This is a brand new property, and is very clean. The beds and pillows are super comfortable, but that was about the only enjoyable thing here.
Our room upon arrival was damp from the outside humidity - I guess they don't keep the a/c on when the room isn't occupied (understandably) - after a very long drive to the property, sleeping in damp sheets and on damp pillows wasn't exactly the best way to end a 7 hour journey. The TV is a little rinky dink 27 inch tubed tv - the property should invest in some flat screens.
The floors are very thin, and we were awakened each morning by the people walking around above us. Ask for the 3rd floor if you stay here so you can actually sleep.
When we booked, we booked a suite because there was 4 of us - the suite gave 2 queen beds, and a pull out - only upon arrival were we informed of the $10 charge per night extra that had to be paid because there was more then 2 people staying in the room. Nowhere on our online reservation was this stated. Why would we book a suite with 3 beds for 2 ppl? When we asked why this was, the front desk attendant merely answered "oh, just cause we are different from other Holiday Inn Hotels." We weren't impressed solely out of principle - it seemed like one of those charges that are thrown at you and as a traveler, you feel that you have to pay it. You pay it because you can't get your money back for the reservation, and you're exhausted from travelling. It makes you feel like you're being tricked.
The hot breakfast in the morning was a nice touch, but some more healthy options should be available.
Outside of a huge Wal-Mart, you have to drive a bit to find restaurants, etc - as this area is in development, I'm sure in a couple of years there will be plenty more to do in this area - it is very easy to get this address mixed up with Cranberry Township which is closer (I think) to Pittsburgh - be sure (if using your GPS with maps older then 2 years) that you call the hotel and get an address from them to put in your GPS so you end up in the right place.
All in all, this is a new property - they have growing pains that they hopefully will work out. If I had to stay here again, I would (I just didn't like the location because it felt like we were literally in the middle of nowhere), but next time, I will pay the extra money to be closer to the areas and reasons for my trips to PA (shopping) - I ended up paying extra anyhow with the hidden "extra people in the room" charge.
I would recommend this hotel to a friend if they were driving through and needed a place to stay before continuing on their journey the next day.
