A smallish and genuinely friendly family-run hotel in a small hamlet called Pai, about 6kms from Torri del Benaco on the eastern shore of Lake Garda.
Only separated from the lake by the gardesana road, the front rooms have unbelievable views.
My room was only a small, narrow single, but everything was there and worked fine. The a/c was very welcome, as was access to italian sky t.v. with some international channels.
The main feature of the hotel is the beautiful terrace/restaurant set directly on the lake, whIch can be replaced in inclement weather by a characterful indoor restaurant built out of an old olive oil-mill.
The owners are on site from very early to very late, and provide a friendly welcome and lots of local information, including the idea to take a 30 mins. walk to the upper village, with a pretty square, relaxed trattorias and an idea of simpler times..
In the heat of the main Italian holiday season in August, swimming in the lake was a delight, though parking near the hotel was very tight.
Given the height of the season, both the room and the restuarant ( whether set meal or a la carte ) also provided very good value.

On the lake Garda itself.
The location is great, you can go downstairs and in 3 seconds you're on the lake.
They also have a restaurant near the lake, of the hotel.
The location of the town is in the middle of the lake, so you can go south or north to anywhere you wish.

We had a very pleasant stay at this hotel. We received a very nicely decorated room, which had a partial view to the lake, but that had a balcony. We were, however, very kindly given the choice to move into a room that had a direct view over the lake but no balcony.

Breakfast at this hotel was very very good, with plenty of quality ingredients to choose from, and you can also go outside on the lovely terrace right on the shore of the lake!

On the day we left, we had to take the last bus from Riva di Garda back to Verona, and our luggage was still left at the hotel. The owners very kindly agreed to bring the luggage over to the bus stop (just in front of the hotel) a bit before the bus arrived there, which was really helpful for us as otherwise the driver would not have waited.

The owners Linda and Fritz are very helpful and friendly and run a beautiful hotel.
We were upgraded to a beautiful suite with stunning Lake views.
We ate in restaurant every night and were thoroughly pleased with the exceptional food, wine and service.
The beds were very comfortable and the room was cleaned every day.
At night after our meal the stunning Lake view from our suite was just the icing on the cake.
