The online description and photos were great, the reality was way less than expected. Checked in amid a crowd while clerk checked every action on the phone with the owner; slow to say the least. Air conditioner in the room was not working, maint. man didn't want to check freon so it must be our fault as we turned on lights in the room, (silly us wanting to see after dark). Woke up to a kitchen full of water from the air conditioner runoff from room upstairs. After complaining of circumstances were offered a 'suite' upstairs in another building that must not have been quite ready for prime time, upstairs loft/bedroom was hot (this after the non-cooling air conditioner in the first room. Reporting circumstances of the latest events did lead to an offer to refund one nights charge which we accepted; this was again charged to our card by weeks end leaving us billed the full amount for our stay. This is a tired hotel that should be put out to pasture and is run with questionable business practices, find another location for your stay in Tulsa.

“Pictures on their web site are misleading. Not recommended.”

I chose this hotel because of the price, kitchen and loft bedroom. The hotel is actually mostly low income housing. Though the residents were always nice to us, they were always yelling and fighting with each other. The buildings were run down and not well-maintained. The staff told us to only to park in one particular area so that no one would break into our car.

The fixtures and appliances were probably from the early 1980s. I am not bothered by the age, but the amount of dust overflowing off the ceiling fans made me wonder if thats when they were last cleaned. Our first room smelled moldy and musty and the security lock was broken off, so we moved to another room out of concern for our small children. The next room smelled better, but was just as run down and dirty. When the bathroom filled with steam from the shower, REDRUM appeared written on the mirror. It was actually pretty funny and I could appreciate the previous occupant's reference to the creepy atmosphere in Stephen King's The Shining.

The pool was not open and that area was quite dirty as well. The "fitness center" is one dingy room with a few pieces of equipment, though it would be adequate for a simple workout.

Only pros: relatively cheap, short drive to downtown and shopping/restaurants. The rooms are large and the layout is good.

“Spacious slightly low class”

Room size comfortable, private like a small apartment (once was). We stayed from KC an extra day for fun. What the front desk called a ground floor was really about the first step on the stairs I guess. The 5:30am ring taught us to disconect the phone wire. They said they were inocent on the matter and that anybody can ring in direct so no ajustment was made for our grief. Bed frames had metal pieces sticking way out and I cut my ankle on it. TV small and poor picture but we were there to relax and do hobies. Burger King within walking distance. Nice large mall (The Sumit) and a small clean reasonable movie theater (Cinemark Movies 8) short drive south. Looks like families and work crews live there monthly or more. Spring break was warmer weather than KC.

“Ehhhhh ... Not so great”

The place gets an A + for price and location. But thats about it.

No hot water in our two night stay, bugs in the bed, dirty and worn. Very stale.

It was a good size room and with four of us we didn't stay cramped. but I wouldn't want to stay again. It was just in poor condition and the cockroach in the bed was the tip of the iceberg that made me ask hotels.com for a refund or some sort of compensation.

Staff was friendly but couldn't really do anything about the hot water, except offer for us to shower in another room. It wasn't really practical to change rooms after we had already been in there for a night and a day.

I don't recommend it.

This is not a new or even a worn, but a 'spent' property. According to the managers (late manager and the morning manager) this was a condo and then a series of hotels. It seems like an old Hathorne Suite or a very old Marriott Inn. The layout of individual room is good and the manager said that they bought the property a little over a year. We paid $47 a night for one queen bed and $54 for two beds. Each has a sofa, full kitchen, desk and swivel/adjusting chair. The rooms are great if it were new, but they are not. They are more like 1980's. For the $50/night it is a good value is you can get beyond the worn look. The carpets are extremely worn and spotted, but it is clean. I walked in my white cotton socks and they were NOT filthy. The bathrooms were clean. All the faucets leaked, but worked and there was plenty of hot water. My wife would gave left if it was dirty, but was not, just tired. The manager said that the property was not built as a comercial hotel, but residential but turned to public later. It was a good value for a cheap space when we needed to be there for the weekend when our close relative was in the hospital.
