“Lovely house in a great location!”

Site management: Within 20 minutes of my original email inquiring whether there were any rooms available last-minute, David (owner) had my room booked and I had an e-mail with a confirmation# and directions to the B&B. Wonderful on-line service. I texted him our expected arrival time and he greeted us in the parking lot (behind the house - you don't have to park on the street) and he carried my bag in and gave us a tour of the house and the keys to the house/room. He even gave us suggestions on where to go eat and just how to get there.

Location: 2 blocks off Broadway on Capitol Hill. The house sits mid-block on a nice quiet residential street and is within a very short walk (less than 10 mins) to all the wonderful happenings on Capitol Hill/Broadway. This B&B is also very close to major hospitals (Swedish, Harborview, Virginia Mason, etc) as wel as the downtown area.

Room: We stayed on the 3rd floor in the "Topaz" room which has a queen and a twin bed as well as a private bathroom. The room was very clean and uncluttered which I personally liked very much that it was basically a sleeping room and that there was no additional seating in the room - it sort of forces you to be a bit more social and go downstairs to mingle and wander the house (but again, that's my own taste when staying at a B&B). The twin bed is a gorgeous sleigh bed and according to my daughter, VERY comfortable and warm. The queen bed was extremely comfortable as well - there is even a skylight right above the bed to let in the morning light...or view the stars if it's clear enough. The room has a built in window seat and the woodwork is just gorgeous! My only complaint about the room would be the bathroom. They left the original feel of the entire house and have decorated it pretty much to period (furniture, carpeting, lighting, etc) and then in this room there is a bathroom right out of 1985 - it was disappointing BUT the water was hot and the toilet worked which is great so it's just more of an overall aesthetics-thing for me.

Breakfast: The food was absolutely delicious!! When I booked the room, David asked if there were any diet restrictions and they accomodated ours without issue. The breakfast of the day: veggie omelets and they were wonderful!! I woke up to the smell of coffee brewing (our room was on the 3rd floor) and that was just a perfect way to start the day.

For the price we paid, the comfort of our room an the customer service we received I would book this B&B again and again! Thank you for a wonderful stay!

“Home from home”

My husband and I stayed here at the start of a road trip from Seattle to Boston. Not only was the room beautiful, clean and comfortable, but the breakfasts were the most delicious starts to the day. I would never stay any where else if I ever return to Seattle.

“Excellent Bed & Breakfast Close to Swedish Hospital & College”

We needed a way to stay in Seattle while visiting my brother who had a major stroke and is roomed at Swedish Hospital. This bed & breakfast was close to the hospital and a great value. The rooms were beautiful; beds comfortable; and breakfast not only tasted good, but accomodated our diet constraints. The people were friendly and we really enjoyed our stay.

I lodged here during my entire stay in Seattle, visiting from San Francisco. I couldn't have been more pleased with the service and accommodations provided by the staff; 11th Avenue Inn is well managed and will exceed your expectations. No doubt, this is the best value in the area. My room was spacious, clean and the bed was a dream to sleep in. Breakfast was a delicious and filling spread of omelets, toast, yogurt, coffee/tea and fresh juice served in an elegant dining room. It was nice to meet other people, from all walks of life, also staying at the Inn and hearing about their travels. There are bowls of premium chocolates and nuts throughout the Inn for snacking. The dining hall is replete with coffee, hot water, tea and cookies. And if you forgot your umbrella, there are several for use at the entrance all. The computers in the office den were particularly convenient as I was able to research restaurants in the area and print out airline boarding tickets. Getting here from SEA was a breeze; I took the train and then a short bus ride on line #43. The location is prime, near downtown, in the chic and hip Capitol Hill neighborhood. Some of the best and coolest restaurants/bars, cafes, music venues, bookstores and shops are just a few walking blocks away. Bruce Lee’s grave is at the Lake View cemetery, also nearby. The owner, David, is outstanding. He is eager to help make your stay enjoyable, relaxing and hassle-free. If you choose to stay at the 11th Avenue Inn, you will not be disappointed.

“Awesome B&B”

We recently stayed at the 11th Avenue Inn for 6 nights while visiting our daughter and son-in-law in Seattle. The room rate was $99 which I thought was an excellent value. David, the owner, met us within a few minutes after our arrival and the check in process went quickly and smoothly. He had a very extensive list of restaurants and attractions that were within walking distance of the inn. We stayed in the Emerald room and found it to be very comfortable and homey. The unit has a corner shower in the bathroom. The location was very quiet and the off street parking behind the inn was a great perk.

The innkeeper, Tominda, prepared excellent breakfasts each day. She also was very sweet and pleasant to converse with as we started our day. There were bowls of mixed nuts and chocolates, and fruit available throughout the day.

The den had two computers with a printer which came in handy to stay connected. Wifi is also available.

We will definitely return to the 11th Avenue Inn Bed and Breakfast.
