This hotel is a disgrace, the staff are not friendly when members of my family asked to see the manager to complain about the inflated price for a dirt box (broken lamp shades,ripped curtains, cracked shower cubicle and nails on the floor) which i may add my room was the same !! they were asked to leave the hotel. i spoke with other guests and these rooms were the same or marginally better and some other guests had to move rooms as the were unacceptable, the breakfast wasnt much better bcon or egg or whatever you ordered was missing from your plate, there is a bar that was never open, and when my wife complained we were told that he would take us to court if we didnt pay the VERY HIGH price for our room.
There is only three people i can think of who would enjoy this so called hotel and that is the hotel inspecter (who would have to change her name to the bed and so called breakfast inspecter) and the how clean is your house ladies as the could make a whole series out of this place.
AN ABSOLUTE DISGRACE

Very friendly, pleasing and willing to assist staff, who were still professional and courteous. Unfortunate that the restaurant was temporarily closed(recession), but the breakfast room was fresh and the breakfast itself was "extensive", well prepared and presented, and fully met the "I'm starving"(but not for long) criteria. Evening meals did not create a problem as Cupar and the surrounding area caters for most tastes (and costs) with various types and styles of "eating houses" being available. My room was clean and tidy, again well presented and the bed was very comfortable. Yes perhaps it did need some freshing up, but it was warm and cosy and especially welcoming - would I stay again? We stayed in this hotel for convenience as we had a wedding at a nearby castle. We paid £75 per night which was a complete rip off. The staff were friendly but not accommodating when I complained about the size of the room and the smallest window ever. We were stuffed in the 'top floor' mostly likely known as the loft with a small window with a sticker plastered across it- 'FIRE ESCAPE'. If there was a fire, your chances of survival were minimal. the window opened to.......nothing, a 30 foot drop. The room was covered with dust and the ceiling was sloping. The bathroom was worse then that of a student/travelers hostel. The breakfast is definitely not something Gordon Ramsey would be excited about as someone previously commented....its ok!!! The bar was rarely open and we had to almost force ourselves into the room to get served at the very late time of ....oh 9pm. We had friends also staying at this hotel who paid the same as us but luckly received a room with a four poster bed and a bath, as opposed to a plastic shower cube covered in grime and barely any water out of the shower head. They got a room out of the brochure, but think there are not many of these rooms in the hotel. On a plus side, the hotel from the outside is quite grand and magnificent with rabbits running around on the lawn, which is complete false perception from what is inside!! Thats about it for the good things. Would never stay in this 'hotel' again. If you get room 12, good luck.

A lovely peaceful antiquated Small Hotel with a breakfast that would please Gordon Ramsey, ok, it's dated and the shower cubicle is the same size as a postage stamp but the ralaxing calm atmosphere and comfortable beds and superb staff make it a gem.
It's well run,nothing is too much trouble, the breakfast is superb and the watching the wild Rabbits run around the gardens is delightful, would I go back again? you bet I would.
