We stayed at the Kona SeaSpray in December 2007 for four nights. It was an AWFUL experience! We were on the first floor of the building. We had been told that it was ocean view. What a disappointment that it was a SLIVER of ocean view...and it was a bay view, not ocean. Pretty upsetting!

There is no air conditioning in the units. On the bottom floor, there is almost no breeze. It was very, very hot in the condo. We could not stay there during the day. It was miserable. As a note, we are from Phoenix, AZ and for us to say that it was hot, that is pretty sad.

The manager, Bob, came in to our unit (while we were gone) to turn off the fans, and to shut the screen door. We were appalled that he did this. We have stayed in many different condos, and NEVER has this been done! We got home to a STIFLING hot condo that was miserable. As a note, we were traveling with a three year old, and an eight month old. They had a very difficult time sleeping this night. It took forever to cool down enough to sleep.

The condo smelled awful! My husband has severe asthma, and he struggled with his breathing from the second we walked in. The door and the windows had been left open because we had to spray raid in the condo (the day the manager came in). There were bugs EVERYWHERE! The screens do not fit the doors, so bugs crawl in from outside. We had so many nats that we had to turn off the tv...they were crawling all over it. We also had to spray Febreeze to try to get rid of the mold smell.

We later found out why there was a smell of mold. There was a leak from the bathroom in the condo above us. It had obviously been an issue before because there were water stains in one of the bathrooms. When the manager came in, he kept telling us that it was the dishwasher...which was across the room. Finally he said it was from the bathroom upstairs. He said that he would take care of it AFTER we left!

Last, the condo was not stocked at all. There were not even measuring cups! It was awful trying to cook in this kitchen. No cookie sheets, very few cups and plates, and no cooking utensils. The owner should go to wal-mart and spend $50 to stock this place well.

Thank GOD that this was not the last place that we stayed...it would have made for an awful ending to our vacation. It was not cheap to stay here, and there are other places that were reasonable and probably better. I would not recommend staying here, please just trust me!

We spent 10 days in #303 at Kona Seaspray. We live in rural Oregon so Alii Drive was pure entertainment for us, walkers, joggers, surfers, etc. This unit was very clean and updated. It has 2 bedrooms in the back of the unit so the road noise didn't bother us. Being on the third floor on the corner was the best spot in the place because of the unobstructed views (except for powerline wires) of the sunsets, ocean and surf spot. Each unit is separately owned and these owners thought of everything from snorkeling gear and boogie boards to all things kitchen. The laundry room was a real plus, too. It's out of town about 4 miles which was nice. A free trolley comes to the Outrigger hotel across the street, every 20 minutes or so and will take you to town and back.
I don't know how anyone writing these reviews could not love this place. We really enjoyed the fact that there was no manager breathing down our necks, it was like we were at our own place. He was there and once asked us in passing how our stay was going and our reply of course was "fantastic." He also had the decency to send my wife's mumu back to us as she inadvertantly left it behind. THANKS, BOB! The price was certainly more bang for your buck than a hotel room for more money and much cozier and private. Evenings on the private lanai were my favorite with cocktail in hand. We will definitely stay here again and recommend it to anyone wanting that special slice of Hawaii that use to exist on the other islands.

This condo is across Alii Drive from an excellent snorkeling beach. Our second-floor unit had a partial view of the beach, obstructed by a two-story house across the street and by telephone/electrical wires that run in front of the lanai. There was no AC, but ceiling fans were adequate. However, the office was never staffed, and only one telephone call was returned. A burned-out light and a broken control chain on one of the ceiling fans was not repaired, despite the owner's promise to do so on the first day of our stay. However, he was kind enough to knock down a wasp nest on the lanai upon our request. There were no sheets for the sofa bed, although they were provided upon request on the second day of our stay. No one informed us of the renovation of the neighboring Kona Reef building, which began each day by 7:30 am. If you need only a place to stay in the area, this is a good value; if you are first-time travelers, or have any special needs (including sleep), you might want to ask more questions before sending your deposit.

It has been over a year now since we stayed at the Kona Sea Spray and after reading some negative reviews about it I felt I needed to put my 2 cents in. We absolutely loved our 9 day stay here. The accommodations were fantastic, clean and a real good value. We had a 3rd floor unit with 2 bedrooms, 2 baths, living room, kitchen, dining area and a laundry room. Oh how I miss waking up every morning sitting on the lanai with my coffee and watching the surfers right across the street. My 1st snorkeling experience was a short walk to this really nice park area. A shopping center with a great grocery store was only a 5 minute drive. The pool area was wonderful with a hot tub and a brand new gas grill. (I was the 1st one to use it.) There was some renovating/construction going on. I think, Bob the owner was clearing a area behind the buildings for some additional parking. Didn't bother us in the least. Bob the owner was always very cordial to us whenever we spoke. ( He even invited us to his birthday party and we would of went if we didn't have to leave the day before) I suppose those that say different were most likely overly demanding and a royal pain in the butt. I would stay here again if I ever get back to the Big Island. PS. Get a map and find the Point of Refuge for a really great area to snorkel...we got to swim with spinner dolphins there :)

People who can't handle a tropical bug or gecko, a little traffic noise, or demand 24 hour on-call service shouldn't stay here. Take your princess to the Fairmont Orchid and pay $400/night.

For everyone else, this place is great. Large spacious condos, great view (pay a little extra to get off the 1st floor-it's worth it), excellent location, fully stocked kitchens, great little pool area with BBQ, lot's of extras in the condos. Off street parking. Across the street from a great snorkel beach and 1/4 mile from one of the best shore dive locations on the island (Mile Marker 4). Place to rinse snorkel/beach/dive gear.
