This is a 4 star hotel. Prior to check in hotel clerk quoted me rate 120 eu including breakfast for 2. I've asked if A/C is working OK and she personally guaranteed that it did. After we've checked in the hotel owner said the price will NOT include breakfast! The A/C never worked, I repeatedly asked hotel staff to fix it - they did not. The owner simply dismissed my complaints: "my hotel, I do what I want".

Lovely hotel on the lake in Cannobio. Rooms are comfortable with beautiful lake views. The breakfasts are served in a lovely garden area across from the hotel overlooking the lake. The staff are helpful and friendly. We would certainly go back .

This Hotel was fantastic, views of the Lake and Promenade are beautiful. Everyone was very welcoming, handled any request or question without hesitation, including adding scrambled eggs to the breakfast buffet. It would have been nice if the Suite we booked was not on the 1st floor because it was quite noisy and is the only suite they have. Ana the concierge/front desk employee offered us a Jr. Suite which we moved to and it was great.. There is a private, secured garage just a short walk from the Hotel, well worth the 15 Euros/day. A weekly Market takes place on the Promenade each Sunday. Service here is excellent and after six days we felt like we belonged here.

An absolutely gorgeous hotel. We asked for a room with a balcony and a lake view and that is exactly what we got and it was lovely.
Fantastic front desk. Private parking and a wonderful breakfast. All in all a real charming hotel and the perfect way to spend the first few nights of our holiday in the Italian Lakes. It is tremendously well located for many restaurants and bars.
