturant on the top level. Amazing views and the food is much better than you would expect from a hotel resturant. Its silver service at very cheap prices - great fish options. Also has buffet options for those wanting more casual. Great breakfasts with great views. It is only beach eating places other than this and a few other hotel resturants around.
However overall for the price this hotel is very dated and is not in my opinion a 4 star - or even a 3 star. You can see that they have tried to update it but its still a very worn out hotel that needs a good paint! esp the pool - which we did not use as the beach was better. The reception is very new and modern, but as soon as you go up the lift that stops....
Very hard beds and we were given twin rooms and they would not change to a double - but I guess that might have been my fault when booking and the hotel did appear to be full.
Very easy to get to from Lisbon on the train - about 40 min journey and costs only 1.60 euros - amazingly cheap!
We got a taxi to sinta for 15 euros one way - so taxis are cheap too.

“It's OK”

Since we went for a conference and didn't have to pay for the room, I think it wasn't a bad deal.
I wouldn't go again on my own, unless I had a great discount price, because in the winter there's nothing to do around, and in the summer the beach is probably too crowded, since it is one of the most popular beaches in the region.

The hotel is a bit old, but the rooms and bathrooms were clean and well mantained. All rooms have a balcony with a small table and chairs, and the view is spectacular, specially at sunset. We were there in November and there were always people on the beach surfing, jogging, or just enjoying the unusually warm November temperatures.

I did like the restaurant a lot. Breakfast was included and the options were wide and there were lots of delicious breads and pastry. We had dinner there several times and we were always happy with the experience. Even if you're staying at a hotel nearby I would recommend a visit to this restaurant for a sunset dinner.

The internet access was free and they had wireless connections so you could use your own computer or one of their two PCs 24/7.

There is a small Mall with a great supermarket and food court , within a 5 minutes walk behind the hotel.
The train station is a 10-15 minutes walk and in less then 30 minutes it takes you to downtown Lisbon. I felt safe walking around alone even at night, but there are taxis in front of the hotel and a ride to/from Lisbon cost me less than 30 euros.
