I have stayed at this property 4 times now. It seems to have become more popular over the years and I believe many units are now time share properties. However, we booked months in advance and paid about $110 USD per night for a 1 bedroom, 2 bathroom condo. For the first time our request for a corner unit was not accommodated. In fact, we were given a unit overlooking the garbage and service depot. We were moved to an interior unit overlooking the first golf hole and a BBQ. However, the rooms are furnished very nicely and wifi is provided (didn't work for 3 days). There is a pool however the ocean is so close (10 min drive) that we did not use it.

In an area overrun with overpriced resorts, Paniolo Greens is refreshing. The rooms we had were huge, and very comfortable - great for our family! The location, while not the closest to the attractions of Kona, is central for accessing the whole island - and close to the village center at Waikoloa, which has an excellent grocery and other amenities.

But most importantly, the flexibility the staff had with our reservation made a huge difference in our holiday, when an unexpected overnight at Los Angeles airport disrupted our plans. Despite having a non-refundable reservation, the staff very kindly moved our reservation, making a tough day much brighter, knowing that we weren't forfeiting our rooms.

It's small acts of hospitality like this - especially during stressful times - that really stand out.

It is hard to find a 2 bedroom, 2 bath room on Hawaii, but here we did. We have been to Paniolo Greens twice and loved it both times. It is walking distance to a great shopping area, restaurants and golf course. Most rooms overlook the golf course, some rooms have an ocean view just beyond it. The staff are very friendly and helpful.

Paniolo Greens Resort has good centrally location to explore the island not so far from main highway and beaches (5-6 miles). This resort is great for golf players - is located on golf course.
My condo was very clean, well furnished and very large. To be hones, for solo traveler to have bedroom, living room and kitchen was to big but the value for this accommodation was really great.
Restaurants and supermarket are 5 - 10 minutes walk.
