We were offered The Park Lane Inn & Suites as an option as part of our vacation package (air fare, car, and lodging) on Expedia. From the Tripadvisor reviews, and from the Park Lane Inn and Suites website, we thought we were going to be offered a suite with a kitchen and a little living area (we're here in Portland for 5 days and 4 nights), because they only list their suites on their website. The motel rooms, the one where we're staying, are not shown or discussed. And, our room is in the motel across the street. It's much nicer, however, inside the room, than from the outside which looks rundown.
Our reservation said, "One queen bed," we got two, which takes up space and is unnecessary as I came with my spouse. There's a nice sized flat screen tv, the floors are wood-like, which is cool, and the bed is very comfortable. It's also very clean. The front desk staff was very friendly. They offer cookies and coffee and tea in the front desk area, and a continental breakfast, so I hear. Our stay includes parking, which is awesome -- right across from our room. They also offer free wi-fi!
However, there's no tub in our bathroom! And, no kitchen, no living area, and no amenities like I'm used to in standard hotel/motel rooms: There's no iron or ironing board, no place really to put supplies in the bathroom or shower, and no little place to sit down and relax in the room, because it's so small. And, our clothes are wrinkled from hours of flying (8). I'm sure we could find one from the friendly staff, but that's quite different getting one by walking down the street and across the road, rather than in your room.
The walls are so thin, we can hear our neighbors sneeze and walk across the floor upstairs; we were woken up early and then later on by the walking and the noise.
The decor is really lovely -- trendy & modern with nice sheets, and the flat-screened tv, as mentioned, and, the room is spotless, and clean. I hear the motel is dog-friendly, which is awesome, but you'd never guess it from how clean it is!
But, people, you need to know that the package deal offers a very small motel room, rather than a suite, and the Park Lane Inn & Suites people need to be clear about the rooms that are part of the inn versus the suites.
I would have liked to have known that the place advertised online was not what we were being offered. We would have gladly paid an additional amount for a suite.

This was the first year where we added the inn building to our already existing all suites building. We did experience some misconceptions like yours this summer season and have tried diligently to illustrate the differences between the two building which house two distinctly different types of rooms.
The Inn, which you will see described at Standard Room - One Queen bed or Two Queen Beds on the booking websites, has smaller rooms than the suites and are typical of a standard motel room. They are a one room bedroom with a separate bathroom. We find it to be perfect for the urban traveler who is out enjoying the city more than spending time in the room. The hard floors were put in with the design of providing a clean - hypoallergenic environment. The inn is offered at a lower price point than the suites simply because they provide less amenities. We do find the inn to be a tremendous value in the downtown Portland market.
To clarify a couple of points, we do have irons and ironing boards available to lend at our front desk that can be delivered and could be kept in your room during your entire stay. We do offer pet friendly rooms but not at the inn. The inn is 100% pet free. We restrict those traveling with animals to the 2nd floor of our suites building so that we can provide specific deeper cleaning upon check out.
We hope that you visit Portland again soon and would enjoy your company.
