“A wonderful stay”

Though we only were there for one night, my boyfriend and I had a lovely stay at Phoenix Risin'. The inn is located in a beautiful neighborhood of Baltimore, convenient to many attractions and historical homes. Janice, the innkeeper, is warm and welcoming, and truly one of the best parts of our visit was having a chance to get to know her over breakfast. Neither of us had stayed at a B&B before, and found it to be far preferable to being at an impersonal hotel--including price-wise!

“Four Thumbs Up”

I see most of the other reviews for this Bed and Breakfast are similar to ours. We enjoyed it very much, and happily recommend it.
Those who didn’t enjoy it don’t seem to “get it.” A Bed and Breakfast is NOT a luxury hotel. They typically don’t have valet parking, room service or bell boys. If you want all of the amenities of a luxury hotel, I suggest you stay in a luxury hotel.
A good Bed and Breakfast is more like a canvas, and the owner is the artist. The idea is to have a charming, clean, peaceful place to stay, and perhaps a unique experience to enhance your travels.
We enjoyed the Phoenix Risin’ very much for just that reason. If you are adventurous, check it out. If you want your stay to be forgettable, stay at the Marriot.

“The Phoenix May be "Risin" but the owner wasn't”

This was the worst B&B we ever stayed at. Our first morning, we requested Breakfast at 8. We came down at 8, there was no sign of the owner or breakfast. We finally knocked on her private door, and she was still asleep. The next morning, she did actually get up on time to cook us a very unimaginative and unappealing breakfast.

When we arrived we were very tired and just wanted to go to our room and get some rest, it took her an hour to get us upstairs and show us around including an extended discussion of the limitations of the dubiously clean bathroom. Even after that, she felt the need to call us on our cell phone in the room to give us more information.

i just wanted to drop you a line to let you know how very much we enjoyed staying at your place over the weekend. it was every bit as lovely as we thought it would be. you should be proud of the establishment youv'e built. when we walked in the door we were awed by the spirit that greeted us.

the location is great. the neighborhood is esthetically pleasing for sure, but clean and quiet as well. i can't say enough about the decor...just breathtaking. i did notice how you pay attention to detail. for instance, i was really wowed by the little adinkra symbols painted on the bedroom doors of the serengeti room. nice touch.

the innsitters were fantastic and knowledgeable about the inn as well as the area and had great recommendations for stuff to do and places to go.they went out of their way to make us feel welcomed and comfortable.

the breakfast was delicious and the presentation was great. i even have special needs that were accommodated (vegetarian).

you left no leaf unturned. we had a memorable time and we would definitely stay again. sherbi and dave

“Obama Inauguration Week Bust”

My wife and I made reservations to stay at the Phoenix Risin' Bed and Breakfast owned by Janice Orr. We arrived for our stay the Sunday of Presedential Inauguration week. The amenities and condition of the Inn are not as depicted on their website. We left after staying only one night of a reserved and pre-payed 6 nights.

My wife contacted the owner of the Inn, Janice Orr and she has made no effort or offer of resolving the matter. The following is a brief list of the numerous problem areas of service delivery we experienced while in Baltimore, MD at the Phoenix Risin Bed and Breakfast:

1. Lack of cold water to the main bathroom sink on the 3rd floor.

2. The bed linens were stained and considerably worn.

3. Internet access was not provided to us after requesting the access key and being made previously aware of availability.

4. Breakfast was not provided as agreed after the first and only night of our stay.

5. The ceiling fan in the bedroom assigned to us had a thick layer of dust.

6. The carpet at the entrance of the bedroom door was gone exposing the nails in the door frame in the full bathroom of the 3rd floor

7. The wrong key to the room in which we were to stay was provided and we were locked out of our room for about 90 minutes.

It was our full intention to stay from January 18 - 24, 2009. Unfortunately, the amenities were not to our expectations or as advertised on the web site. Fortunately, we were able to find The Holiday Inn BWI had rooms available so we stayed there for the remainder of the week. Ms. Orr claims a refund is not in order because of inauguration week making room availability a premium in the area. My wife went as far as to give Ms. Orr five days to re-consider a refund or make us an offer and we have yet to receive a phone call or email reply from her.

First, we are open all year. Valentine's Day 2009 marked our 9th year in business. In that time we've received six (6) complaints, including this one. If we provided the type of service alleged, we would have been out of
business years ago. We have repeat customers and many guests are referred by
previous guests.

The writer requested a refund, giving the above allegations as the reason for their request. A review of all of the facts led us to determine that the request had no merit. Thus, we've decided not to give a refund.

The writer omitted very important information:
1. This complaint was sent to the Better Business Bureau and Attorney General, verbatim. Both closed the complaint in our favor;
2. We had No Refund policies for cancellations and early departures during
Inaugural Week. The writer Agreed to these policies in writing, altho we only asked our guests to acknowledge receipt of them;
3. We had an inn full of guests. None of the other guests left early;
4. The writer's wife made reservations a few days after the election of Barack Obama as the 44th President of the US. She reserved her room at a price lower than our inaugural rate and called several time a day for 2 weeks to insure that her reservation was processed at the lower rate. Every business in/near DC increased their rates. We followed suit, but did not increase their rate. Thus we lost money by keeping our word. We could have made as much with a two day reservation as we made with their reservation;
5. Their reservation was for 6 nights. Most people requested 1-3 nights. Upon arrival the wife stated that had she known the Inaugural event schedule, she would have made reservations for fewer nights;
6. I offered breakfast to them and asked how their night was. They said everything was great; however, they declined breakfast;
7. I only spoke to her the night she arrived and next morning:
8. I went out that evening @ 8:30 PM. When I returned, I was told by the innsitter that they left while I was out with all of their bags. They didn't tell her that there were any problems when they left or leave a note. A friend came to get them. His wife told me that she would've stayed with that friend had she known she was going to be in town when she made the reservations; and
9. Before they left they did not tell me or anyone here that anything was wrong. They waited until I spoke with her two (2) weeks (not 5 days, as alleged) later. She said that she went online to see if there were other complaints. She said that she agreed with the reviews on TripAdvisor. I said
that there were good reviews on that and other sites. She agreed.

They didn't complain immediately because their complaints weren't true. If any of the allegations had been true, they could've been solved/fixed immediately. We didn't fix anything because we weren't told that anything was wrong until at least 14 days after they left.

We decided that she looked for ways to cut down her Inaugural expenses. We know
that lodging rates near the airport are always less than those in town. Also, it would've cost $800 - $1200 to change flights during that week. The only available options for cutting expenses was to either stay with a friend or stay some place cheaper. Because we had a written "No Refund" CONTRACT with her, she decided that the only way she could hope to justify a refund was to make false allegations about the condition/service at our inn.

Moreover, they stayed 2 nights. They did not leave the inn until well after 11:30 AM (our check-out time). In the hospitality industry, guests who stay after check-out, are
charged for that night, unless they request and are granted a late check-out. They did not ask for a late check-out, yet they did not leave until well after 8:30 PM. Thus, in view of all of the above, we didn't give a refund. Apparently both the Better Business Bureau and the Attorney General agree with us.
