We have stayed at the Sundowner ocassionally over the last five years. When Holiday inn Express came to town we gave that a try but the rates have really gone up.
This summer we stayed two nights in the middle of the week in August. As always the motel has a great location, close to everything, being right behind the beach front Shilo Inn. Our room was clean and although the pool is small it met our needs for a five year old to have some fun, and it was nice and warm. Our room was on the ground floor. Next time I will stick to my guns and book a top floor room. My husband thought ground floor was good so we didn't have to carry stuff up but we listened to lots of stomping around until nearly midnight because of the kids upstairs.
Also I recommend trying the Big Foot restaurant on hwy 101 in Seaside (between motel 6 and microtel). We always eat there every trip to Seaside and have never been disappointed. Good food, steaks are thier feature, but have other things too. Also there was no problem in subsituting steamed broccoli for french fries with our kid's meal. I don't know why more people don't know about this place or why it's not listed in any of the tourist magazines.
Anyway if you want a good basic clean place to stay for about 100 dollars a night (compared to $189 plus tax for holiday inn express) I can recommend the Sundowner. On another trip, we have rented the corner upstairs suite before which is a great deal if have a larger group. The suite has a bedroom with a queen bed then a large common room with two queen sleepers, a good size kitchen area with a full size dining table and a bathroom. Great for a famliy with kids or grandparents along for the trip. (it's big enough you could throw a couple of sleeping bags down for some kids even).
Ask about discouts too, they gave us a police & fire discount since my husband is an officer.
