“On the edge of the beautiful drive to Great Basin National Park!”

I look for a lots of things in a motel. Some are the following: Do they have a good cable channel selection, including all the 24-hour news channels? Do they have wi-fi? Do they have places to eat nearby? Are the rooms clean? This establishment had all of those. Plus, it's right on the edge of town where you can take HWY 21 to get to Great Basin National Park. (That's a beautiful drive.)

They have a 24-hour "Penny's Diner" attached to the establishment, and that's where you check-in. Check in was a tad slow, and that potentially could have lowered my review of them. However, the young lady checking me in was also busy with other things, and when she did get to me she was very friendly and courteous and actually checked me in quickly. (It might have just been my perception that it was slow. You know...waiting at a counter, you're first in line but no acknowledgement for a while?) Included in the check-in was a piece of paper with wireless internet information as well as a coupon for $7.50 off breakfast in the morning at the diner. So, essentially, it's a free breakfast depending on what you order. I thought it was a great idea because you could get the breakfast you wanted and it was nearly free or free.

Getting to my room was easy, via an inner hallway in an adjacent building, and I felt a little badly because I tracked some Zion National Park dirt into the hallway. Not a lot, but enough to leave footprints. Anyway, the room had Direct TV, a decent bathroom, and a recliner! The recliner was actually a nice touch. As to the condition of the room, it was spacious and clean. The wireless internet was a little squirrely, though. It would connect for perhaps 10-15 minutes and disconnect for 3-4 (meaning you could NOT reconnect for 3-4 minutes no matter what you did). I'm not sure if this was their way of preventing people from downloading big stuff or if it was really a bug in the system. It was a definite drawback, and it could have potentially lowered the rating.

The diner. This is perhaps why the whacked internet did not detract from the rating. An on-site, 24-hour diner. If I wanted a burger at 2AM, I could get it. To me, in a town with not that many choices to eat in the first place, the inclusion of the diner (and it being 24 hours) was a definite plus. This aspect alone would make me want to stay again at this establishment. Anyway, I did actually get a burger for dinner, and it was easy to go order and tell them I'd be back in 15 minutes, go to my room, and return in 15 minutes. As I recall the burger was pretty darn good. (I didn't ever go there at 2AM, because I was tired, but I considered getting up just to go make use of the 24-hour diner!) In the morning, I got a great breakfast that was slightly over the $7.50 voucher price--by a couple bucks, I think.

Overall, I was very satisfied by the Oak Tree Inn. In a small town with not that many choices to stay in or eat at, this fulfilled both very well. It's approximately halfway between the 200-mile drive that connects Zion National Park and Great Basin National Park, too, for those of you planning trips.

“Can't go wrong.”

Stayed here as a base to explore the Milford area. I wasn't expecting that nice of a place being the only game in town and a small one at that. The checkin is in diner. That was odd, but worked well. Checking in was fast and easy, and i was in my room in minutes. The room was nice, with a king bed. Carpets clean, nice sheets, and it was clean. Bathroom was clean and bright. This place is well worth the stay. I wouldn't think twice about staying here again.

“Best around for sure.”

Rooms are great, hotel is great, check in is very slow but wi-fi was great. If you stay in this area you have to stay here. Its alomst the only choice. 24 hour food and nice night sky views.

“A pleasant evening at the Oak Tree Inn. . .”

Made reservations here as a midway point between Zion National Park and Great Basin National Park. This area is wide open country and our night's stay at Oak Tree Inn was very pleasant. Features: two double beds, very well equipped exercise room, jacuzi/hot tub, satellite TV and Penny's Diner right next door. We enjoyed two great meals, dinner and breakfast the following morning (breakfast coupons included with room charge).

“Great Motel in Small Town”

I stayed in the Oak Tree visiting friends in 2007 and 2008. I was amazed at how nice, clean and quiet a motel could be in a small town like Milford. It is located on a hill with nice views and far from the train tracks so it is quiet. The diner is superb and you can eat anytime, and the coupons are a nice touch to a wonderful stay. The rooms are very clean and have a recliner, space, and all the conveniences you need, refrigerator, coffee pot, microwave. One of the best motels I have ever stayed at. I've booked a week with them for July 2010 and look forward to a great stay again.
