“Great breakfasts, nice property, not much by way of service”

Traveling with 4 women (2 teenagers and their moms), we booked 2 rooms here. This property is being run by the very friendly owner of the Manor Inn just a few doors up the street, who provided us with the most luscious breakfasts, catered to the individual tastes of various members of our party, and shared recipes and a wealth of information about the town, "taking the waters", nearby restaurants, and places to hike.
Our rooms were very pleasant and tastefully decorated, but there was a lack of attention to detail. In our room, the Red Room, there was no latch on the bathroom door and no curtain on the glass door that was the other entry to the bathroom. (we rigged one.). The bathroom was very nicely appointed, though, including two lovely plush robes, and our claw foot tub had fantastic water pressure and was quite luxurious. The Green Room, where the girls stayed, had a lovely rainfall shower, in our room, it was impossible to open any of the windows on the sleeping porch, kind of defeating the purpose. Nor were either of our rooms cleaned during our 2-night stay.
The location was very convenient, there was a very nice kitchen with bottled water, tea, coffee, and home-baked treats available, a living and dining room with the usual type antiques, but truthfully I would recommend staying here only if you can't get a room at the Manor Inn, which was what happened to us.

We recently stayed at the Inn on Fairfax. We were hoping to stay at the Manor Inn which had excellent reviews, however the Manor Inn was full for the night we requested. Ellen, at the Manor Inn suggested we try the Inn on Fairfax. We were concerned because of the less than stellar reviews, Ellen assured us that she would meet us at the Inn, help us with any needs we might have, and we would be having breakfast at the Manor Inn! We had a wonderful stay at the Inn on Fairfax and an exceptional breakfast at the Manor Inn. With Ellen's help, the previous problems have been resolved!

We thought this would be the perfect place to stay for the Apple Butter Festival. Were we disappointed.

The Inn at Fairfax is conveniently located in Berkeley Springs, WV, within a block of downtown, It is an old house on Fairfax Street, just a block up the hill from the Morgan County Courthouse that has been renovated into a "bed and breakfast", However, this facility is not operated like a "bed and breakfast".For breakfast, suite, which is ad to walk over to the Country Inn (the hotel also owned by Nancy) about 4-5 blocks away, which is OK....if you don't want breakfast at the bed and "breakfast" facility. We were told that if we wanted breakfast at the Inn, it would only be served at 9:30 AM, but was a limited breakfast. So, we had to go to the Country Inn for their buffet.


We stayed in the suite, which is a joke. The ceilings are just over 6 feet high. I am 6'1" and felt like I was on one of the "Little People" shows, constantly having to bend over. The suite, only has a double bed, in which is impossible for 2 people to sleep. The floors were gritty, and the bathroom didn't have a stand on which to place toiletries. It had only a claw-tooth bathtub.......no shower.

This facility had no wi-fi internet. The TV was outdated, the remote was broken. The A/C thermostat was broken, and difficult to operate. I could go on. For the amount of money charged for this suite, we thought we would be treated like royalty. Were we mistaken!! NOT IMPRESSED!! Will never stay there again!!

“Delightful Respite HAHAHAHA”

We stayed at the Inn recently on a weekend retreat. They were understaffed and the staff they did have was rude, the food was very dated and tasteless ( much like wood chips). I guess that if you would try rating this place it would receive a -1 and that's just being nice. The bathroom was very dirty and the sink, tub and toilet has black mold on the grout (nasty). Also anything I wanted to use was under construction, the spa was not relaxing but very noisy.

“Our anniversary was nearly ruined”

We booked a stay at the Inn on Fairfax for our anniversary. When we arrived at the Inn another couple let us in as the front door was locked and the innkeeper (Nancy) was nowhere to be found. There was much confusion as this couple told us the inn keeper left them a note telling them to go to the hotel approx. two blocks away ( I guess it is owned by the same people) to get their key and that they were alone in the inn and could choose any room they wanted. They were also told that they could eat the hotel breaksfast instead of having breakfast at the Inn in the morning. We then went to the hotel thinking that a key must be there for us as well. The staff at the hotel was very rude and told us there was nothing for us and that Nancy was boating for the day and couldn't be reached. We tried to then book a room in the hotel (having no where to stay after driving 2.5 hours) and they said they were fully booked.

So we went back to the Inn hoping the couple was still there and would let us in. Luckily they were or we would have had to drive home right then. They let us in and we just helped ourselves to a room. We really had no choice. We did not see Nancy until we were leaving. She apologized for the error and then proceeded to charge us full price for the room and no service of any kind.

While the Inn itself was very nice (the ONLY reason I am giving it 2 stars) the service was awful and nearly ruined our anniversary weekend. When you stay at a B&B I think most people go expecting a level of personal service. They certainly do not expect to be locked out, forgotten and told to walk two blocks to have hotel breakfast in the morning.

You take your chances booking this inn, you could end up stranded and ignored like us!
