Good things first: location - so close to the beach with some rooms (ocean view, and suite rooms) having uninterrupted sea views. Nice private pool, great to have access to a washing machine and off street parking. Recommend wild fig cafe just down the road for lunch/dinner, consider a recommendation.

Could be improved: air conditioning! The unit services the whole house and is set on an economical power and a temperature which for us was too warm to sleep in particularly on our last night. The room was v v hot when we first arrived - apparently a guest had accidentally turned it off and once back on took a few hours to be bearable! we stayed in the French room: rather odd tv at shin height in a cupboard to the right of the bed - only able to watch sitting sideways across the bed (would have been much better on the waist height drawers at the foot of the bed); also potentially problematic- the bathroom/toilet separated from the bedroom by a shower screen like door (not ceiling height)-whilst I have heard all of my husbands toilet noises before, perhaps it would be a problem for those who didn't know each other quite so intimately! Prices were higher than advertised on their web page - I understand they plan to update their page soon. A little disappointed by brekkie - no croissants or marg river yogurt as described in response to previous reviews ( the yogurt was a large tub of famous brand). Cereals, store bought bread, usual condiments, fruit and bacon/tomato/eggs/mushrooms on a serving plate. Of cause this is plenty, but nothing special and not the made to order hot brekkie many b&bs proud themselves on.

Tips: ask for a room with a uninterrupted sea view, some of the rooms views are obstructed by the building. Bring shampoo/conditioner, none provided. Expect that your key will be left in an envelope for you - the owner doesn't appear to live here but has 3 staff who have part time jobs elsewhere and share the housekeeping etc. there is however usually someone in, and if not a mobile number for you to ring.

Thanks for your comments which are important to us in terms of achieving the best possible holiday for people who love a beachfront location.

It's important to understand that guests are always welcomed personally by our staff including our French-trained managers who are wonderful in making guests feel welcome. Erin the owner is there all day making sure everything runs smoohtly. An envelope with key is only occasionally left out if people are very late with their arrival time.

Perth is having a record heat wave presently and the air conditioner is an overpowered unit that cools beautifully. It's just a matter of asking staff to adjust the temperature to suit different people.

The French Boudoir with ocean views is a beautiful room with original art and silk canopies around the four poster bed, quirky features as mentioned and what guests seem to love. There are two exhaust fans in the ensuite and another guest toilet nearby if people want to make loud noises you described!

The other ocean view rooms have beautiful ocean views including the Indian Ocean suite which is the best deal in Perth for under $300 a night for a huge 95 square metre suite including separate lounge.

Our French cook makes the fresh breakfast including premium bacon and Margaret River free range eggs not provided by aynone else along the beachfront.

Our prices at Beach Manor are alos considerably cheaper than hotels along the beachfront including a cooked breakfast that does include home made bread with other premium bread plus cereals.and freshly cut fruit every morning.

Thank you again for your comments - we also love quality and have collected furnishings and original art from around the world for our guests' pleasure in our beautiful beachfront setting.

Superb location with wonderfully appointed rooms and excellent facilities and atmosphere. You are on the sands of Brighton beach in under one minute of walking and close to all of the boardwalk restaurant section of Scarborough in under three minutes.
Xavier and Sev were more than delightful hosts and made every effort to make our stay wonderful including an 'after Christmas' party with the other guests. Our 11 year old son on his first visit to Australia pretty much summed it up with the comment, 'Can we stay here?'
We are pre-booking for our next visit...

Thank you for writing such nice words about Beach Manor Bed and Breakfast on Scarborough beach here in Perth.

There are so many wonderful guests here having a wonderful time that we're very grateful to be part of their holiday or business experience.

We're so pleased to see so many positive comments from so many people on Tripadvisor.
It's a little sad at times to come across people who have their own issues in life and perhaps describe small things that don't really paint an accurate picture.
Of course we always listen to constructive feedback because it's very important that we offer the best quality experience for people spending their hard earned money.

We can honestly say that Beach Manor is thebest value accommodation along the beachfront including a cooked breakfast, with the most eclectic furnishings and room finishes of any accommodation we know of. There are not manybeautifully decorated ocean view rooms including breakfast in Perth for around $200 like some of ours.

Best wishes to all Tripadvisor readers and here's to a happy and positive 2012.

