“Another fantastic Holiday”

We stayed in Hotel Heitzmann for our second year, and i have to say it was just as good if not better than last year. Room was great for us and our son. The food was to die for and the staff are so friendly and welcoming. We know where we are staying next year.

Its is in centre of town, 5 mins walk to ski lifts and the shops are just around the corner. Rudi , Marion and staff make you feel as if you are old friends and are just visiting. It is a lovely intimate hotel in a very Austrian setting. can't recomend it highly enough.

Room Tip: Room 300 is a must if travelling with children. Its not a room Its an apartment>

“A lovely hotel with great staff and owner & wonderful food”

Stayed here last week after a 4 year break from Zell am See. We'd previously stayed during the summer season at the Tirolerhof and to meet their standards would be a challenge but the Heitzmann rose to that and met it! Firstly, the hotel itself - it isn't typically Austrian in decor - quite abstract and neo-classical as the pictures on the website and on this site will show but once there it is actually a style that does grow on you and unless you are absolutely intent on the classic Austrian style you will probably like it as it is clearly tastefully done and the items of furniture and accessories are expensive. The website doesn't really reflect the size of the public areas - the bar is quite large and so is the area in front of Reception and the dining area. We did have to breathe in each meal time though as tables and chairs were quite close together when people left to get up or sit down and one night we had to move from our bar side seats at the request of the bar maid as she said the seats were reserved for German guests despite there being no reservation sign! The sauna and steam room are downstairs and a little basic - no views obviously as they are in the basement area from the recliners and the steam room shuts off the lighting when the steam stops so I'm assuming this is a wiring fault as no other steam room has plunged in to darkness once the steam capacity in the room has been met! it comes on again with the next influx of steam though! The sauna is average - just about ok for half a dozen or so people. There is a lift to all floors and the hotel is spotlessly clean and the cleaning staff are always lovely to speak to. We were in Room 102 - the review by AngieW1099 is essentially factually correct - we found it to be noisy due to overlooking the main road and the wooden floor could be noisy underfoot but nonetheless practical. The bathroom was small for a 4* hotel and we'd have loved a bath but it was fine for us and not a cause for complaint. The bed was however a bit lumpy, the pillow was quite flat and thin but again fine for us but it does need two each ideally, and the room is very light at night due to the thin Roman blinds and double aspect windows. Not everyone's cup of tea then - but we certainly didn't feel aggrieved enough to complain or felt ripped off or that it was a deal breaker.
We discovered we had no bathrobes and a quick chat with Miriam the ever helpful, pleasant, funny and mega-efficient Receptionist soon sorted that out! Food was wonderful - I can't say any more than that - it was a culinary delight served and cooked by brilliant and helpful staff who were both efficient and a credit to the hotel. Eggs were cooked to choice on a hot plate area - sometimes the order was wrong but who cares! The one niggle was a two slice toaster that broke halfway through the week and took 2 days to replace.....with another 2 slice toaster!! Far too small for a busy breakfast time!! And so on to the location - basically it is in a great spot but as I said before some rooms on the main road side could be a little noisy - hardly the hotels fault though but the curtain issue could be improved due to the heightened street lighting. And finally, the owner and staff. Well, I've mentioned a few little things which can be a little disappointing for a 4* hotel but these didn't bother us really and I mention them only in case you are a light sleeper, expect a full Spa area with all the trimmings or expect a bathroom the size of a football pitch but the staff and owner more than make up for any minor shortcomings!! Rudi the owner is charm personified - a real gentleman - nothing is too much trouble, he always mixes with guests and chats freely to them, he really is the ultimate hotel owner - only Klaus at the Edelweiss in Kitzbuhel comes anywhere near! Miriam is equally wonderful - so unbelievably helpful and efficient and a real asset to the hotel. Then there are thew waiting staff - again hand picked it would seem for their friendliness and helpflness and not forgetting the chefs and cleaners. A first rate team and worth visiting the hotel to see them in action making your stay as good as it could possibly be! I almost forgot to mention Rudi's wife who always made a point of saying hi to all diners every night as she passed through the public areas which both her and Rudi frequently were seen in. So, to summarise, an almost perfect hotel which just needs to renew a couple of mattresses in room 102, darken the window blinds, fix the steam room light, maybe offer a welcome drink (Miriam takes you on a personal guided tour on arrival) and one which importantly probably has the nicest group of staff and owner you are likely to meet! We'd return without a doubt and thank you for a great stay.

Family run, friendly hotel. Highly recommended, the service, rooms, facilities and food were all excellent, usually on a half board basis we end up eating out on a couple of nights but not this time, the food was excellent.
Great location in the centre of town, generally quiet apart from the road on occasion which could be a little noisy, request a room away from the road to avoid this.
We used Intersport for all of our ski hire and storage and that was also great.
Super market in town was suprisingly inexpensive, so if you wanted lunch al fresco, you could get it there and take it with you, we however found the small mountain bars good value for both drinks and food at lunch time, better to stick to the bars on the slopes than the ones at the lift stops as they were generally better.
Amazing decoration throughout the hotel and a genuine welcome from friendly staff.
We visited at xmas and would definately do it again.

Myself, partner and daughter ( Age 12) have just returned from a weeks skiing holiday over New Year.We booked through Crystal ski , a 3 bedded room, paying full price for my daughter. We checked Trip advisor before travelling and also looked at the Hotel's own Web Site. The photos of the rooms appear to show only the Junior Suites/ Wedding suite, and not the normal rooms. When we arrived we were allocated room 102 which unfortunately is positioned on the front corner of the hotel, directly over the main Zell road. The room was tiny, and normally only used for one/two people. The bathroom was unbelievably small, with a Tiny shower cubicle - certainly not 4 star standard and nothing like the photos of the bathrooms on the hotel's/ Crystal's websites, Further more there was no radiator in the bathroom. Although the room was tiny and we could not have access to the balcony due to the extra bed,(and one of the beds broke), the worst thing was the immense noise from the road. There was a constant drone of traffic all through the night and so we were unable to get a good nights sleep -which is unusual for us on a ski holiday! We were so dissappointed we asked to change rooms. The receptionist showed us a further room -103, which was even smaller and also at the front of the hotel, over the main road. When we asked where we would put our third bed, the receptionist could not answer! Crystal were unable to move us to another hotel because it was the busiest week of the season. It was that bad we actually went to other hotels in resort where we have stayed before,to check availability but were unable to move. Whilst I agree with other comments regarding the food, service, cleanliness etc, I have to say this ruined our annual ski trip. There is no mention in either the Crystal, Neilson or Inghams ski brochures of how small these rooms are and we have stayed in lots of 4 star hotels in Austria previously, and have never been allocated a room so small! The Crystal rep even took her own photos of the room and forwarded them to the Area Manager, as she agreed with our points.
We will not be going back !

Room Tip: Avoid rooms 102 and 103 -Small and noisy! Upgrade to a Junior suite/Wedding suite for a decent bath...

“Excellent Family Run Hotel”

Individually designed and decorated bedrooms, friendly and very helpful staff, utterly patient when confronted by difficult visitors. Set in the middle of the village everything was easy to reach - lakeside, mountains, lifts, bus and train. We were there on a half board basis, the breakfast was very good and the evening meal was of excellent quality and content. Only fault is this meal was so efficiently prepared and presented that it was all over too quickly!
Every morning a news update was available on the breakfast table with information on the weather and suggestions for different trips or activities to take - a very good plus for a hotel.

Room Tip: The main street has very heavy traffic early in the morning so choose a room towards the back or sid...
