We stayed at the Fairway Villas C-2 . Rexene was our first contact as we checked in at the office. She was a tremendous help and set the tone for a great vacation. The condo was nicely furnished and had free wifi. The nearby beach at "A Bay" was ideal. We enjoyed horseback riding in Waipio Valley, exploring the volcano and coffee farm visits. There are several funky small towns with art galleries North coast. The visibility for SCUBA was reduced but still enjoyable. Snorkeling was great both on our own and with a zodiac tour. A tip is to buy an inexpensive Boogie Board ($14) at the K-Mart in the Macy's shopping center in Kona. Otherwise rentals can run $10 per hour or $30 per day. We just returned after spending ten days at this complex. Our unit was a 3 bedroom in the K building on the ground floor, close to the pool and overlooking the lagoon outside King's Court and right on the 4th fairway. It was an amazing place. Large lanai, large great room, huge master with ensuite and closet, along with two other bedrooms. The BBQ area was right there and was very convenient. The condo is equipped with everything you need.

The great thing about this place is it's location. We walked over the King's Court and the Queen's Court to do a little shopping, grocery shopping, have dinner/drinks, etc. Although we had a car, we walked to a lot of places, including the Hilton down the road. We golfed at this course a few times, as well as many others from Kona to Hapuna to the Big Island CC.

Very safe and friendly location. Didn't see a lot of children there over our ten day stay. I would say it's a more adult oriented complex. Just a note for those with small children. I have one and I think he would drive me crazy if we stayed here and relied just on the cold pool for entertainment.

Would definately return and would recommend this place without a doubt.

My boyfriend and I recently stayed here for a week, looking for a resort on a golf course, somewhere to relax and spend the last week of holidays.
I booked the Fairway Villas for a couple reasons. One, that the condo was on the golf course (which it was) and also I was looking for a condo that wasn't owned by an individual but rather by a hotel. Clearly I did not read enough, as this is a condo rental owned by an individual, and Outrigger manages the rentals. The condo was in nice condition, clean and updated. I would have preferred a king sized bed, though we managed on a queen. I had also called about a tv in the bedroom, which there was, but it was a small tube tv, not exactly what I was thinking. I should have been clearer about what I was looking for.
Both of these things we could live with, the noise however, is something that was problematic. For the first part of our trip the condo was quiet, we only heard the odd thing from the people above us, so it was no issue. During the last part of our trip new people came into the condo above us, and we could hear evereything. Every step, every banged cabinet door, and the woman above us having a phone conversation, at 6am, on the balcony. We were in our bedroom with all windows and doors closed and we could still hear her. The frustrating part for sure was the noise above our heads. We could hear every step, and it sounded like there was a lot of pacing, until after midnight, and it started again at 6am. It was quite frustrating. I am not saying that the people above us shouldn't move, but there appears to be no noise reduction materials between the condos. We shouldn't be able to hear every step, every closing door, in the condo above us.
As far as the complex, it is a very nice place. It was well maintained, situated as the website states, though I can't see staying there again as I was quite dissatisfied with the level of noise. There are a lot of other complexes in the area that I would try next time.

We first stayed here in Jan 2011. When we had the opportunity to go back in Dec 2011 this was at the top of my list. With 3 adults, sharing a hotel room is way too cramped. The condos here are large and spacious. Even though we were in different unit than January, the furnishings are identical. In Dec we were backed out onto the King Shops. It was still quiet and little light intrusion. The lake between us and the shops was beautiful. There is not daily maid service, but you have plenty of towels to last between visits.
We arrived many hours after the office closed. The day before they sent me a gate code and a code to the key box left on the front door. We checked in the next morning at our leisure. My husband had been paranoid about the late arrival, but was pleasantly surprised.
The ONLY not great thing here is the golf course grounds crew mows at 7am. But they are gone in 5 min.
