We've just finished up a two week stay at the Royal Sea Cliff and found it to fill our needs very well. The location is great - just a mile from town and since we are walkers we easily made the trek. The condos are located right on the ocean front making for spectacular sunsets, crashing surf and easily seen whales. The pools are well maintained and also sit oceanside. Very nice. Our unit was on the first floor so we had a walk out to the grounds - no view but very, very quiet. We love quiet. We had a studio which contained all the amenities we needed although it was a little worn. The carpets were filthy and the appliances were old. The fridge had rust on it's side and it was clear the room hadn't ever been refurbished. Old cupboards and furniture. That being said we were satisfied. We don't spend much time in the room and I will say the bed was very comfortable. Room service was every three days which is also fine although we never did get coffee filters which we asked for twice. Finally just bought our own (and took them with us) Overall we were happy and will stay here again.

We stayed twice at this ourigger at the begining and end of our tour of the island of hawaii. You need to take the car to go to the beach, but it is well located between kona and some of the nice beaches; the 2 different condos we stayed in were roomy and well maintained. One had a huge terrasse overlooking the ocean. One of the pools was closed for renovation, but the other one was great. They have breakfast for the newcomers, hawaiian live music anothe day while teaching how to do lays around the pool. Would certainly go back there.

We stayed here recently for a week. A friend had a timeshare that he let us use, and we had a very nice 1 bedroom condo with a view of the ocean. It was very clean, the furniture was fairly new, and it was the most comfortable bed I've ever slept in! There is not daily maid service here, but we were fine with that. They came once during the middle of our stay and replaced towels. They wanted to clean, but we told them it wasn't necessary. Since part of the property is a time-share, they do give you their little "sell" when you check in and ask you to come to a 90-minute presentation, but they don't hound you, and we didn't go. This property has 2 very nice pools that were never too crowded. It does not have a sandy beach, but there is one within driving distance that is pretty nice (about a mile south). The town of Kailua-Kona is a neat town with tons of dining options and lots of shops. Bongo Bens was our favorite. We ate there several times, and always requested a table outside so we could watch the sun set.

We booked an "Ocean View" condo at this location. The condo was on the first floor and the ocean view was blocked by pool buildings.
However, a very helpful staff member on the front desk - Jenny - upgraded us to a beautiful condo (#315) which had a magnificent ocean vista.

I think it would be worth the extra money to go for an ocean front condo because it was a great location right on the shore line.

This location put on three special events while we were there - all of which were appreciated. 1) A continental breakfast at the pool with a local musician. 2) A late afternoon event with music and pupus (appetizers) 3) An evening light dinner at the pool with a good hula dancing and Hawaii history session.
They also showed a movie at the pool area one evening. None of this was advertised in their promotions, but was most welcome.
