Very Satisfied Snowbirds

From our first contact with Mr. Patrick Winston we were treated in a professional and friendly manner, very courteously and very detailed written information supplied on the rental conditions and amenities. We chose to rent on the basis of positive reviews from homeaway and trip advisor. The reservation was concluded with no problem. No bad surprise at our arrival, exactly as seen on the internet and very clean. Mr. Winston personally met us at our arrival and showed us through the condo. We were very pleased to see that all the equipment mentioned was in fact present (full kitchen, toaster, microwave, large refrigerator with freezer compartment, dishes, wine glasses, all utensils, detergents, tissues, even chairs for the beach, etc…). A few basic and reasonable conditions were mentioned in order to keep the premises clean and bug free (like taking out the trash daily), to use the air conditioner respectfully when the windows and doors are closed and to turn it off when we are away for the day in order to keep energy cost reasonable and check-out time. We are presently enjoying our holidays at the Hawaiian King in a friendly environment. The facilities are situated in central Waikiki near all points of interest (beaches, shopping, tourist attractions, parks, restaurants, groceries, bus transportation to all points of interest on the island, etc…). I will definitively recommend Pat Winston’s condos at the Hawaiian King to my friends or to anyone seeking accommodation in Waikiki.
Considering the above mentioned we were very surprised to read on trip advisor the recent bad review “this is the worst place we stayed in” and we certainly do not agree with that review and find it unreasonable and not warranted considering our experience at this time.

The location is great .The people who stayed there were great. The room was okay but the balcony was full of junk, the room smelled all musty, there was so many rule. We purchased a condo with full kitchen and we ended up with a 2 burner stove and a small bake oven in the cuboard . If we used the small a/c pat was going to charge us an extra 3.00 per day. You couldn`t us the toaster and the microwave at the same time or it would blow a braker. We paid a cleaning fee and then was in formed that if it wasn`t completely clean when we were ready to leave he was going to keep our key deposit.We were there for 21 days. We would not recommend this apartment to anyone.

Last year we had over 120 Reservations/Guests with this couple as our only "Unhappy Guest" or less than 1% leaving 99% satisfied and happy. You cannot satify all the people all the time, but we try. Several comments just aren't correct, paint an incorrect picture of this condo and our business in general and I feel it important to address these statements.
1) If the location is great why do you give it only 3 of 5 stars which a somewhat average or below average rating. This was your highest rating.
2) Stating the "room" was okay and giving it 1 of 5 stars shows it wasn't that bad in their mind with an "okay", but they gave it a very negative mark. This is not a "Room", but a one bedroom condominium with 468 total interior square footage, 90 square feet on the lanai and for Waikiki is a good sized condo and not a " Room" which is a hotel term.
3) This condo does have a kitchen that is well equipped for most guests, but probably not as well as their home and it was told to your husband that it had other features, but had a 2 burner stainless steel cooktop in the counter whch I believe he didn't pass to his wife who signed this review. Most couples staying less than a month do light cooking and I talk to them regarding that cooking issue and can place them in a condo that has a stove/oven if they desire.
4) The small bake oven is a convection oven that will cook a 13 pound turkey, go to 450 degrees and we also have a BBQ at the pool area with an additional gas burner. Is what concerns me is this was all explained to the husband before he made the reservation and at check in and when they arrived at 11pm I could have moved this couple immediately before the bags were unpacked to another condo that was open with a full size stove and oven, but they said nothing-no complaints regarding these issues were ever made during their 21 day stay. When passing by on the street I asked how things were going and they said OK. By their review that wasn't the case.
5) The A/C is not small, implying it is inadequate.but is a 10,000 Btu newer unit that can handle 500-600 square feet (it is 2200 Btu larger than the neighboring condo). They were told that guests who ABUSE the A/C by using with doors and windows wide open, use when the unit is vacant or running 24 hours a day wheter they are in or out could result in a $3/day surcharge. Normal usage is expceted and to date this $3 surcharge never been charged to a guest. In Hawaii we burn oil to get electricity and we try to be "Green in our Energy Thinking" and at .25-.30 cents a KW (triple most oher cities in the mainland) We offer budget prices and need to keep on top of our expenses so we can kep our prices low. Wasteful use of energy is just unacceptable-normal usage is acceptable.
6) In most older buildings and Waikiki has more than it's share of older building's built before window air conditioners, microwaves and etc. it is prudent to watch how many items are plugged in and running at one time. This is explained to all guests and a reason we haven't had a problem for many years with a single tripped beaker.
6) A $75 condo cleaning fee helps to defer the expensive costs and time required to clean each condo at check out. In our personal business we take from 4-7 hours per unit. This is a very reasonable fee, but we expect our guests to respect the upgrades and leave a condo unit in good condition-This is a rule we are firm on and it helps keep the condo in good condition for the next renter. We very seldom do not return the refunadable deposit which is separate and it is called a Damage,Key, Security and Sand Deposit. To say that if the condo wasn't completely clean is just plain not true and a fabrication or their justification for this nasty and inaccurate review. Their 2 stars for cleanliness is not true and they did get 100% of their deposit returned even though they broke the metal shower door handle.
7) Their rate was a special rate well under the average Christmas/New Years Peak Season Rates and under $90/day, but they give it a low rating for value with one star.
If guests are unhappy or have special needs they need to convey that and if this wasn't done before or during their stay and their expectations weren't met. If they misunderstood the basic rules of any well run condo vacation rental what can you do? I suggest that this couple in the future have both parties involved in the reservation proccess as if just one person takes all the information, rules and etc. the other might end up uninformed and unhappy. Condominiums are much different than booking a hotel room and each has it's benifits and disadvantages which I feel wasn't understood in this booking by both parties. Any potential guest for any condo should read all reviews in making a decision,

