This is the first B&B I have ever had to leave. When we arrived, the owner showed us around the property. The pond was overgrown and there was no good walking path to the creek--rather muddy on the day we were there.

We went into the house -- immediately it smelled of cigarettes and a moldy smell. We were shown upstairs, which looked like the owner was just renting a room in her house with nothing special. We didn't unpack because we were going back into town. We felt very awkard because this had never happened to us before, so we discussed whether we could stay or not because we are allergic to smoke and mold. So, we called the owner and told her we couldn't stay because we are allergic to smoke and mold. She said she couldn't refund our deposit because she had already spent it.

Also, the Christmas Tree part of her website is a joke. From the part we could see, it was all overgrown.

“Cozy with Quirks”

Sleepy Creek Tree Farm B&B is about a 10 minute drive from "downtown" Berkley Springs, and is set in a lovely wooded setting, with the the Sleepy Creek running through the property. You are essentially staying in the upstairs of the host's house, closed off only by a screen that prevents the animals (3 cats and 1 dog) from coming into the area. We didn't find this to be a problem, but some travelers might want a little more privacy.

The upstairs is divided into two bedrooms, a bathroom and a common room. One bedroom has a full bed, and one has a queen - both include a twin bed. We went with another couple, so the set up worked perfectly for us in terms of hanging out in the common room, then retreating to our private spaces. It definitely promotes a communal atmosphere, so keep that in mind if that is/isn't what you're looking for.

The rooms themselves are cute and cozily decorated, with lots of extra blankets, which came in VERY handy. From what we could tell, the house is only heated with passive solar and a woodburning stove. The downstairs was quite warm, but the heat didn't travel so well to the upstairs. I imagine it's nicer in warmer weather, but in mid-January it was a little uncomfortably cold.

The host was very friendly. When we arrived, she sat down with us to figure out what we wanted for breakfast and to orient us to the house and area. Breakfast was in her kitchen, and was excellent. Waffles, pancakes, eggs, muffins, bacon, sausage...anything we wanted.

Now, for the one thing that really turned me off...although I couldn't really smell it at the time, when I got home, all the clothes I slept in stunk of cigarette smoke. I think she must have stored them in an area of the house where someone smokes. This wouldn't necessarily keep me from staying there again, but it's something to keep in mind.
