My husband and I stayed here for one night in July on a mini-trip to Newport to see the Mansions. I scoured the internet for quite a while trying to find a reasonably priced hotel that looked halfway decent near the mansions. While a bit nervous since I had never stayed in such a small place before (it's like 9 rooms total, basically a house but turned into separate hotel rooms with normal amenities) I went for it because it was a great location, had pretty good reviews, and the price was right! About $150 compared to 300 plus at most nearby places. When we arrived around 5 pm, I was pleased immediately. I rang the bell at the front desk and the manager came running from the shop behind the hotel immediately and was very pleasant ( I guess there is a coffee shop and pizza shop that the family also owns as well as another Rhea's inn in town). We had room #9 on the 3rd floor (please note there are stairs, didn't see an elevator) and there was a nice little sitting room (couches, coffee table with local brochures on it) as soon as we got to our floor. The manager did immediately offer to help with our bags, so that was nice but we only had one bag so it wasn't necessary. Our room was around the back corner (viewing the parking lot). This was fine with us, a bit more private and quiet since it was a corner type room. There are 3 rooms on each floor I believe. When the hotel is busy, the manager leaves the front door unlocked and you just lock your room doors. When it is less crowded, you use the front door key that came with your room key to get into the building, so remember to take your keys with you if you run out to the car so you can get back in- he lets you know if that's what he is doing. The manager is there from about 7 am -9am typically he said. The free breakfast was GREAT- hats off for having a really nice mix- fridge with cranberry juice, milk, orange juice, butter, cream cheese, yogurt. Hot and cold water available. Instant oatmeal, poptarts, nutragrain bars (various types), 3-4 different types of bagels, whole wheat and white english muffins, probably 8 different kinds of cereals, prepackaged cinnabuns, mini-muffins, etc. I was impressed that it covered pretty much every cold breakfast option rather than just having a box or two of cereal and some milk or something. The ice machine was also right there as is a sink, toaster and microwave. It is self serve and always set up so whenever you get there is fine. There is a tv in this sitting area, couch, and coffee table with the day's paper and various magazines. This is located right near the main desk, so my husband (he's a talker :) ) enjoyed chatting with the manager about his business, got some tips about going to the mansions and cliffwalks, etc. The area is pretty small though so you may want to take your food and eat back in your room if others are already sitting there. The manager is SUPER nice and a great guy. Our room had a king sized bed, room air conditioner, desk, bureau, tv, nightstand, etc- the usual. The bathroom was a decent size too, shower, toilet, and path to the sink right by the door. There is a parking lot and it was about a 5 min drive from the mansions. Restaurants like applebees and chilis were also a less than 10 min drive, if you're looking for your basic chains. Obviously, you are not paying for a super luxurious place, there was no pool, etc which I knew going into it and was fine with- we were looking for a place to sleep and use as home base for breakfast-- arrived at 5 pm, went out to dinner, came back, relaxed and watched tv, slept, got ready, ate breakfast, checked out and spent the day at the mansions. Would definitely stay there again- really nice family business and cute place!
