This is a clean hotel in a dodgy part of town. My check-in was great, and the room was clean. The balcony is just a walk out - not enough room to sit - but enhances the room's open feel. I slept very well - the bed was very comfortable.
The location is pretty good. it is a 20 minute walk to Moscone Center. However, the Muni and BART lines are just down the block. I purchased a 7 day Muni pass from the Cable Car terminus on Powell St, which allowed me unlimited rides on the Cable Cars, Muni Streetcars, and Muni buses. Each morning I would hop on the Route 14 bus on Mission up to Peet's coffee on 3rd St, then head to the Moscone Center for my convention. In the evenings, I used the Cable Cars and Streetcars to get around for dinners with colleagues and sightseeing.
The neighborhood is still undergoing "revitalization". There are a few boarded up buildings, vacant lots, and homeless people you have to wade through before getting to the better areas of San Francisco. In a few years, this will again be a nice neighborhood in which to shop and eat.
