The unit we stayed in (F305) was very well equipped. Every kitchen utensil we looked for we found, including for the grills. The unit also had extras that we weren’t expecting but were incredibly nice to have: beach towels, chairs, mats, umbrella, cooler, board games, books, extra blankets & pillows. All the comforts of home! I was also relieved to find the unit very clean, including the showers and beds. Couches and beds were very comfortable and the decor was very nice. The kitchen is a bit dated but everything (dishwasher, microwave, oven) all worked just fine.
The only thing that might have been helpful would have been a more extensive list of places to eat out (with addresses) that were close without driving into Kona. Our unit had wireless internet, so with a little research, we were able to find some places.
We booked through Abbey Vacations Rentals (KonaRentals.net) was easy to deal with and book. The website has pictures of each individual unit and they were accurate so we got exactly what we were expecting, as opposed to a hotel that may post a picture of it's best room but that's not what you get when you check in. Detailed instructions on how to get to the complex and how to enter the front gate after hours were very helpful. Detailed instructions on how to enter the unit were sent but were not useful. It seemed that the actual instructions were just opposite (ie. said to turn the key left to open but it was actually to the right).
Also, on our first day or two there, we did find some tiny ants on the bathroom counter (only), however we found a insect trap in the kitchen and put it out and had no other problems in the 9 days we stayed. Nothing in the kitchen.
This unit does face the main road that runs through the Waikoloa Beach Resort, however most of the units that will have an ocean view will at least partially face this road. We did not have any complaints with noise from the road and had no problem sleeping in. We did use the A/C most of the time so the windows were closed. Could be more of an issue if the windows were left open instead.
The complex is a short walk (5-10 minutes, depending if you cut across the golf course) to access Anaeho'omalu Beach (A-Bay), which has chairs and a beach shop to rent snorkels and get snacks. The water at the beach edge is a bit rocky but the water is pretty calm and definitely swimmer friendly. (For an amazing beach, drive 10 minutes north up Hwy 19 to Hapuna Beach State Park. Beautiful!!)
