“We were very comfortable. We will be back!!!!”

We stayed in suite 401 for 2 nights. It is a Queen suite with the livingroom and a kitchenette. The room was very clean and neat. It was well decorated. We had everything we needed to cook a basic meal, which we did a couple of times we didn't feel like going out in the heat. The pools were great, if the outdoor pool was crowded, I went to the indoor pool and swam. Both pools were clean and well maintained. I liked that fact that the location was downtown and within walking distance of most of the sights in Gatlinburg. Didn't have a drive in all the traffic.

The staff was very friendly and helpful with local information and tips on saving a buck.

Room Tip: Call the desk and see which rooms have been most recently renovated. 401 was very nicely done.

“Avoid!”

We wound up here as part of a vacation package. The hotel has close proximity to attractions, but is sandwiched between buildings that limits the views. The room was tired feeling and some of the glasses in the cabinet were dirty. The pool was disgusting. We never saw anyone in the office, even during regular business hours. The state of this hotel is what you'd expect for $30/nt, not $70.

I booked this condo because I needed more than just a hotel room since I was going to be traveling with my two children and two nephews. The pictures online looked okay and I thought it would be nice enough. I wanted a place where I could walk to downtown Gatlinburg - this was the ONLY plus.
I called ahead after reading some reviews which recommended that I ask for an "updated" unit. The person on the phone assured me that I would get one of the two updated two-bedroom units available; however, when I arrived those units were conveniently not available. The kicker was that there was no discount on staying in an older unit. The ceiling tile in the bathroom was caving in from a leak which they came and replaced but by the next day was wet and sinking in again - obviously the leak was never fixed. We stayed in unit 203.... do not stay there.
I was hoping my nephews could stay on the sofa bed but the mattress was paper thin and all you felt were the springs. I ended up sleeping with both of my kids, ages 15 and 11 giving my nephews the other bedroom.
The only positive was that we were able to walk everywhere downtown.

Room Tip: No tips - I called ahead to no avail

Some of these are nice and some are outdated. If you book through the main office be sure to request a more updated room. Otherwise it is just the luck of the draw!

“Perfect for a long weekend”

Originally had reservations to stay in a hotel in Gatlinburg but left after staying one night due to rude and noisy people in the rooms next door to us. Looked on a few websites for reservations and came across Oak Square. They were offering a really great discount for those staying at least 3 nights so I figured i'd take a shot and call. I am so glad I did. Even though it was 10 in the morning the gentleman working the desk told me to come right over now and he could get me into something right away. When we arrived he actually handed me keys to 2 different rooms that were available and told me to go pick which one we wanted. One of them wasn't cleaned yet but he even offered to have to cleaned right away if we wanted it.

We ended up chosing the room that was already clean and it was perfect for us. It had a nice living room with a comfortable couch and a nice flat screen on the wall. The kitchen area was fully stocked with all amenities. The bathroom was small but nicely decorated and updated and had enough linens to last us 3 days without a problem. The bedroom had a very large and comfortable king size bed with another flat screen tv as well has plenty of storage space. The only knock on this unit was that the fold out sofa could have been more comfortable....but our 2 year old was sleeping on it and its never long before he ends up in the bed with us anyways. Best of all....we had people staying on both sides of us and we never heard a peep!

The complex did have both indoor and outdoor pools and hot tubs, which looked nice but we didn't use. The location was nice....off the main strip but still very convienient to all the best restraunts and shops in town. This is def a place we will look at staying next time we are in town. The price was great, the room was clean and the staff was very nice and helpful. First time in a long time someone has actually shook my hand when I checked out, asked me if everything was ok and thanked me for staying. Very professional!
