this is one of the nicest most cleanest place ever! It was a very unique b&b very modern and just great. I love how they add history to the b&b because this is what Fredericksburg is all about...History. Every one should try this B&B out at least once on they're trip to Fredericksburg. I will no doubt be back. I recommend it to ALL

115 Austin Place is the best B&B I have stayed in yet!! It has a great location and a great atmosphere.I love the hot tub it was so relaxing and being able to walk to Main St. was absolutly wonderful.The bed was also very confortable.It was very clean and smelled so good when you walked in.I can't wait to go back and stay.I had a wonderful time!!!! :)

We found this place on the website, pictures make it look so charming. It's FAR from charming. I wish I woud have known about this site PRIOR to booking it. When I called to book the site, the girl that I spoke with told me it was very nice and clean. NICE & CLEAN would not be words I would use to describe this DUMP. There was thick dust on the fans, the toilet seat is dingy, the white rug is black, paint is missing from the walls. The furniture is worn out. Part of the decor includes picture frames on the walls with no pictures and old shoes. The shower doors were smeared, the trash can had trash in it. The fruit tray did not appear to be clean, the cheese was just sliced cheese put on a plate covered with plastic wrap... not appealing at all. The hot tub area was GROSS. There's NO WAY I would get in it. There's even a sign on the coffee table warning you of rats, mice, and snakes inside & outside. I have never seen this type of sign in ANY of the B&B's or guest houses we have stayed at. I immediately called and got our money back. We went to the Hangar Hotel where we found SPOTLESS conditions. I am sure there are MANY lovely B&B's & guest houses in Fredericksburg, 115 Austin Place is just NOT one of them.

Looking for a romantic getaway for our 30th wedding anniversary my wife and I decided on Fredericksburg and chose this property - Suite #2 - based on the website information.

We are not snobs but once we entered the property we knew that the actual accommodations were well below our expectations and the representations made on the property website

First of all - There is no shower!!! - the webstie says large mable shower but that is suite #1 only; not suite #2. Same for the hot tub - Suite #1 but not Suite #2.

Also the fenced patio area is some overgrown plants with a birdbath of really old, stale water. My tract home has better landscaping in my back yard.

This "suite" amounts to a bedroom, bath (with no shower) and an enclosed back porch.

And the coupe de grasse! On our last night it rained. Granted it was a fairly hard rain, but for the price, one would expect the roof to hold it. Not the case, at 3:30AM my wife and I were awakened by a steady drip, drip - right in the middle of our bed. We were forced to vacate and make the drive back to Dallas in the wee hours of Sunday morning. So much for our romantic getaway!

This experience gives a whole new meaning to the term "caveat emptor". If you decide to book this suite based on the website representations then at least you have been warned!
