Great location, solid service and lots of charm - a recommendable place to stay.

Check-in was friendly and a staff member seemed to always be available for us if we needed them.

We stayed in the Marple room which was well-decorated, very well-maintained and larger than it looked in the website's photos. The bathroom had all the usual amenities and plenty of strong, hot water in the morning.

Breakfast was standard B&B fare; plenty of seating in the dining area. There are no other common areas for guests, but that worked for us.

The property has free parking in back (the hotels nearby charge $25 and up for parking) and it's easy walking distance to the city center and many restaurants. Benefit Street is lovely to stroll along. We were in town for WaterFire and found this to be a perfect location.

The only caveat is that there is no elevator in the event that flights of stairs are an issue for you or your traveling partners.

“Charming and Quaint in every sense, Providence nicer B&B!”

We stayed 2 nights at this charming B&B. Stayed in the Empire room and the Nightingale room and loved the cosy settings on both nights. Hearty breakfast is a plus!

Not the cheapest stay one can find in Providence but well worth every penny.

Highly recommended.

Stayed here many times. The neighborhood is redolent of the days of Poe and H. P. Lovecraft who both frequented the area at different times. "The Shunned House," Lovecraft's masterepoeice is actually located right across the street. Poe's favorite churchyard and many wonderful examples of unique architecture are within easy walking distance. The Old Court, a one-time rectory for the church nearby, is a delight with three floors and many different styles of rooms. Free breakfast in an elegant dining room and the food is great. Ask for Max and tell him Michael sent you. He's a very informative and genial host and you will have a wonderful and very quiet sleep.
Nightlife? Just walk down the hill to Cafe Noir for excellent dining and a very personable chef. Enjoy and be sure to go for a late night walk in Autumn. I swear I saw Poe and Lovecraft under an old gas lampost on Benefit Street chatting amiably while a black Cat brushed against both men. Google the place.

Old cout B and B is a nice old house. It is very convenient to Brown University. Our room was fine. The beds weren't comfortable. The linens were fine but not luxurious. It seemed clean. The bathroom was limited on space. I had to put my cosmetic bag on the floor. The air conditioner was a wall unit that either made the room too cold or sticky. The breakfast was pitiful. It consisted of toast gray sausages and scrambled eggs. There was some granola set out with a spoon that hadn't been cleaned from the day before. It was disappointing. I wouldn't be excited to stay there again. It wasn't bad at all, but definitely wasn't worth the price.

We're a couple of nerds who were in Providence for the HP Lovecraft walking tour, and the Old Court is right on the route, in the prettiest part of the city. It's a beautiful old building, full of beautiful old furniture. Everything was clean and comfortable--we stayed in the "Country" room and loved the mattress, the bathroom, the view of the city, it was all excellent. Breakfast was delicious--the granola especially, and my husband liked the french toast :)

Here's the icing on the cake: I left something in my room with a lot of sentimental value and when I called to ask them to mail it and offered to send an envelope, they insisted on paying the postage and I had it back in two days. Really, one of the nicest things a stranger has ever done for me.

We'll definitely be back.
