Advantages: The house is in a great location and is very clean.

Disadvantages:
1) We knew ahead of time that there wouldn't be breakfast, but there were some other snags in breakfast (yogurt but no spoons, no clean coffee mugs).
2) Extremely loud, creaky bed. Even to just roll over caused a loud, noisy corruption. I worried about what the other guests would think of us.
3) Cannot pay by credit card.
4) Hard to find anyone to help you with things (couldn't find anyone to ask about spoons, couldn't find someone to hand the check to on our way out, couldn't get restaurant recommendations)
5) No hotel manual/book. We went a whole day without being able to use the wireless because the password wasn't posted in the room. (It was posted on our bill, but that wasn't given to us until day 3 of 4).

Room Tip: The Lakeview room had the creaky bed.

Aw come'on, squeaky bed, spoons, coffee cups, credit cards and an owners manual? Well let's take this from the top:

1) Spoons and coffee cups. Spoons (too many if you ask me) are kept in a standup container in the central hallway serving area, and coffee cups are located on the serving shelf below. That being said, sometimes guests will return items at weird times and put them in odd places; however, we do over very best to stay on top of this.

2) Creaky bed and what will people think?? Come on Restoration Hardware what's up with that? People will probably think the Ghost of Christmas Past is coming to take Ebenezer Scrooge for a journey.


3) Credit cards. Everyone is told BEFORE they book with us that we do not accept credit card payment. This NEVER comes as a surprise, we clearly state this and then it is up to the Guest to decide if this works for them or not.

4) Hello? Where in the world are the Inn Keepers?? We are in and out, it's a big house and a large yard with huge gardens and wonderful places to walk, and errands to run, and miles to go before . . . (sorry, I digress). If you can't locate us, we are always just a phone call away. We always carry our cell phones with us.

We actually strive to remain unobtrusive and keep our noses out of your business, but we are always available and glad to be of help if asked, if not in person, then by phone. (In other words, we are not one of those Inns where you have to chat it up with the Inn Keeper every time you come and go, enough already, we respect our Guest’s privacy).

We post two cell phone numbers on the reservation confirmation that ALL guests receive via email. AND, if you happen to have lost or forgotten to look at your email our telephone number is listed on the business cards placed in each room and in the central hallway, and of course, on our website.

As far as restaurant recommendations go, if you can’t find us for an immediate question, you can always peruse the many informational items we purposely place in your rooms and scatter about the hallway; i.e., the local newspaper or the many area flyers and magazines. If that still leaves you confused about where to eat you can check out our fantastic website where you will find a large selection of our favorite dining and activity choices.


5) Manual/schmanual, who cares? And then (goodness me) try keeping them up to date! All Guests receive an email confirmation that we ask them to “please review and print out and bring along with them as it contains useful information”, i.e.: wireless password, telephone numbers, and most importantly, making sure we have both agreed on the correct dates of your visit.


Whew! I hope I covered it all! We look forward to seeing you again, and we will be happy to make sure you have your own private stash of spoons and coffee cups, and we will make sure the log in info for wireless is posted clearly in your room where you can’t miss it!


BTW, our Lakeview room is our most popular and sought after room, most guests (except for this one) love this room, squeaky bed and all!!

“Great base for exploring Burlington”

We arrived with two young tired children and just wanted a hassle free arrival. Bill made it happen. There was a little glitch with our room setup, but it was quickly remedied by opening some pocket doors. Suddenly we had our queen bed and pull-out couch. The room was clean, comfortable and homey. The kids loved the gas fireplace (it worked very nicely). The bathroom was clean, good products, nothing remotely offensive.

Bill pointed out all the good spots on the map of Burlington that was on a table in the room and we set off. There were at least three other groups staying at the house while we were there but we never saw or heard them. It was just a pleasant experience from beginning to end. Too bad it was only two nights.

BTW the backyard garden is amazing. We ate pizza from American Flatbread out there and it was soooo nice. Anyone going during warmer months should definitely take advantage of the yard, especially if you have kids who benefit from a little running.

Can't say enough about this place. Would return again with no hesitation.

“Loved 254 South Union”

We had an amazing weekend.
Bill was there when we arrived to greet us and get us acclimated to the area and facilities.
Our room was quaint but spacious. The room was clean - which is a big deal for me.
The location was simply the best. We didn't use our car all weekend.

We'd definitely stay again next time we're in Burlington.

The rooms are very comfortable, well kept, clean and the house is in a beautiful neighborhood really close to Church St. The owner is nice and extremely helpful. 254 South Union Guest House is the typical Burlington home so you get to have the full Burlington experience!

“Do not waste your time making reservations”

I contacted the owner about two weeks before we intended to stay here on the week of my birthday and our anniversary in August 2011. Cyndie took my call, but was out running errands at the time. She called me back within an hour or so to take my reservation. She took my name, address, dates to book, and credit card information. At that time, she verbally indicated I had booked the Master Bedroom for two nights in August. We were traveling from North Carolina, and spent the first half of this vacation in Maine and New Hampshire. About 3 days before we were due to arrive in Burlington and stay at 254 South Union, we received a voice mail on our home phone from Cyndie. She indicated that we did NOT have a reservation at the guesthouse. Upon calling her back as soon as we received this, she told us that some mistake was made when I made my reservation and that the room was "already booked" at that time. This was a busy Thursday-Friday night in Burlington, with a USA Triathalon event in town. No other rooms were available for Friday night. She did attempt to call around other places for us, but found what we already knew... nothing else was available. I booked with 254 South Union against my better judgement after reading two other reviews explaining almost the exact same experience from other travelers, and now I know what my better judgement was telling me. If you are planning a vacation of any kind to Burlington, you should really think twice about staying here. Everybody makes mistakes, but it looks like this isn't the first time. I would at least like to say that Cyndie offered a great deal of apology, but there wasn't much she could do to make up for ruining part of our anniversary summer vacation.
