just returned from Norfolk and our stay at Incleborough house, from the moment we arrived our hosts Nick and Barbara made us feel very welcome with an afternoon tea and home made cakes, we were then shown to the Rose room which has a gas fire, large screen tv, dvd player and every thing that is required to make a stay enjoyable. A free bottle of red and white wine,tea making facilities and even chocolate and fruit. We were then treated to an excellent meal in the conservatory and returned to the luxury of our room, We had organised the trip to coincide with my birthday and a trip to the Thurston Christmas Extravaganza. To make sure we were not sent off without food our hosts arranged an early inclusive high tea. The show was excellent and on our return we were treated to cheese and biscuits before retiring. Each morning a cooked breakfast awaited us, we can not recommend Incleborough House enough, peace and quiet and luxurious indulgence, this was our third visit and we look forward to our next, the numerous and prestigious awards are well deserved, thank you Nick, Barbara, Phil and not forgetting cook Lynne for another great stay.

This is a truly first class establishment that deserves its recent awards. We stayed one night in the master room , a really spacious room with luxurious furnishings and a very large , very comfortable bed. The bathroom was superb with the added treat of a tv at the end of the bath. As mentioned in the other reviews there were plenty of complimentary extras.The hosts were friendly and efficient. We really enjoyed our welcome tea and delicious cakes, and the breakfast was excellent and generous, my husband managing to eat kippers followed by the full English !
I noticed on their website they are now offering light evening meals by prior arrangement which is a very good idea.
The house itself is situated in a quiet position near the village green, just a short walk from the main coast road and the beach.

In my view, what makes a place to stay truly luxurious are good attention to detail and 'all those little extras' and Incleborough has both in abundance. Our room was georgous (Rose Room), the bed extremely comfortable, the shower room and seperate toilet both well heated with underfloor heating. The extras we are used to getting on arrival at other places, just kept coming every day of our stay (3 nights) - wine, tea/coffee, chocolate, peanuts, fresh fruit, soft drinks, newspaper, toiletries etc. not forgetting afternoon tea and home made cakes which will be left in your room if you ask in the morning, just in case you are not back in time to take it between 3.30-4.30pm. The breakfasts are truly wonderful - I can't imagine better. Altogether a lovely and very relaxing stay and Barbara and Nick are so helpful and friendly. If I had to make one criticism it is that we didn't see much in the way of help for walkers ie. trails or maps but then we didn't ask and instead we got what we needed from the local shop about 100 metres away and from the tourist information centre in Cromer. Also, the local caravan site on the main road put us off a bit initially, but once on East Runton beach you can hardly see them and this beach is well worth a visit.

“Very pleasant indeed”

At first sight, the £165 price tag for one night's stay (for a couple, including breakfast) seems pretty high as B&B's go. However, there are two reasons I believe the price is justified.

Our bedroom (Rose) had a very large bedroom, and very well appointed with tasteful decor and quality carpet. There are two radiators, and heavy curtains, and a gas fire (open fire reproduction) if you're still cold. There are is a matching wardrobe, bureau, very large chest of drawers, bedside table, small tables and bedstead, all good quality. Two lounge armchairs and an upright dressing table chair complete the furniture. There is a large wall mounted TV, fridge, CD player, Sky box and DVD player. There is free WiFi. The king size bed is in good condition and comfortable.

The seperate toilet and shower have very nice quality fittings, and both are floor heated. The shower is powerful and as warm as you like.

The owners provided (all complimentary) water (still and fizzy), small bottles wine (red and white), fruit, afternoon cake, nuts, biscuits, chocolate, the normal selection of tea and coffee, and ground coffee plus a caffetiere. There are comlimentary slippers. Dressing gowns are provided. I think a newspaper is also available.

Plenty of parking, and a nice garden for guest's use.

A lounge is provided for use downstairs, and there is no TV there. It is well equipped with books, mags, DVD's and a CD player. A PC is available for use if you don't have a laptop to use the WiFi.

There is a good selection of foodstuffs for the well cooked breakfast taken in a pleasant conservatory.

So that is one reason why the price is justified. The other? Our three night break was discounted by £100, which averaged at £130 a night, and it was very good vaue for money in my opinion.

Criticisms? None really. If you forced me to nitpick I would say the window is too small and too shaded by trees for the room size, so it's a bit dark in natural light. But there's not much to be done about that.

We look forward to staying at Incleborough House again.

Immaculate room, charming service, lovely breakfast and in a great location. Couldn't recommend Incelborough House highly enough.
