We stayed with Annie for 3 days at the end of February 2011. We found the location excellent - close to the centre, shops,some good restaurants, cable car, a safe location and a friendly hostess. The room is large and excellently furnished with Bose unit, new television, wifi internet etc etc and WE found the bed very comfortable. However be aware that the breakfast consists of tea/coffee facilities and cereal on a do it yourself basis - there is however a great restaurant/cafe close by (La Boulange) where you can get a wonderful breakfast!
We would recommend Annie's Cottage to anyone.

A funny place, this. I was really looking forward before we arrived to having a convenient and attractive bolthole in the city, but I also knew it would be petite and wasn't dead centre in the city, so I think I had realistic expectations. I still expected so much more then we got on the basis of the reviews on this site.

There's lots to like about the room - the décor, the size (good for two people but would be very small for more), the quiet neighbours - but there are lots of problems, too. The bed's far too soft. The bath's far too small. The room faces south, so it was boiling hot while we were there. There are lots of those peeling signs everywhere telling you what you MUST and MUST not do - close the fridge door carefully, sort the recycling this way, don't sit in the front garden, don't let the dog into your room etc etc. Service was non-existent, which I expected because it's not a hotel or B&B and doesn't claim to be, plus Annie was on holiday, but we did think we should be able to ask someone to help with things like a recommendation of a cab company - although Annie's house-sitter was very sweet, she wasn't very clued up on SF, and Annie made no attempt to contact us during or after our stay to find out how it was. And yes, it's on the tram route, but the trams are packed to bursting by the time they get there, so you'll have to walk a good few blocks to get to any viable transport, and then back uphill when you get back.

Overall, I was really disappointed - we stayed in two other non-catered apartments like this on our trip, and both managed to feel more personal, warm and welcoming, as well as being better equipped, than Annie's. Really, I'd say this place was just average - nothing special, but not a bad choice if you're looking for something good value in a good enough location.

I have been renting out this room for over 15 years and was astonished to read your review. In all the years, and thousands of guests, this is the first negative review I have ever had. People usually make it a point to come to the door and tell me how much they enjoyed their stay and that they will be back.

It sounds like the heat, the tourists and the bathroom size conspired to make your San Francisco visit less than pleasant. I am so sorry I contributed to making your visit to our wonderful City such a bad experience.

“Wonderful place”

A great find in Russian Hill area. Close to trolley line and many nearby restaurants. When I first heard about the place, I was a bit reluctant to stay there. It turned out to be a great choice. The friend I was meeting in SF found it on the 'net. The room has a bed/couch which was very comfortable to sleep on. Annie is a very nice lady.

“Great spot for north San Francisco”

Annie has just the one room at the back of her house on Vallejo Street. It's a good-size room with seating, a table/chairs and space for making drinks. There's access to a small leafy balcony overlooking the neighbour's gardens too. The room is very comfortable and very quiet.

The area is great - short walk up to Russian Hill or down to the stores and restaurants on Polk. Lots to do, loads of good places to eat.

Annie hands-over the keys on arrival and then pretty-much leaves you to it. Breakfast is either do-it-yourself in the room or a walk to one of the local cafes.

We really liked it here because of the location, comfort, quietness and privacy.

“Great location, Great accommodations”

My wife and stay here in November, 2009 and were very satisfied. Wish we could stay here everytime we come to San Francisco, but alas, there's only one room, and it always seems to be booked on those weekends we want to visit the city. What's not to like about this place. After getting the keys from Annie, the place was all ours for the weekend. Very spacious, comfortable, clean and located in a vibrant neighborhood. It was nice to stay somewhere other than downtown near Union Square. Nothing wrong with some of those old school boutique hotels downtown, but sometimes you just need a change of pace, and Annie's cottage was perfect. Would whole heartedly recommend this place to anyone. Thanks Annie!