Living 350km south of Perth, we regularly have overnight stays in Perth. I got sick of the city pretty quickly with parking issues and hit and miss choice for rooms. I fell in love with the pool and beach at Rendezvous Observation City in Scarborought and have stayed there regulary over the past few years.

This time I thought I might try another place in Scarborough and found Beach Manor on the internet. After reading some reviews I made the booking; the room acually cost aroung the same and breakfast is included in the room price.

Good choice I think. Beachfront location close to restaurants and bars. The pool is delicious and so was breakfast. Parking is free and no hassle. This b&b has Wonderful attentive and competent staff in welcoming and relaxed surroundings.

We met with the owner briefly, and she was so laid back, the place really reflects her personality. Beach Manor is custom made for relaxation. Staff Xavier and Emma could not do enough for us, and I found the decor interesting and quirky. Original artworks are on the walls, and every room is different. This was so refreshing after so many stays in anal hotels with sterile decor, incompetent trainee staff, and stupid electonic door keys that never work porperly.

The beach room was lovely, nice big bathroom, and the bed was comfy. The feather doonah was a bit hot for December though, maybe a light cotton blanket option? I am keen to try out some of the other rooms for sure!

Breakfast is a full cooked breaky made fresh for us. Fresh fruit and cereal. Plenty there, and served with a smile.

Did I mention how awesome the pool is? It contains magnesuim and is clean and sparkling and the temperature was perfect! I am always a sucker for a nice pool. Not sure what was going on with the spa though, did not seem to be working. Still, my new favourite beachfront heated pool in Perth!

Highly Recommended.

Room Tip: Beach room has a small courtyard that backs onto the kitchen and has ocean views, nice big bathroom.

I arrived from Sydney at about 9pm. At first I wasn't sure if I had the location right, as it more resembled a beach side manshion than a b&b and in the dark the sign posting wasn't great. I came inside and upstairs where I was greatest by Xavier who was extremely welcoming and friendly. Xavier even came down and got my bad from the car and carried it all the way to the room.
The room was on the small side, but you soon forget that when you see the Sistine chapel painted ceiling and beautifully decorated 4 poster bed! Amenities in the room are good, not mind blowing but there is a DVD player and tv, as well as small fridge and there is also a lovely little private ensuite. On the downside, the fridge was noisy (but I just switched it off), but other than that no complaints and the bed was extremely comfortable.
Breakfast was simple but good with fresh fruit and cereals available, as well as bacon and eggs, plus it was by the wonderful pool they have which is something out of an island resort.

All in all thoroughly recommend if you enjoy staying in b&bs

We would not generally choose a B&B - having had a career in hospitality I am so used to staying in Hotels & 'choosing' total privacy. The thought of having to sit at a table for breakfast & having to socialise with strangers is not my personal cup of tea (even though I am fairly outgoing!) But.........we loved our stay at the Beach Manor! If you are privacy phobics then choose the Indian Ocean suite! It's huge, two living areas, own entrance, best views in the house, wonderful bedroom & bathroom. Honestly - it was like we were renting a property on the beach - all to ourselves! The staff were professional & attentive but friendly, very quiet location but within a very short walk of the Scarborough esplanade of restaurants, shopping, & great coffee. The pool area is a stunning intimate oasis with a mix of sunny & undercover lounge areas. Breakfast by the pool was lovely - even had a table for two (thus catering for my 'phobia' !)
Memorable moments include:
- toasting the sunset & view (through huge glass walls) in our own private living room,
nestled together in a deep comfy sofa, under a ceiling of stars (yes they are in the ceiling!)
- strolling along the esplanade
- vegetating & enjoying our comfy living rooms
- waking up to THAT view every day
- a chance meeting with the owners Erin & Rick - thanks for the entertaining banter!

Regrets?...........we never got to use the huge spa!! & should have stayed at least another night!
Having now stayed in Scarborough we have realised it's not far from the city at all. On our next trip to Perth we will seriously considering not choosing the city at all. Instead of paying a fortune to stay in a poky hotel room, we would rather choose the Beach Manor. We found the tariffs very competitive, if not less than the city hotels - even for the best room in the house! We will definitely be back! Thanks for an excellent experience in a B&B!
