This was the second time I stayed here. I was apprehensive about being on the ground floor as I hate having people stomping around above me, but it was very quiet. Love having a decent-size fridge in the room to store my restaurant leftovers, juice, etc.! Staff is friendly and helpful. Breakfast is not at all bad; it offers make-your-own waffles along with a good choice of cereals and breads. For those wanting something more filling (e.g., protein), you're within easy walking distance of a McDonalds--as well as a (be warned!) humongous Barnes & Noble.

If you're on a budget and need a place to stay, this is the place. The staff is mostly friendly, as long as you don't need anything. Be very careful of the sneaky "safe fee". Although there is a safe in the room, and a guest should be encouraged to utilize it, they will charge you an additional fee of about $1.80 per night. The front desk staff informs that it MAY be removed if you ask nicely. The rooms definitely are ready for an upgrade/renovation. Although everything seemed to be in working order in the room I rented. The television inside the room had a fuzzy picture and seemed to be manufactured in the early 1980's, but it worked. One morning, I left a small amount of change and two dollars in plain view, when I returned it was gone. Possibly a cleaning fee? In closing, if you are looking for a non frills, place to stay, the won't break the bank, than this is it. My stay was quiet, I was not disrupted while sleeping, my bed was comfortable, and everything in the room worked. In my opinion, you might be better served to spend a little more and select one of the better hotels in the area, like I will on my next visit to Newport.

THis is not one of the better hotels in the area. They got us good with the price on Columbus day weekend. The room was falling apart. Paint chips all over walls and ceilings. Top of tub suround was really dirty and never cleaned. The frig rattled all night long. Got up and unpluged it. Did'nt go to breakfast in the morning. Didnt trust cleanlyness. Only good thing about this place is location. Close to Newport and Providence. We where only in the room for sleep and shower. The pillows are flater then a IHOP pancake! Which is about 1.5 miles down the rode.
Newport is GR8!!! We will b back to that city....only a different hotel.
