Our family stayed here for a week in December. We had a updated 2 bedroom unit. The unit was massive!!!! Perfect for the whole family. We asked for a room near the water and they accommodated us putting us right near the ocean with a wonderful view from the balcony.

We traded our timeshare through RCI and couldn't have been more pleased with this property. Great location in Kona, newer furniture in room, and they actually had comfortable beds which is not something you see in many timeshare rentals. Even the fold out bed in the living room had a very nice newer pillow top mattress!

Like a lot of places in tropical environments you are bound to get bugs (Ants) if you leave food out. We saw a few ants in the room on the first day and just kept ALL food in the fridge and didn't have a problem.

The pool could have been nicer and if you don't get a good view and renovated unit it may not be so good as I peaked in some other units that were not as nice as ours. So I give this place 4 out of 5.

Also if you do not unplug your phone they will call you daily to sell you a timeshare....just unplug the phone and you will have no problems! :o)

Huge rooms, great location, nice walk to "town", helpful staff. Decor somewhat dated but comfortable and our 2 bedroom was just huge! Kitchen was very well stocked. Easy access to Kona and numerous surrounding attractions.

We thoroughly enjoyed our stay at the Royal Sea CLiff. The service was excellent and the 2 pools were nice and warm even in December. We had a 2 bedroom deluxe unit. It was very spacious, clean and well equipped. There was lots of room for my 2 young children to celebrate Christmas and play with all their toys. Also so great space if you had 2 couples in the unit as both bedrooms are nice sized and offer privacy. Kona is a beautiful island and the resort is located close to town, beach and restaurants.

Please do not use CRuz'n taxi. The fellow had my 2 small kids in the back sea was talking on his cell and writing down directions on a piece of paper while driving on the highway. He then said we were rude when we asked him to pull over for safety. The hotel took care of this for us as well.

The ocean views from the resort is beautiful. Large lanais and well kept grounds.

We check into a beautiful 2 bedroom suite that had a very musty odour. We were told the climate was humid and some rooms smelled that way. Went shopping for febreeze, while spraying the hallway, stepped on wet carpet below vent and then went on to discover mold in kitchen vent. At bedtime, we discovered ants (lots of them) in our bed. Called front desk, security came and said we had to move out of 421. Upon a visual inspection of the next room, 310, we also discovered many ants. Off to 312. Ants in kitchen, which we dealt with by buying raid. This was first room that did not smell musty. Front desk apologized and we were told Carol would be contacting us. The only contact was "hope to see you at the pool later" and that was as good as it got. We were not able to attend due to other committments. No further attempt to contact us in regard to our stay, ant or mould problem. View was great and Kona hospitality was awsome. I don't beleive that all the hotels have ants and mould just because! More detail to cleanliness could be applied. Corners and hard to reach places were far from clean. Most hotels would supply a complimentary something to show some kind of remorse for their short comings.
