“Nice value hotel”

I stayed at the property for the month of October 2007. As other reviews have noted, this is a basic hotel. The room was comfortable, and larger than the average room. The kitchenette was adequate, with a 2 burner cooktop, small microwave, and full size refrigerator. No issues with cleanliness when I checked in, but I nonetheless washed all of the dishes and silverware before using them.

The bathroom was average sized, had several sets of towels, and basic amenities.

The bed was comfortable, but a little on the firm side. There is a 20 inch tv with cable and Showtime, and a recliner. The room has plenty of closet and drawer space for clothing.

The front desk is not staffed 24/7, but the few times I had to interact with them, they were friendly. The hotel has an onsite laudry facility ($1 per load wash, $1 per load dry).

If you want to eat offsite, there are several restaurants along Rt 30 or farther up Rt 202 in King of Prussia.

If you have a long stay in Malvern, I would recommend this property, but for shorter stays (several nights) you may want to consider the other suite hotels in the area.

One last note - it is difficult to drive to the proprty from the south - you need to either (a) drive past approx 0.5 mi to the light at Great Valley Parkway, or (b) do a U_turn in the park and cross back over Rt 29. After 30 days, it became a habit .

“One night is plenty”

A little hard to find, okay hotel. Room was relatively clean, no horrors that we saw. Staff are extremely unhelpful and miserable. Noisy air conditioning unit. We couldn't get the lights in room to work, it was 10pm. When I called down she said she could send someone in the morning ????? They did show up next morning :-)
It turned out all of them were unplugged, and to plug them in was not easy as outlets were behind beds and tricky to get to. We got half of them working, ourselves. Plenty of room to set up pack and play. Kitchen was handy with young kids.
All in all okay for a quick one night stay, when you don't have to be there long enough to be too annoyed by it.

“Basic, but not bad”

For the most part, I agree with the issues in the previous review. But to me, the cost/benefit trade off is worth considering. I did not have the smoking smell issue or the cleanliness issues, but I did have the road noise issue which I fixed by moving rooms to the back of the hotel and was happy.

Yes, it's odd to have to pay for room servicing ($5/day) as they only include it every 7 days for no additional charge. But I believe that it provides an option for those that are very cost conscience - otherwise just add $5/day to the cost and get the servicing. You can get fresh towels and other room items whenever you want at the front desk (well, when it's open - another oddity was that the front desk has limited hours).

On the plus side, the rooms were a good size and had kitchenettes. The mattress was above average and comfortable. The room included a recliner chair that was relaxing. There is a laundry facility.

This is definitely a very BASIC hotel - reduced services, few facility amenities, etc. It's geared for longer stays where $$$ becomes more of a factor - it was a great deal at about $40/day less that the other locals. For those just looking for a place to crash and spend the money elsewhere, it's definitely an option.

... any place that has the phrase "make a U-turn" in the directions to get there should be avoided.

... any place that supplies an ashtray in a non-smoking room should be avoided. This is especially true when the room reeks of old and fresh tobacco smoke but, because there is a "paper tent" in the room saying "Thank you for not smoking", the room is considered a "no smoking" room.

... any place that charges $5 for a simple towel change and making of the bed in the morning should be avoided.

My visit at the Extended StayAmerica in Malvern, PA proved these rules to be true. The kitchenette was filthy (hairs on the counter top, prior occupant's coffee grounds and filter still in the coffee maker), the bed was dusty and had mud (or something like mud) on it, and there were the dried remains of someone's sandwich IN the drawers of the TV cabinet. The walls were thin enough to allow me to share a couple's tender moment at 2:30AM and the traffic noise outside could not be heard over the refrigerator compressor that sounded like it was on life support. The "work table" was wobbly (two broken legs), the TV gave the viewer the choice between muted and loud enough to set off car alarms in the parking lot but nothing in between.

The good things were: the staff was relatively friendly- at least until I complained about the smokey "non-smoking" room- and the hot water was plentiful, had good pressure and was truly hot. Oh, and no car alarms went off in the parking lot at night while I was there.

Another thing to consider is that the $95 I paid for my visit was almost worth it just to be able to write this review and to have a story that will top many other "worst place I ever stayed" stories at a party.