“Pat Winstons Condo # 402 @ Hawaiian King = Home away from Home!!”

My wife and I have been staying at Pat Winston' condo # 402 for the past 15 days & unfortunately we are leaving tomorrow. From when we first confirmed the booking Pat has been fantastic & everything was handled professionally & without any hassles at all. The first moment we met Pat on our arrival to the Hawaiian King he personally took us up to the condo & showed us everything. The condo really has EVERYTHING you need & really felt like a home away from home. Microwave, Stove, Refrigerator freezer, pots, pans, cutlery etc etc.. I could go on! Even has a map book of Oahu! The FREE wireless internet is a bonus as well, (which I am on right now!) All the best beaches are 2 minutes walk up the road & not being right on the noisy main road the condo is nice and quiet. There is also a Gas BBQ (Weber) on poolside that you can use for free which is fantastic when you want to have a BBQ by the pool. All in all, its been a fantastic vacation & we are already thinking of when to come back again. We will definitely be contacting Pat Winston again for our home away from home!

“Book with Winston's Waikiki Condos for the best rooms in this building”

Stayed at Pat Winston's condos in the Hawaiian King building for eight weeks during September to November 2009. Pat was very accommodating and helpful with answering questions during my initial enquiries. I was not looking for the quick tourist type one week holiday accommodation and after something a bit more quiet (well quiet for Waikiki) and willing to be further away from the beach. This was perfect. Ask for the third floor or above if on the Ala Wai side so you are above the building next door.

About a $40 taxi fare from the airport and I used a shuttle when leaving which was around $10. Good if you have plenty of time.

Make sure you deal with Pat as there are other condos in the building not owned by them and this review doesn't cover other owners' condos.

Pros
- quiet location for Waikiki and still only five minutes walk from the beach
- on site owner and front desk also operated during the day
- very clean and on par with five star hotels in that regard
- wifi worked flawlessly for me although I did notice a few others sitting outside to access it
- on site laundry although my condo has facilities in the room
- literally everything I possibly needed. Very well stocked kitchen and every possible cleaning product I could need
- fan over the bed to keep cool during the night without the need for air-con, even though it is in the condo
- Food Pantry is a few minutes away or an easy walk (20-25 minutes) to Safeway for much cheaper products

Cons
- deposit payment process was a bit tedious because no PayPal or credit card (available, just not preferred) which makes it difficult for non-US people. My online banking didn't recognise Pat's bank so I couldn't wire the money. All banks there are local Hawaiian and not US wide which might have been part of the problem.

"In 2007 we were staying at a nearby hotel for our first visit to Waikiki. We read about Pat in our travel guidebook and decided to try his condos on our next trip. In 2008 we emailed Pat. The whole booking process was simple and easy. When we arrived for our stay we were pleasantly surprised. Pat greeted us and helped us get settled. We stayed in this unit and loved it. We had twice the space that we had in the hotel and a full kitchen, not a kitchenette like some other condos, for much less than half the price of our hotel room. Everything you could ever need is in the unit from tissues to dishes to spices, coffee filters, even wine glasses and a corkscrew! Pat and Mana look after every detail. The unit is spotless. When we compared our unit to other condos our friends were renting in the area there was no comparison. They were all amazed. For us the location is fantastic. Just steps away from all our favorite places. The Hawaiian King is wonderful, but make sure it is one of Pat's units at the Hawaiian King. There is a difference. We went back again this year, 2009, for a month and are planning an extended stay again in 2010. We have referred several of our friends to stay with him and they all have had a wonderful time. People ask us why don't we buy a time share and we say that we don't have to. We have Pat. Pat has become a member of our family. We truly cherish Pat and Mana and the friendships we have made with Pat's fellow vacationers. We look forward to many many more stays at our home away from home. "
