In the middle of August, we decided on the spur of the moment to spend a couple of days in Newport that very same week. I looked up every B&B online but could find no vacancies, or only very expensive rooms of more than $300.00 a night. Finally I came across the "Burbank Rose" which did have a vacancy for the low price of $130.00 a night. We decided to take it, figuring that the place can't be much, given the low price in the middle of high season. When we arrived, we were completely in awe of the loveliness of the inn. As soon as we stepped inside, we were surrounded by wonderful antique furniture and knick knacks in every room. The cleanliness was impeccable, and the staff absolutely charming. The inn is steps from the harbor, shops, trolley station, parking lot and wonderful downtown life. Breakfast consisted of a plethora of fresh fruits and berries, fresh baked goodies; and unlimited yogurt, juice, coffee and tea all day long. Brian the proprietor makes you feel right at home and very much appreciated from the moment you set foot in his place, and does not pound you with any single word of rules and regulations upon your arrival. He's very helpful to help you plan your day's activities; and he's just an exceptionally jovial and generous innkeeper. My husband and I recommend this place heart and soul, and we will definitely stay at the Burbank Rose each trip we make to Newport.

“Endless hospitality, charm and”

We chose the BurbankRose because of the location...though we were skeptical since most places mention that they are walking distance to everything and they are usually not. This Inn was very close to everything we needed. I stayed in the "wicker room" which was far too bright and cheery for my tastes, but after reading one of the other reviews, there was clearly a better room for me. Fortunately, we were able to view the other rooms prior to departure and they are all very clean, unique and tastefully decorated. Forget your toothpaste? No worries, plenty on hand. The coziness of the sitting room prior to our evening out was extremely relaxing. The continental breakfast, homemade scones and fresh raspberries were amazing. We also loved the after-hours pizza delivery... The innkeeper, Brian Cole, was beyond accomodating and is one of the reasons we will return soon! Brian will do anything to make his guests comfortable, a rarity in and of itself.

“Great location!”

We stayed at the Burbank Rose this past weekend and could not have asked for a better location in Newport. It is literally steps from Thames St, the main shopping area, and the wharfs. We were even able to walk to the Cliff Walk, even though that was a bit further. No, it is not the most luxurious b&b - it is an old house and has the usual wear and tear, and the rooms and bathrooms are tiny - but if you want to stay in the middle of it all at a really great rate, then you cannot ask for a better place. It's a guest house, not a b&b, so there is not big gourmet breakfast, just some fruit and yogurt and pastries (the raspberry scones were great!), but as long as you know that beforehand you'll be fine. We were allowed to bring our small Boston Terrier with us, as well, which was really appreciated. I think if you go in with an open mind knowing that while it's not going to be the fanciest or biggest place you'll ever stay, you will find that you'll really enjoy the Burbank Rose!

“Every Rose has its Thorn”

Just got back from our stay at the Burbank Rose. The innkeeper Brian might be the most laid back guy in the business. He was a pleasure to work with. The Burbank Rose is a guest house not a Bed and Breakfast. So be prepared for a continental breakfast. The inn itself is nice. It does need some work (ie minor repairs and a fresh coat of paint). The place is clean. Our room was the southwest room and was cozy. If location is paramount then this is the place for you. Walking distance from all the shops and we even walked to the Breakers from here. I did enjoy my stay.

“Cute haven next to all the action”

We got to stay at this charming inn over 4th of July weekend. The best part of this was the location, only a very short block from Thames Street, where the docks, shops, and great restaurants are. We parked the car in a lot next to the harbor, a block away, and parking was included in the $195 a night - overall, a good price for Newport! The building facade and doorway was covered with beautiful flowers in containers. Our room wasn't big, but included a full kitchenette with stove, mini fridge, coffeemaker, breakfast fixings, and all you need to cook should you choose. There's also WiFi and videos you can borrow for the TV. There's a charming sitting room upstairs where you can get more coffee, fruit or breakfast rolls - or a book. Again, the best part was being able to walk over to take a harbor tour, eat at one of many fine restaurants, or check out the nightlife. Brian recommended several places, and we enjoyed eating fantastic seafood at H2O, overlooking the harbor and watching the fireworks display. It's easy to get out and bike from there, or drive out to the beach or wildlife sanctuary. We'd be glad to stay again.
