Good points: Very friendly staff (reception, bar and breakfast). Nicely furnished in traditional style. Large room with large twin beds (pushed together). Decent amount of wardrobe/drawer space & chair/tables. Very clean. We did however get a cockroach in the room one night - although I suspect that's a problem in all hotels in the warm Tenerife climate. Central location in Los Christianos - away from noisy front (but not too far) and in good position for restaurants, shops and taxi rank. Quiet position (except for some noise on left side rooms from Karaoke bar (although that stopped at midnight). Good access for disabled visitors, although note that there is a gentle slope up from the sea front (about 200 metres?), and parking *may* be an issue (see below). Pool area on roof looked clean in contrast to previous comments (although there were a couple of pigeons drinking from the pool when we looked). No noise from other guests (attracts mainly older people in Jan - and saw no children). Walls/floor seem well sound proofed (we were next to the lift, but heard nothing). The pool itself was warm enough in Jan for a fairly comfortable swim (although I didn't actually go in). Wifi and room safes are available (but see below). The room safe is large enough for a netbook or iPAD, but not for a full-size laptop. Small fridge. Shelves in bathroom for washing bags (unlike a lot of hotels in my experience!).
Room for improvement: We parked (for free) on the street, but generally could find a space only several hundred metres from the hotel up a slight hill (might be a problem if mobility impaired). I suspect parking becomes even more difficult in high season? There may be a paid car park opposite (we didn't investigate). Breakfast was good, but not to the highest standards. For example, the muesli had little fruit in it (although there was a separate container with raisins), and the orange juice isn't fresh. WiFi and room safe rental are not included (cost 20 Euros per week each I think?). WiFi doesn't allow simultaneous logins from more than one device at a time (e.g. a smart phone and a laptop) - which is a bit irritating in this day and age. Not sure that WiFi is available throughout the whole hotel either? It worked in lounge/bar and (generally) in 1st floor room, but not in restaurant on top floor. The air con was turned off centrally and, whilst the temperature outside was mild enough for this in January, there was no *window* to open for air - just the balcony door. And that didn't have any kind of security system to leave it safely just ajar. It also let more noise into the room. However the area was quiet enough in Jan after about midnight, apart from early morning street cleaning and bin-emptying a couple of nights (hence only average rating for sleep quality). The bath was a bit small (like most hotels), but had good shower above. No BBC channels on TV.
